Very very worst experience.
Don't go, on seeing the photos, you will be irritated and feel that you are cheated.
The people running this place are not good hosts and had no warmth towards guests.
They are greedy, and least bothered about the people staying there. They wish to make money by ruining their resort and have a hotel, organising events, parties, marriages in such a small place.
They may announce that it is a motel rather than a resort.
Its a small, property in Panajim on the banks of mandavi river with nice views, and on the calmer side of Panajm in Goa. You will drive, or walk along the river Mandavi's bank to reach the hotel, closer to the staring point of crusies, and floating casinoes, famous churches are nearby.
So, we choose the property with lot of expectaions on seeing the photos.
We wish to stay there before moving to the partying north Goa and peaceful south Goa, though its little bit costlier.
But, we realise later they charge heavy price and not providing the facilities avilable, even, in a normal priced hotel.
Rooms are not upto the mark. Very old. Rest rooms are pathetic. No toiletries. No towels tooth paste and Brush. No closed cupboards. No mirrors. No cleaning and change of sheets everyday.
We stayed there for threedays, to rest, sun set crusie, casino, Dona valla view point,visiting churches, two near by forts and carnival on the first day in panajim.
Everything went nice and good except the supposed rest on this property. Crowd from outside,come to eat in the hotel, wander in the small lawn outside the ground floor rooms and peep inside through the glass wall.
No privacy at all.
Lunch and evenings are filled with outside rowdy crowds making so much noise till 1 A M., to which they gave much more attention.
The guests are asked to eat in the room, though you like to sit and eat in the riverside table to see the ferries, riverside crusies, distant lights, star and moon with gentle breeze from the river.
Did we pay somuch to sit and eat between four walls?
That food too take atleast take a minimum 2 hours, to be delivered. So the rest of the days we went out and ate in good restaurants.
We hired a cab at the airport itself, so, we criss cross througout the city. If you have to hire taxis, you had to eat in this place, with much regret.
Parties and weddings happen while you stay within 10 metres. So, loud music. Shoutings, and unruly drunkards. Cant sleep before 1 AM
Not allowed to sit near the tables in the river side and relax in the evenings.
Very small property. 10 rooms only. 5 in ground floor. 5 in the upstairs.
They are cutting the goose laying golden egg daily, and look in to its stomack on the hope to collect hundreds of eggs on a single day.
Don't go.
What is the purpose of going to a hotel to get the views of river, sit with a cup of coffee and a book near the river side table.

But what touched our hearts the most was the genuine care and attention shown towards our 3-year-old kid. The staff made sure that all of our needs were met, allowing us to relax and enjoy our vacation to the fullest.
In conclusion, the price we paid for our stay was an absolute steal considering the level of service, the quality of the food, and the sheer beauty of the surroundings. We left feeling rejuvenated, refreshed, and utterly grateful for such a memorable experience. Read moreIt’s a fantastic place located around the creek the view from the upper-floor rooms is absolutely beautiful. The property is away from Goa’s typical party vibe, so if you’re looking for a calmer, more peaceful side of Goa, I’d definitely recommend this spot in Old Goa.
The staff members are polite and very helpful. I’d like to share one particular experience I was accidentally overcharged during checkout. Once I informed the concerned staff member, he promptly followed up with the accounts team and ensured the amount was refunded. Throughout the process, he stayed in constant touch with me over the phone, which I truly appreciated.
We visited in October 2025, and found the food and liquor reasonably priced. The food was tasty and well prepared. On Friday and Saturday nights, you can expect live singing or other small activities that make the restaurant atmosphere lively and enjoyable.
The property is a bit away from the main city buzz, but you’ll find all essential shops and medical stores nearby. Just keep in mind that most of them close by 8:30 p.m. and remain shut between 2 p.m. and 4 p.m.
The resort has around 20 specious rooms, few with balcony, offers room service and has a nice restaurant where you can chill with family or friends. Parking can be a bit of an issue since there are only 4–5 parking spots inside the premises, but they do have additional parking space available across the road.
