The Empyrean — Hotel in Karnataka

I lived in the empyrean for 2 months with my brother and I visited few of the villas to buy, but considering all the points mentioned below, I dropped the plan.

Pros: Society: The only advantage is the society which is good and there are usual amenities too.

Cons: Location: The place is more than 20 km away from Whitefield, and more than 13 km away from Sarjapur (This is Sarjapur and not Sarjapur Road). Also, the location is in Kolar district, Malur Taluk (not even in Bangalore). Build quality: The building quality is poor. There are lot of seepage and cracks on the roofs and walls. Services: Though Amazon and flipkart are reachable here, but there is no Zomato or Swiggy available for this location. Cabs usually gets cancelled. Occupancy: The place sometimes feel like dead place especially during the weekends and during the nights, as there are very less people living in the society.

Suggestions: Those planning to buy or rent in the empyrean, have to adjust with the cons. Also you have to invest extra amount for the correction of the poor construction. Recently (during covid), the owners of the villas have hiked the prices of the villas to almost 1.5x or double, which is not worth it. Some good facilities, quiet . My own experience renting #79 tranquila- the owner Rajesh Kumar,his wife & others like him don't have any professional ethics . Owning two or more houses have made them greedy for more. Unfortunately as other villas I viewed had less privacy, I transferred 25 k to go ahead with the agreement & cleaning. But seeing his language, stingy behaviour & conditions decided NOT to go ahead. I asked my money back within 3 days & only after scaring him with a lawyer notice, he transferred 16k . He then stopped responding. With the help of Lakkur Police, who didn't demand any money from me, I got back the rest of the money. Beware of ppl from other states. God fearing ppl who talk about ethics but have none . Bah!!!. Due to time crunch in the notice period, finally rented another smaller villa in Empyrean finding a reasonable owner. But staying here for few months only. Maintenance is below average & poor construction. The water tds is low which is a good feature . Rest all facilities average....

Sorry I wrote very positive review about this place earlier. After doing bit of investigation about this place I regret why the hell I gave good review about this place.

I fact this place is indeed 200+ acres of land developed from Empyrean group, whatever the 200+ acres they got that is almost illegal development they got this land by cheating the poor formers there. When I visited here I spoke to few local people there they indeed cursed Empyrean people for their illegal activities.

Close to there are 150+ court cases still going on on this project I feel it's not best place to get your dream home and I personally visited one on going construction Villa and the build quality is not up to the mark and by spending 50 lakh+ the age of the villa won't be more than 15 years.
