A unique place with great breakfast and friendly staff. We stayed here at the end of May - before the season. We were alone in the villa. The villa itself is nice, everything is clean and fragrant, the rooms are like in the photos. The lady who was in charge of cleaning the rooms and breakfast was very nice and helpful, even though she only knew the basics of English. I rate the location as a big plus - close to Cagliari by car as well as the southeast or southwest coast where we went. There are groceries and a restaurant right below the villa at the end of the street. Another plus was the parking right in the villa with nice patio from groud room (yellow). Ho avuto il piacere di soggiornare presso questo B&B di cui ne conosco la storia anche prima che venisse trasformato come tale, da giovani ragazzi sardi, ora divenuti eccellenti professionisti. Hanno sviluppato questo progetto con il grande supporto di chi li ha visti crescere sicuri e determinati, nonostante abbiano dovuto fare i conti con la vita fin da giovani. Papà Piero, avendolo conosciuto, ride orgoglioso da lassù! Il luogo è super accogliente, pulitissimo ma con una posizione strategica. In poco tempo si arriva alle spiagge meravigliose delle costa a est di Cagliari, ma in un attimo si arriva anche a Cagliari passando per il Poetto, per la strada che costeggia le saline, dove si possono ammirare gli innumerevoli fenicotteri, che in sardo si chiamano "sa genti arrubia" (la gente rossa). L'auto la parcheggi comodamente nel rigoglioso giardino, le camere sono dotate di ogni confort e arredate con gusto, pur mantenedo delle note etniche che rispettano e celebrano la bella Sardegna. Dalle camere si accede ad un'ampia terrazza esclusiva e da lì si gode di un panorama che fa perdere lo sguardo dentro la citta vecchia di Cagliari con il cupolone della cattedrale, le torri pisane ed il mare. Un aperitivo al tramonto in terrazza è sicuramente un'esperienza che vale la pena di vivere. La colazione è speciale e abbondante, il personale attento e gentile. Consiglio vivamente questo posto a tutti in qualunque periodo dell'anno e non solo in estate! Bravi ragazzi!

We spent only one night at the B&B but we were highly impressed by the cleanliness, the amazing breakfast (eggs and mozzarella cheese were available) and the sweetness of Jessica who prepared and amazing Cappuccino ;-) The rooms are modern, well equipped with a spacious private terrace with small couches. There is also a courtesy set to make tea in the room, as well as a small fridge. Location is very strategic, close to the beaches, close to Cagliari, a supermarket at walking distance. Highly recommended, we surely would return! Siamo stati solo una notte e tutto è stato al TOP, molto soddisfatti della pulizia, della colazione ricca e varia (anche uova e mozzarelle!) e coccolati dalla dolce Jessica che ci ha preparato un meraviglioso cappuccino. Le stanze sono moderne, con tutto il necessario ed una larga terrazza privata con poltroncine e tavolino. Le camere hanno il frigor ed anche l’occorrente per prepare te o tisane. La location è strategica, a pochi passi da Cagliari e dalle spiagge. C’è un supermercato raggiungibile a piedi. Raccomandiamo questo posto a tutti gli effetti e speriamo di tornare!

We spent only one night at the B&B but we were highly impressed by the cleanliness, the amazing breakfast (eggs and mozzarella cheese were available) and the sweetness of Jessica who prepared and amazing Cappuccino ;-) The rooms are modern, well equipped with a spacious private terrace with small couches. There is also a courtesy set to make tea in the room, as well as a small fridge. Location is very strategic, close to the beaches, close to Cagliari, a supermarket at walking distance. Highly recommended, we surely would return! Spotless clean, comfy bed, nice terrace and view (upstairs room with terrace). A minibar is provided with a few supplies (water and a few coffee pods). Walking distance to nearby large supermarket to get supplies.

Overall really poor value for the money. I'm very surprised of all the previous positive reviews.

Location: far from Cagliari (30-40mins by car during rush hours) and at least 20-30mins away from a fairly good beach.

Rooms are very very noisy. Extremely noisy. Paper-thin walls. You hear the person next room snoring or talking. Mornings around 7 the breakfast prep starts. Good luck sleeping if you have a shallow sleep! Even upstairs you still hear everything happening down.

Breakfast: a small buffet with very very limited options (some scrambled eggs, few slices of cheese, few slices of some salami, tomatoes, 2-3 croissants, a cake, and youghurt). Good luck eating if you get at breakfast at 9:30 (bkfst time 8-10), nothing is replenished. Coffee at breakfast nobody even tells you if available or not. The overall attitude of the lady serving breakfast was something in the lines of "do not disturb me with your requests".

The bad vibes started before checking-in: the morning of the checkin I got a whatsapp note asking for arrival time & informing no 24h concierge is available. I replied immediately that we arrive quite late (around 23). Couple of hours later I get a message (on whatsapp) informing me that i need to pay €30 for late check-in "as stated in the general conditions". Took note of the message, replied that I don't have any option to arrive earlier. Nowhere on booking.com was this late check-in tax is listed or explained. Moreover, inside the room there is a document with instructions explaining that "self check-in" is available for arriving outside of their regular check-in.

Moreover we were not allowed to park inside the courtyard although there were at least 2 more cars easily fitting, telling me all the places are booked. Next morning I saw that one car spot occupied by a small motorbike that could have been easily parked 2m away to have more cars inside. Punishment for checking in late and disturbing the owner's evening. They list "free private parking" as available.

EDIT (after owner reply to my feedback): First of all you can easily see it from the Owner's reply how "warm and welcoming" they are in attitude. Instead of taking the feedback constructively and improving something for your next guests.

Second of all they are very much lying: nowhere on booking.com is specified that "late check-in" has a surcharge OR that free parking is "based on availability". At the moment I am writing this review (1 week after leaving the accommodation) they still don't have these informations mentioned. So it's very much misleading. Moreover requesting the extra services on whatsapp is a clear fact they wanted to avoid communicating this via booking.com to avoid penalties from booking.

And btw: read your other feedback from guest saying how noisy the rooms are, especially on the ground floor.

And no, we were never faced with a "welcoming spirit".

The only "home-made" item on the breakfast menu would be the omelette or boiled eggs. The rest of "homemade" were frozen baked croissants, washed cherry tomatoes, and a few cheese and salami slices. All the rest is packaged.

I had a horrible experience with hotel and its extremely unprofessional hotel staff. After same day booking (in the afternoon) I have received a call from the hotel regarding the time of arrival, and specifying that I´m travelling with a small dog, due to that they refused to accept me and requested to cancel my booking, leaving me in the street during the night. The next morning shameless hotel staff have called me requesting to pay for this night (higher amount to what was an original booking price), blackmailing me with lawyer and other consequences in case if I don´t pay. This is an extreme shame that I have never been expected from any hotel anywhere in the world, but found in Sardinia. Kindly be aware that this hotel is strictly NOT a pets friendly and hardly tolerant to the human nation as well. Very not...
