Holiday Resort Balota — Hotel in Općina Orebić

I’d like to clarify a few things:

Bookingcom confirmed that the name change was due to bad reviews, and they gave them a chance to start again, hoping they would do better and avoid repeating the same mistakes.

The limit was 10 hours, not 15, and 2 euros for each additional hour.

We understand they live on the property, but the constant observation made us uncomfortable. When we tried to install a curtain for privacy, we were told it wasn’t allowed, which felt intrusive.

We tried all available WiFi options, but none worked well in our room.

I had a very disappointing and unsettling stay at this property. Guests are not made to feel welcome, and basic amenities like toilet paper, shampoo, rubbish bags, and soap are not provided. Despite paying for my dog, there are "No Dogs Allowed" signs posted everywhere, making it clear that dogs are not welcome.

The hosts are always present in the middle of the property, observing guests constantly, which means there's no privacy at the swimming pool, on your terrace, or even inside if you have the windows open. They even charge a 5 euro penalty if you forget to turn off the lights. The hosts are very particular about details and will correct you if you don't do things their way. The rules about using the air conditioning are ridiculous, and they charge an extra 2 euros per hour for its use.

WiFi works very poorly, it is practically impossible to use it in the bedroom.

We later found out that the hosts have a history of using verbal abuse, and they have hidden bad reviews by changing the property's name. This convinced us that this was a serious issue, and we had to literally run away in the middle of our stay to find a safer place.

The hosts don't speak English, which is unacceptable for people working in hospitality. The walls are so thin that you can hear everything your neighbors do, from snoring to using the toilet.

I am sorry that the resort does not meet the conditions described and actively makes the guest's stay unpleasant, instead of allowing them to enjoy a well-deserved vacation after a whole year...

Nous avions prévu un séjour de 5 jours . Mais quelle déception.. En arrivant nous avions réservé via Booking une chambre double avec balcon pour deux personnes plus un enfant. En arrivant quelle surprise de constater une petite chambre attenant a une salle de bains et un balcon de 2 M2 avec vis a vis avec passage de nombreuses personnes donc aucune intimité. De plus la cuisine n est pas attenante a la chambre donc c est une autre pièce . Donc sortir a l'extérieur et rien n' est spécifie dans le descriptif'. Si j'avais su ça j aurais pas réservé .. J avais un chien donc forcément le chien allait sur l'autre balcon en face qui était plus grand . Les gens a côté nous on permit d y aller car nous ne pouvions pas y manger tellement il faisait chaud . Un parasol de plage pour se couvrir du soleil. La blague . Même si il y avait des endroits a l ombre pour manger je me vois mal transporter mes repas sur 50 m. Donc au bout du 4 ème nous sommes partis ailleurs . Ce n'est pas conservable . De plus la clim qui se coupe au bout de 5 min et quand vous la mettrez c'est gelé aucune possibilité de la régler même en mettant sur 26 degrés. La chambre que l on avait avait la lampe de issue de secours toute la nuit . Éclairage vert ... Trop pour nous ... Très décevant . Il y a trop appartement c est pas du tout calme et intimisite et vous entendez tout . Franchement en plein mois été ça doit etre infernal. Je remercie nos voisins d'avoir pu utiliser leur grande terrasse . De plus je rappelé si vous avez un chien il ne peut pas aller partout autant dire nulle part . C'est 10 € pour le chien. Ce qui n'est pas stipule dans le descriptif . La cuisine autant dire plus de limite pour cuisiner . Je ne conseille pas pour plus d une semaine La piscine n'est pas chauffée et limite propre. Le personnel est sympa sans plus .... Donc très décevant . Autant dire que si j avais eu un enfant je ne sais pas où il aurait pu coucher ... Je ne conseillerais finalement pas a mon entreprise d y aller ... L'endroit est a proximité de la plage ce qui est un plus et il parle allemand . De plus comme ils vivent sur place ils ne s inquietent pas du bruit qu ils peuvent engendrer. Plus que déçue .... Dommage les photos donnaient envie pourtant .... Je vais demander a booking de spécifier sur annonce que les cuisines ne sont pas forcément...

Apartment no7 is not so good. It is under the roof so you cannot stand while showering. Some other apartments have real beds, but this apartment has small couch for sleeping and it is way too small for two people. I also didn't like TV that was very small and on the top of the tall cabinet. I liked pool. Hosts are also nice people and food at their restaurant...
