While the hotel is located right on the highway and does not require a detour or searching for it, the site itself has a very good view, ample parking space and a good lawn with tables / chairs to provide a good experience. Hotel staff is responsive and check in / check out / baggage delivery etc are all very good.||||Food is average, portions are decent size and not much to complain about as the rates charged Vs the service is a good balance.||||Things fall apart when you go the room - This is a hotel for bikers roughing it out for a night stay and one should expect just the basic. The rooms are well worm out, carpets that need to be removed, linen that makes one cringe and probably washed once a week or a fortnight. Towels have stains and holes. While the staff is courteous and does change some of the linen and we were provided with clean towels, there are other challenges like no hot water etc.||||Also, the place comes to life anytime from 4:30 AM onwards as some of the enthusiastic weekend bikers come out to load their bikes and warm them up. With biker group departures being a constant delay from planned 5 AM departure to actual 7:30 AM, one can expect a lot of noise and thumping of Royal Enfield engines as the whole group warms up their bikes. So, while you hear just 1-2 bikes at 4:30 AM... goes to about 10 bikes by 6 am and - Although in all my trips to Ladakh I could not fathom the reason for warming their bikes for the ever elusive high performance circuit that I have been unable to locate.||||Morning tea, coffee and hot water are a luxury - incase you do get them. While breakfast is promised as 'included in rate', it will not be served till at least 7:30 AM despite promises and reassurances.||||The hotel is adding another section across the road and the 2 partners / brothers who seem to own and run the property do make a conscious effort to smoothen things out, they seem to be hands on and they do try to make a difference and improve your overall experience, it's the cheap rates (low margins) and a not so demanding clientele that sets the standards.||||However, with rents improving by 300-500 per room and decent margins, the hotel has all the ingredients of transforming into a much better property especially with the management...

I visited Patnitop on 3-Jun-14 and booked my stay with this hotel, this Hotel was highly recommended by some travel agency. Here is why i would not want any one to stay here||||1) The carpet on the floor is very old, torn, full of dirt. It appears as if no one has cleaned it since ages||2) Toilets are extremely unhygienic. They haven't been cleaned since ages||3) The walls have big, bad stains of pan and gutka||4) When we checked inside the Hotel and shown our rooms, only then staff realized that the rooms were not cleaned. They made us wait for another one hour before they could bring it in a usable shape||5) Tube lights and TVs were out of order too.||6) These guys are extremely money minded, they will ask you pay 50% of the total amount in advance, which is never refundable if you don't like the Hotel. ||7) ||||The only good part was the location of the Hotel.||||The owner of this property is a person called Daljeet, He appears very warm and welcoming while you are booking the rooms and asking for travel etc information. Hi, I recently visited the hotel jai sakhan in my tour of jammu. It is one of the best hotel out of all hotels in which I stayed. Nice location, good property, scenic views, great food. The hotel staff especially the room service staff was very humble, cooperative, and very quick in delivery. I really enjoyed my stay out here.o overall a satisfying stay. Some suggestions to hotel Jai Sakhan, Please you must have heaters or blowers for the tourists as they are outsiders and cannot face the chill though u gave us blankets but still heaters and blowers are a must.
