If I could give this hotel 10/10 stars I would. The location and view is absolutely breathtaking and everything has been designed in such a considered way, prioritising the aesthetic of the natural beauty of the island. The spa is one of the best, with amazing treatments and a great view at sunset. Our room was perfectly positioned to have an incredible view of the ocean, sunset and was spacious, clean and had everything you could need (robes, slippers, hair brush, dryer, snacks etc). The food was off the charts good. They catered to all our dietary needs, creating specialised menus for us. All of this would have been enough to warrant a 5 star review however the service is what really stood out for us. The service was 12/10 stars. The people who work at the one and only are attentive, caring and made our stay so special. I am pregnant and they located a pregnancy pillow alongside setting up a lovely display to celebrate our future baby with cupcakes and balloons. We loved our stay and will be back.

A Tragic Monstrosity Ruining Paradise First and foremost, the hotel is a glaring architectural disaster. The towering concrete monstrosity juts out against the once-pristine coastline, completely out of place amidst the natural beauty that used to define this area. It's as if the developers decided that what this stunning location really needed was an obnoxiously large, out-of-touch monument to corporate greed. The beautiful coastline has all but disappeared, replaced instead by an endless line of sunbeds and loud, obnoxious tourists who have no regard for the nature they came to experience. If you’re considering a visit to One&Only Kea Island, do yourself a favor and look elsewhere. This place is nothing more than a tragic reminder of what happens when greed trumps good sense, and it is actively destroying the paradise it claims to promote. Save your money, save the environment, and respect the local community by staying far, far away from this disgraceful establishment.

The ground and the shared areas of One&Only are breathtaking. It is truly a 5 stars exclusive resort, secluded with the most amazing view. The architecture of the place is delightful and grand, yet not oppressive. It is a very relaxing place. Getting here by speedboat is probably the best option. Coming by road is a bit of a thrill with the very “local” road. The bar area is stunning with the best view for sunset. The restaurant Atria has a wonderful terrace and an amazing dining area. The presentation of the dishes was excellent. Just minor comments to manage expectations : The resort is freshly opened, service still needs some tuning and coordination but the staff means well is and is super nice. The background music has to level up to the level the property and the acoustic between the bar and restaurant has to be addressed. The dishes and proteins at Atria could more tasty.

Perfection is difficult, hence the allure. Bond Beach Club did not have a few wines on the list, but that and a slight perfunctory level of service one evening apart this place is staggeringly rugged, beautiful, charming, clever and just about perfect.||Let’s start with the check in - usually a dull, administration heavy affair. Not so here - overlooking the Aegean, with a drink to hand and being told in a relaxed and comfortable way what was on offer. The Villas are sublime - 3 distinct areas and a private pool with a view that if off the scale. Is there really that much sea?||The hotel has been open 12 weeks, but the service levels would lead you to think that it’s been here for 12 decades, hugely helped no doubt by the influx of staff from the St Geran, the original mothership which is undergoing a refurbishment. ||The Beach Club has a pared down regaled vibe with music that gets a little louder but not too loud as the day progresses, with an interesting and healthy menu that delights.||Trips to eat and waterski were arranged at the drop of a hat, with history and geography lessons dispatched on the way up and down the almost off grid road that connects the resort to the hotel.||The gym and spa are seriously top notch, breakfast was incredible and then just when you think you have seen and experienced it all you find the secret bar with world class cocktails and an amazing cigar collection. ||And when you are done (never, but we all need to go home some time) the hotels speedboat whisks you back to civilisation. ||I am not easily won over - this place won me over several times over....

Very good service everywhere. Front of the house quite helpful when we needed it.||Incredible service at breakfast - this really stood out. The food offerings at breakfast were terrific both from the menu and from the several "buffets" which are pretty creative.||Room (we had a Cliff Villa Panoramic Sea View) was awesome. Looked great (modern), incredible views, super bathroom (everything) with private water closet. Team brought us fresh fruit most days. Pretty large. Very comfortable bed. Good blackout shades. Open up every bathroom drawer - it's pretty great the amenities that they have for you. Wow.||Did not love the buggy-to-get-anywhere situation, but that was mostly ok.||Pool great. Wow what service at the pool Dinner at Bond Beach Club also great. Both food and service.||Three nights we paid for the resort's SUV (Land Rover or Land Ranger, I don't know the diff) to take us into town to eat at a Greek restaurant and that was fantastic. See the front desk - they have a number of menus. This was such a treat. ||The boat (they call it an RIB) between Lavrio Port and Kea can be a bit rough. Feels 100% safe, just it's pretty bumpy when there is any wind riling up the water, and that was our experience in both directions. We'd probably take the helicopter next time.||That said, our transfers from ATH in each direction were totally flawless.||The fitness center might be the most remarkable part of this resort. Thoughts on this for the review?||My partner and I stayed at the One&Only Kea Island for three nights, and it was truly exceptional. The property is stunning, with individual villas built into a rolling landscape, so every room has breathtaking views of the bay. We were even upgraded upon check-in, which set the tone for a fantastic stay.||The staff were outstanding: professional, warm, and incredibly attentive. Our stay manager, Anna, went above and beyond to anticipate our needs and ensure everything was seamless. Communication through WhatsApp made everything smooth and easy.||Because the resort is so spread out, you’ll need to use buggies to get around. They take about 10 minutes to arrive unless you schedule in advance, so it’s worth planning your movements a little. Once settled, though, the flow of the property makes sense. The beach is perfect on sunny days, while the pool is wonderfully peaceful.||Dining was excellent at both restaurants (beach club + Atria in main building), though we especially loved Atria. Cocktails on the patio before dinner and at the speakeasy afterward became a ritual, and the breakfast each morning was simply divine—something we looked forward to every day.||There’s no shortage of activities either. We took a private padel lesson and noticed plenty more to do/explore but didn’t have time to do. ||Overall, this new property feels both luxurious and full of potential.
