Elaionas Estate Perdika is a family run venture of four beautiful stone houses just on the edge of Perdika. Each villa has its own pool overlooking the olive groves with sea views in the distance and the hills and mountains behind. The orientation of these villas is just perfect for watching the setting sun in the evening. The owners, Tzeni and Dimitris are a lovely couple, for whom this is venture of passion. They set about creating this place based on what they would want from a holiday experience themselves. Nothing is too much trouble. Tzeni brought us beautiful, tasty home cooked treats several mornings during our stay. There is no intrusion, just a desire to provide an authentic flavour of this beautiful part of Greece. Everything was offered with love.
The villa itself was spotlessly clean and has every resource you would need for a stay of any duration. A well equipped kitchen with washing machine and all the things you need to make a self catering stay a really pleasant experience. Really spacious wet room style showers and air con throughout complete a really well thought out interior. Outside is just a joy with a perfectly appointed dining table, sun loungers, comfy outdoor chairs, canopy, umbrella and of course the lovely pool with outside shower. I understand that eventually there is a plan to provide for an outdoor barbecue/cooking area, which would be a great addition. These villas have only been open for two seasons but as the planting matures and trees and flowers grow, the nature from the olive groves will be drawn in to the garden. We enjoyed seeing the birdlife and the animals in the vicinity.
Perdika itself is walkable (with an uphill gradient on the walk back, but not too testing!). On the occasions we ate out (there is a really good selection of eating places in town) we left the car behind as there are lovely elevated views to enjoy on the walk. To make the most out of this area hire a car if you can. There are numerous beaches within 15 minutes drive, our favourite being Karavostasi (where you can either use sun loungers at either end or find your own private beach space on a large expanse of sand). In late September we found large swathes of beach without people. Arillas beach is also lovely but there are many other beaches in the area.
We also visited archaeological sites at both Gitana and Dodonis, (1 hrs drive) as well as Nikopolis near Preveza. Check on opening times for smaller sites as Gitana was only open from 08:00-14:00, but we had the place to ourselves! There are many churches and monasteries to see in the region with beautiful old frescoes. We also enjoyed the clean mountain water and stunning gorge at the Acheron River, while further afield the wetlands at Amvrakikos provided the stunning spectacle of flamingo's in the wild along with many other species of birds. The drive out along the causeway to Koronisia was very special.
Finally I have to come back to the hospitality. Tzeni and Dimitris and their lovely children give Elaionas Estate a soul. They love and care about nature, they care about the environment, they want to share what is special about this unspoilt area and they care about their guests. Read moreWe had a week long stay at Elaionas estate this summer. Our first time abroad with a young baby and it couldn’t have been more perfect. The villa was the perfect base for our holiday and we had a lovely week away.
The hosts Tzeni and Demetris were so kind, helpful and caring. We felt welcomed right from the start, despite it being so late at night. Remembering my son’s name and asking after him each day. Plus the lovely pastries waiting for us on the outside table each morning. It made our stay feel personable and they really did care about every one of their guests. Getting us a new kettle when needed and even helping fix the car that my partner crashed! Tzeni also had some fantastic recommendations and was always happy to offer advice on places to go each day!
The villa was absolutely immaculate, and cleaned at various times in the week (by a lovely lady!). The pool was perfect, looking out onto a calming and refreshing view. Each morning we heard donkeys and cockerels! The villa is so modern, not something you see often. But this is what drew us to coming. The amenities in the villa were brilliant. You could very easily spend all week at the villa if you wanted to.
The local town is full of different restaurants and a few other amenities. The supermarkets were good. We came for a quiet trip away so welcomed the more remote feel to the area. We did travel to Parga for a day which was enjoyable. The closer more local beaches were just as special and amazing though.
A few things I wish I knew before coming… A standard travel cot can be provided. There are 4 villas. 1 bedroom and bathroom upstairs, 1 down. There’s water at the villa when you arrive. You can walk into the town but your walk back would be up hill. Very rural but very beautiful. Probably not much for older children in the area, but the pool and beach are lovely! A great option for those wanting a quieter non-resort/massively touristy holiday.
My only bit of feedback would be that the staircase is quite scary… a simple handrail on the wall would really help those carrying children or with mobility issues.
We cannot fault our villa stay at Elaionas estate and we have made memories there to last a life time. Would thoroughly recommend it to anyone seeking a quiet, tranquil and enjoyable week away. Thank you to your family for making it an amazing first family holiday for us.

It was impeccably clean, very spacious, super modern and beautifully decorated, creating a warm and inviting atmosphere.
One thing that truly stood out during my stay was the attention to detail. The room had every amenity one could possibly need, from a fully equipped kitchen to an ironing board. It was evident that the owners had put a lot of thought into ensuring their guests had a comfortable and convenient stay.
The highlight of my time at Elaionas Estate Perdika was undoubtedly the private pool and garden. It was the perfect spot to relax and unwind, surrounded by beautiful olive trees. The tranquility of the surroundings provided the ideal setting to spend quality time with friends.
What made my stay even more exceptional was the fact that I used the property as a bridal prep room and bridal suite. Jenny, the owner of Elaionas Estate Perdika, went above and beyond to make our time even more special. She ensured that every detail was taken care of, from making beautiful arrangements to providing additional seating for the bridal party. Jenny's personal touch and dedication made the entire experience truly unforgettable and I will be forever grateful.
