We booked our stay over a month in advance as we needed to have a campsite and a room in the b&b. We got a call a few weeks prior to leaving we got a call that they double booked the b&b, but found accommodations down the road for my dad and his wife.....i was excited to camp here with my spouse and kids for the week after reading the reviews an speaking with marianne. Well arriving to the ranch we were told to just go down and find somewhere to park in the "campground" and she would be down on a bit as she was on the phone. Well we were in for a surprise as we drove down and the spots that were available were less than ideal for an trailer. After 45 mins of making a site work for our trailer marianne finally made her way down to advise us we parked the wrong way....well if we parked the way she wanted us to we would be opening our door to get out of our trailer into a group of trees and the firepit, and picnic table would all be on the backside of the trailer. We never did get much of a welcoming or hello.... on day 4 my parents came by as they had left alberta early and surprised us first thing in the morning, well there was a feild area infront of our site so we moved one of the picnic tables into the sun for us to sit on while the 3 kids ran around and played. Marianne saw is do this and started yelling across the way that there was a bunch of tents coming and this area would be filles with tents and we needed to move the table back, as my dad and spouse tried to reassure her we were moving it back just wanted to sit in the sun, she continurd after saying we needed to move it back as she couldnt do it her self. We continued to tell her we would but she wasnt having it. About 45 mins later my spouse went to throw our garbage bag out(we have a little garbage can like what you would have under you office desk) she confronted him and said we have yo much garbage and have to find somewhere else to throw our garbage, my spouse was shocked and told her he wasnt sure what she wanted him to do, no campground we have ever been to we were obligated to find our own way of disposing our own garbage. Also this was only our second bag as we have a baby....who has dirty diapers.... we also had to throw a bunch of stuff out that we had beside our trailer that day as her dog peed in a bunch of our stuff including our griddle and pan... he told her that there was zero hospitality feeling since we been there and she told him to find another place and we could have a refund of the remaining days. We watched people come and go an the conversations she had with the other people their and it was great conversations they would have. So we figure she was this way towards us as we are a young family... as we were probably the youngest couple there with children... I will never return to this location. However my dad and his wife said their "neighbors" were they sent them due to the mixup they said they were...

Check-in was a bit of a headache; we had to wait outside the residence to be served, not sure whatās happening. And to top it off, no one bothered to show us around or provide any maps, so we were left to figure out where is what .
The amenities were a disappointment. The shower and toilet facilities were rudimentary at best, with rough, homemade-looking constructions that felt more like a DIY project than proper campground infrastructure. Uneven surfaces, rough wood, and nails sticking out made for an uncomfortable experience. My brother scratched his shoulder in the shower.
The layout of the campground was poor. There was no separation between sites, which meant that any semblance of privacy or peace and quiet went out the window. Even with just 5 occupied sites, voices tended to carry, making it far from the peaceful retreat we had hoped for.
advertised amenities like the hot tub were located at the host residence, and it wasn't clear whether we were even allowed to use them. It gave off the impression of being private property rather than amenities available to paying guests.
On the bright side, the location was nice and green, and it was only a 20-minute drive to downtown Osoyoos, where there were plenty of restaurants and shops to explore. However, on the property itself, there wasn't much in the way of recreational opportunities. The "walking paths" were muddy and poorly marked, making them more of a hassle than a pleasant stroll.
As for the host, they seemed disorganized and scattered, which didn't inspire much confidence. Overall, while the place had potential, it felt like it was being wasted. For the price, we expected a lot more. There are provincial parks in the USA that offer far better amenities and experiences for a fraction of the cost. Save your money and look elsewhere for a more enjoyable...
Ā Ā Ā Read moreArosa Ranch just underwent an ownership change recently. The new owner, Maya, was very pleasant and accommodating. Her daughter is the same age as my daughter, and they played together at the playground every day while we were there. ||||Our visit was in late July and we drove through Osoyoos to get there. I was just happy that Arosa is up on a mountain and a few degrees cooler than the city. It's located about 20 minutes away from Osoyoos, and we drove down there a couple times to restock. ||||We stayed there for 6 nights. The first 3 nights we camped in their camping area. It is a short distance to their washrooms and showers, which were kept very clean (as they should be, during this whole covid pandemic). We were allowed to have a campfire, which was really nice, as the temperature drops quite a bit at night. ||||The next three nights we decided to stay in their Bed & Breakfast suite downstairs in their main house. After camping it was really nice to have our own washroom and shower. And the suite walked right out on to their giant lawn. There is no kitchen to use, but there was a bbq and hot plate available for our use. The kids loved running around there, especially when the sprinklers turned on. There was also a coffee machine and toaster oven to use, as well as a bar fridge. ||||In conclusion, we had a great time and we are looking forward to making Arosa Ranch an annual vacation destination...
