I was so excited to move here for the beautiful views, great location, and amenities. My excitement was soured upon moving in by the lack of security, the disrepair in the units and common areas, the rude apathetic management, and the health hazards being ignored.
Within one month of moving in, I had a bike stolen from my balcony. The āsecurityā is a really just a greeter that waves at you as you drive in, after pausing their netflix. Iāve called security for various issues about 6 times during my stay at park newport. Not once have they showed up, logged my call and issue, or followed up with me. If you call for follow up, itās either a new employee who has no clue what youāre talking about, or they act like they never talked to you at all
The buildings themselves were built in the 70s and are in a state of disrepair. Door handles, elevators, and pipes often break in common areas and the interior is musty and outdated. The apartments themselves appear to have dozens of layers of enamel paint layered on, which rips up when you bump it. Elevators are tiny, smelly, and frequently out of service, not to mention loud if youāre unlucky enough to live near one. The trash rooms are garage level, unreasonably far from any units, and always smelly full and bug infested.
The plumbing is horrible. Every drain clogs, the sinks overflow from the pipes in the middle of the night, the toilets donāt flush, weāve had 2 RAW SEWAGE overflows into our apartment, and a horrible noxious sewer smell every night. Contaminated carpets have still not been replaced.
There is constant construction throughout the property, no matter how private your unit may seem, eventually your paper thin walls will be rattled by jackhammers and other heavy equipment from 8 AM-6PM Monday through Saturday for at least 3 months.
Speaking of paper thin walls, I can hear my upstairs neighbor blow his nose over my TV. God forbid your upstairs/nextdoor neighbor gets a bowflex or a treadmill. The ceiling creaks and rumbles when the above so much as sit down, and cracks are running between the popcorn ceiling throughout the apartment.
The kitchens are tiny and outdated. The oven door only opens to about 45 degrees, any further and youāll slam it into the fridge. To open the drawers next to the oven, youāll have to lean over the open oven door. With it closed, the drawers slam into the oven handle and only open about an inch. The electric stove has disfigured burners that scratched up all my cookware and donāt apply even heat. The vent hood just blows air above your cabinets and soon all your walls will be sticky with grease.
The ventilation is horrific. The halls rarely have air circulating and smell like musty socks. The apartments have no central air because of the āocean breeze.ā Our apartment reached 96 degrees with all windows open this summer, in the middle of construction on top of the heat. Window AC units are not allowed.
I frequently wake up to a balcony covered in spiderwebs and my upstairs neighbors trash, after cleaning it every night. Strangely, there is no balcony light built in, and no outdoor plugs. If you want light youāll have to drag a lamp outside and run extension cords through the sliding door. With my balcony being robbed before, the lack of security, and the constant package thefts/car break ins, the last thing you want to do at Park Newport is leave your doors unlocked and unattended.
My energy bill does not at all correlate to our actual usage. We frequently receive bills of random amounts between $200-350 when our usage was the same. I have never paid more than $100 on electric before, (Lights off, no ac, very energy-conscious,) yet every month I get a crazy bill.
Every time I call resident services, I am either forwarded to a call center that can only provide leasing information, or get a rude dismissive Park Newport employee who treats me like Iām wasting their time. Mold was everywhere even during summer in the closet our belongings became all moldy. Because there is no ventilation in the apartment. Also we have been facing another problem with flooding during the rainy weather. After more than 20 visits of the leasing office they send a maintenance team which cut the wall wide open in March and left it like that for until June. They just ignored my complains , and every time I was going to the office they were making surprised faces like never heard about my problem before. They donāt have any logbook or something where they keep information about customers request and complains General Manager Keith Jones is covering all his ignorant team. I ask him to have an appointment with me, he promised to make it but it was another lie, he never called me back as promised. Another time I talked to him 20 minutes over the phone while standing in front of his office and he was inside and avoided to meet me. I suddenly caught him at the property and we got inside of my apartments after he blamed us of mold causing. He said mold is because of steam from bathroom !!!! When I showed him bedroom wall wide open which his maintenance team did instead of fixing window leakage. He said the unit still in habitable condition. We have requested a lease termination. We couldnāt stay here longer because I was scared for my baby health because mold could cause a lot of diseases . After 1.5 month wait they allowed us to move out without paying fee and if we will remove bad comments from Google. So we moved out 14 of June after spending 11month here. So whatās happening now. They newer returns my deposit and extra money a paid for rent, they never give me any discount for living in a damaged apartment full of mold. Now they want me to pay for wall restoration and for new carpet which was flooded because of window leakage also they threatening me with a collection companyā¦. When I asked Christina(office clerk)why Iām paying for wall removal/restoration and for a new carpet which was flooded because bad quality of a window, she said she have no any information about wall restoration and flooding in my apartment on her file and Iām just paying for apartment renovation after my lease ⦠and this is the person who personally listen to my complaints and argue with me several times inside leasing office, now she have no information again about problems into my apartments So total lie of Greystar company is the thing u will be facing everyday. I also can add about parking problem. Here living more than 10 people who reselling cars, u and they just park those cars everywhere⦠Laundry problem: itās always busy, especially some machines consistently broken, system could change u twice for using it. Also I was in different city when my app charged me $1.5 for washing. Itās just insane. ALSO CURRENT tenants called independent LABORATORY to check their apartments for mold. Other thing u might like to know: kitchen doors and walls are painted over and over several times, they donāt clean it after previous tenants, they just repaint it over the hairs and dust. Paint also very soft and pealing easily so u can see layers of previous paint hairs and even nails painted over into your ārefreshedā unit. No even one of the doors in my unit I couldnāt open silently because it was repainted several times and didnāt fit properly into the door boxā¦. 1 - Apartment description : BAD SOUND ISOLATION, OLD BUILDING Park Newport is a quite old apartment complex so the walls and ceiling are very thing. You can hear everything from your neighbors (TV, bathrooms, music, neighbors moaning...) and also from outside (loud music of some cars during the night, talks between residents...). The isolation is very bad so that heavy footsteps from upstairs neighbors or drop of an object on the floor will transmit vibrations to your apartment. There is no AC in the apartment, so during March-October, the indoor temperature of the apartment is on average 80 F even with windows opened. There is no in-house washer/dryer. Several buildings share a laundry room so you will have do cross the parking lot with your basket of dirty clothes to do your laundry. The ventilation fan in the bathroom is very weak so you will see some mildews on the walls and the ceilings. The ventilation in the kitchen is also very weak so you will expect some oil stains above the oven if you often cook. I find personally that the popcorn ceiling is not a good taste.
2 - Location: GOOD FOR BACKBAY BUT VERY CLOSE TO THE AIRPORT The complex is very close to the backbay. However, it is also 10 min away from the John Wayne Airport therefore, you will hear also aircrafts till past Midnight.
3 - Safety : MINIMAL The community is not gated and the security is minimal. You just have one guy waving to you at the entrance of the complex. It is often to see non-residents in the complex and also in the laundry room. It is advised to watch your laundry to avoid any losses
4 - Management team : UNPROFESSIONAL The team is not responsive to your emails. For instance, they left my apartment with the door not shut after an inspection visit in November 2019 while I was at work.I sent to Mark Rogers and Jim Diaz (property manager and maintenance operation manager) several mails and left phone message to Jim Diaz. I never get back from them for what I consider a serious breach of safety procedure.
5 - Leasing team : UNPROFESSIONAL I had Sajida Khan as leasing consultant. She is somewhat friendly, however some arguments she mentioned to convince you to sign the lease are untrue: for instance, contrary to what she said about no flights past 10pm, you will hear flights past midnight. You will also need AC even if the complex is closed to the ocean. In 2018, when I moved in, she gave twice the wrong lobby keys for my building, I consider that it is her job to make sure that the keys allow to access to the building I rented. No apologies from her side following this double mistakes.
6 - Closing account team and inspection visit: UNETHICAL Before I moved out, they usually scheduled a pre-inspection visit where they pointed out what you should do before moving out. Hector was inspecting my apartment on 7/22/2020 and all he mentioned is to repaint the wall and to do some superficial cleaning (fridge, oven, bathtubs, toilets, oil stains on the ceiling over the oven), which I did. At the final inspection, they made me pay for the carpet replacement and subfloor decontamination because there is a strong smell of cigarettes, since none of my family smoke. The final inspection is also done by the same Hector. The pictures they sent me showed a perfectly clean carpet. I tried to explain this to Simon Tram, closing account manager but he didn't even try to understand my points. I guessed they just want to charge as much as possible since you moved out.
7 - For the rent they asked, I think you can find a better apartment with better amenities unless you absolutely want to live 2 min away from...
