I spoke with the new manager Tammy today 10.14.25 about my experience. I am delighted to hear about the positive change that have taken effect with her mangement. It sounds like our experience was taken to heart and changes implemented to make sure future renters have a postive experience. Thank you Tammy, you are truly a gem I've carefully considered how to share my experiences with Cedar Point Apartments honestly and respectfully. Initially, under the management of Michelle starting in 2016, things were positive. Michelle was attentive and quick to resolve maintenance issues, showing genuine care for my elderly grandparents. However, when a new manager took over, our nearly 8 years as perfect tenants without violations took a sharp downturn. Here are the key issues we faced: Occupancy Rules and Rent Increases: The policy changed over time to charge a $100 fee per additional adult beyond one per bedroom. Despite Minnesota's laws allowing two persons per bedroom regardless of age, management insisted on strict adherence (citing they can make their own rules up) or threatened eviction. (2 bedroom w. 4 adults had $200 of additional fees for the 2 extra adults) Amenities and Rent Hikes: We experienced consistent annual rent increases alongside reductions in amenities. Cable, initially included, was later removed without any corresponding reduction in rent, resulting in substantial cost increases. Water fees were also implemented. Rule Changes and Lease Violations: New rules were enforced abruptly, often resulting in lease violations before the rules were officially communicated. This created unnecessary stress and confusion for tenants. Safety Adjustments: Despite documentation from hospice recommending a safer toilet for my grandfather, management required us to purchase and pay for installation ourselves. This was particularly disappointing given available programs that assist with such safety upgrades. Smoking Policy Issues: In August 2023, the property became smoke-free due to marijuana legalization. Despite an addendum notifying us of the upcoming policy change, we received a smoking violation in May, before the policy took effect. Management's handling of smoking-related issues, including the smell of pot smoke coming into our unit, was inadequate telling us to figure out who it was, which raised concerns of creating a hostile living environment. Pet Policy Concerns: While I appreciate the introduction of a dog-friendly policy, management's response to issues like dog feces on our patio was dismissive. Despite reporting incidents with photographic evidence and stepping in it, management insisted on me identifying specific dogs, which I refrained from doing to avoid creating a hostile environment. End-of-Lease Challenges: Upon moving out in March 2024 while paying rent till June 2024, issues arose regarding our security deposit. Despite providing a death certificate for my grandfather, his name remained on the lease, complicating the process. Management attempted to charge unnecessary fees, which were eventually waived after clarification about our new address and providing another death certificate. In conclusion, leaving Cedar Point Apartments was a relief. The caring atmosphere under Michelle's management was replaced by policies and practices that neglected tenant needs and created unnecessary hardships. Read moreI lived here for 4 years. The "joke" around the apartment is that the manager is a communist and she will not go out of her way to help anyone. If you have a kid don't even try to play with sidewalk chalk cause she wont allow it and will see you on the cameras if you do. Management then decided one day that theres no more smoking on the entire property. When for years we could smoke on our patios and it wasn't an issue. Couple days after the new policy was sent by email, she passes out lease infractions to multiple people including an 80 year old man that's lived there almost 10 years. He told her to come by his apartment to talk about it since he was unable to walk across the parking lot to her office with his walker. She told him no, and if he wanted to talk to her he would have to find a way into her office to talk. She won't reason with anyone on anything and its her way or she will hang up on you. Over the last 2 years she put up a bunch of ring cameras that made it pretty obvious she was using them to watch the tenants instead of potential criminals. I could list my many issues that fit within my 1 year lease but there are too many.
Be prepared for late rent payment charges. Despite a lease that states rent payments made after the 5th will incur a late charge, but if the 5th falls on the weekend and you do not turn it in by the Friday by 1pm, you still incur a late charge and INH backs Michelle with this as there is a sign posted that any payments put in the dropbox after 1pm on a Friday will be considered late. Even though your lease states the 5th. Read your leases carefully, INH and Michelle put it in your lease with out you knowing that any sign put up by building management is automatically a part of your lease. Unethical, but sadly not illegal.
When moving in, make sure you fill out your check in sheet. Michelle filled mine out without me. (Illegal) And be prepared to not get anything back from your deposit, you could clean with professionals and you still will not get anything back. Charges seem to just appear out of nowhere.
