We have been very disappointed in our Big4 Bendigo Park Lane Holiday Park stay. It started at check in where we were told the en-suite site we had booked had been given to another person as they were part of a large group. We had previously had a phone call and booked this site as it was the most suitable for our large 8 person tent. Things only got worse from there when we drove to our allocated site past the one we should have been given. Our site bordered on a construction site with exposed electrical wires and general construction site rubbish which was not fenced. When my partner enquired about this the maintenance worker was extremely rude and laughed about our concerns. He came to the conclusion that he would “put up a fence and our site is to end here” and pointed a third of the way up the grass area. As my partner was getting quite agitated trying to rake away the cigarette butts and rocks in 36 degree heat to start setting the tent up to give our 4 children some shade, he asked him to stop talking and give him some space. The staff member continued to berate him before taking off aggressively in his vehicle. The camp has limited laundry facilities which were made more difficult as when I went to use them 3 machines are out of order. I did not end up being able to do any of my laundry for my family of 6. In the camp kitchen the fridge/freezer looks like it’s never had a clean and I chose to keep my food semi cold in an esky than use it. There is one bathroom in the outdoor area of the kitchen. When I took my three year old in there the wall with the toilet paper was covered in what looked to be dried on vomit. The bin was seemingly never emptied and overflowing with rubbish. This remained for the duration of our stay. As a Big4 member we have come to expect a level of professionalism and cleanliness from Big4 parks (and have had incredible experiences at all others so far especially the Park Lane parks) but this park in my opinion does not meet any big 4 standards.

Our stay at BIG4 Park Lane Bendigo was very disappointing, and I would not recommend it. We stayed here on 28/09/2025. The cabin was clean enough, but the sofa had stains which was not a great first impression. We stayed in a premium cabin and it is complete with amenities however it is not child friendly. Many sharp edges and wooden furniture. The park does have plenty of amenities, but most of them are dirty, run-down, and in need of proper maintenance. The play centre in particular was filthy and unsafe in parts — clearly neglected. The worst part, however, was the customer service. We arrived for the 2pm check-in as advertised on their own website, only to be told our room wasn’t ready. Staff tried to defend themselves by saying check-in is “from 2pm” and that they had “32 rooms to clean.” That is not the guest’s problem. If you can’t manage cleaning on time, hire more staff. Guests should not be left waiting for rooms when you advertise a clear check-in time. And no, guests don’t get to check out “from 10am” — it’s strict and enforced. The double standard is ridiculous. To make things worse, the maintenance staff were flat-out rude. When my family went to use the pool at 9am, we were told we couldn’t because he was cleaning it and to come back in 30 minutes. This was said in an unhelpful and dismissive manner. Why on earth is pool cleaning scheduled during the one hour guests have before check-out? It’s inconsiderate, poor planning, and ruins the experience. Overall, this park hides behind its long list of amenities, but the reality is poor cleanliness, substandard facilities, and shockingly bad customer service. The lack of professionalism and the rude attitude of staff completely overshadowed any positives.

Highly disappointed I paid $845 for a family cabin I thought I would walk in and be surprised but unfortunately it was the total opposite my cabin was no clean there was still a hole / big crack on one off the walls I went to go and check the dishes to make sure they were clean and they were no where near clean the pans still had Greasy oil on and left over food / drink particals now I believe anyone that's paying that sort off money for accomodation should be getting what they pay for good and quality rooms aswell as CLEAN dishes /floors ECT please don't waste your money on this place and if you do at least make sure your getting what you pay dishes were not dry either when I walked in and checks and also all the cutlery was greasy and also still had left over food stuck on then how ever they offered to clean the dishes for me witch I did appreciate it but then I thought to my self that even then it's not good enough I have kids and started to question the cleanliness off the rest off the stuff in the cabin including bedding also was still crumbs off food in the cracks off the couch definitely needs upgrading on the inside tv was like a 32" witch again is not good enough for that price please fix your issues and sorry to leave such a bad review like this but I believe it's fair others need to know aswell would be best finding different/ more clean accomodation somewhere else ...

Its amazing how one individual who works at the holiday park can absolutely ruin our holiday. Jake the so called "manager" is a disgusting obnoxious human who doesn't know the first thing about customer service. Every time we tried to do anything at this park i was met with rudeness, attitude and assumed we weren't worthy of respect by accusations of lying through our stay. We hired 2 cabins and a camp site and still not valued as a customer. I rebooked 1 year in advance 2 cabins outside the kids play park, when i arrived i was given the wrong rooms we were promised and was called a liar straight off the bat... BAM... just like that... even though, I had email proof (which he didn't want to see). What a warm welcome big4. Later in the stay we hired 2 bikes and as my 2 young children rode out were literally chased down in front of everyone by Jake saying we took them. When I advised who we just hired them off (a lady at the front desk) he said "well I can't check with her cause SHE'S IN THE TOILET!" And he said he was in the room behind the front desk and never saw me.... omg, what do I even say to this? I was sooooo embarrassed. He then started to get aggressive in front of my 2 young children and said "show me your receipt " then thank God the lady I hired them off walked past and validated I hired them, but instead of apologising... he yelled "fix your attitude "..... omg, who even talks to people like that let alone customers? The ironic part here was when I checkout out (early), 2 kids were before me and hired 2 bikes and didn't even get given a receipt... so clearly getting a receipt wasn't their process and I was just being harassed, but why? There were multiple other encounters/examples and it was so bad and we felt so harassed we literally checkout out early. How disgusting. What did we do to warrant this harassment, i dont understand. Never in my life have I experienced this type of behavior. We will NOT be back nor recommended this place to anyone looking at having a FAMILY fun holiday. A holiday we were all really looking forward to and yet I can't believe we needed to check out early out of fear of my kids being exposed to this...
