Very nice and cozy place with just 12 water villas. Had some of the best seafood, activities and service.Went with Family and Friends. Stayed for 4 nights.||Upon arrival in Tawau, we were picked up by Villa staff. Some 40 minutes later, we arrived at the Semporna jetty. There is a KFC, Starbucks and Tealive. Another 10 minutes by speedboat, we arrived at the villa. ||We occupied 3 villas and they had been sanitized upon our arrival. The room is quite large and so is the bathroom. Water surrounding the villa is clear and there were fishes around. We enjoyed the villa until dinner time. For dinner, although it was included in our package, we asked to add other fresh seafood, which we can pay a reasonable price and cooked by the villa staff. The dinner was very good.||The next day, we went for scuba diving at Mataking. When we got back, we were surprised with another great seafood meal.||We noticed that, there is the constant patrolling by the Police and Armed Forces on the land and sea. So, the feeling is unusual, but we felt safe. ||The 3rd day was another great scuba diving day at Kapalai and Mabul. We saw giant green turtles, trevally, lobsters and stingrays. For dinner, we went slow on the seafood to watch our cholesterol and had steam fish. ||Forth day, we went island hoping, a little hiking and lots of snorkeling. The beach at some of these islands were simply amazing and some of the best views that can rival Maldives.||Fifth day, it was time to leave. Everyone enjoyed so much that it was sad to leave. Read moreExcellent service, had a good time here. The place is just 10 minutes boat ride from Seafest Jetty. Rooms were super clean and views are amazing from the balcony. They have 24 hours electricity with hot water and air-conditioning. Very responsive over WhatsApp for bookings/tours and in case you have any queries. As of April 2022 they have been operational for just over 7 months although they opened in Dec 2019, so it's still a new place.
The package includes breakfast, lunch, high tea and dinner. They have kayak and snorkeling equipment available. There are day packages for snorkeling/diving/hike available for a charge. All these tours start at 9AM and end by 4PM.
Decent bedroom and balcony size. Bathrooms are super big compared to the ones we stayed on the mainland. One thing to point out is the bathrooms don't have a bidet sprayer. They do provide a bucket and mug in the bathroom.
No WiFi but I was able to get 1 to 10mbps speed on my Hotlink SIM. The connection is sometimes erratic so don't expect high speed connectivity always. There are 12 chalets, odd numbered rooms have sunrise views while even numbered rooms have sunset views.
Fixed food menu, one suggestion is to put a menu so that we know what to expect when we are waiting at the table. Food portion size is good, although it would be better if they had a buffet service to avoid wastage. I'd suggest you get some snacks just in case the food is not palatable. They do have some snacks for sale at the counter.
The transparent Kayak is extremely woobly so they can improve on it.

Joey and Pan came to pick us up from Seafest jetty and transferred to the water bungalows.
Rooms are private with en-suite and a balcony. Rooms are not really sound proof but that’s okay. Toilet drainage is a bit of problem. Water pressure a bit too low.
There isn’t mini bar fridge in rooms. No ironing board and as well as kettle and coffee making facilities. Nevertheless the rooms are comfortable and spacious enough for 2. We had good sleeps throughout our stay.
Electricity is generated using generators. Prepared meals are yummy and abundance ! We bought our own seafood and cooked at the central kitchen; there is a fee of RM20 for prepping and cooking. You could get supply of live fish, lobster or mantis prawn direct from the water bungalows with market price.
Staff are courteous but needed more hospitality training. They are a bit shy to guests.
We snorkelled and did kayaking, and the life guard was with us the whole time we were in the water. Thumbs up for this 👍🏻.
Suggestions on things to bring along : Snacks, instant noodle, more booze 😬, books and board games. Fishing is not allowed according to the person in charge but with crystal clear water and seeing fishes swimming by, we casted fishing lines at night and got few decent size fishes and squid.
Ferry transfer to Semporna town ends at 4pm each day. If charter a boat to the town, the fee is RM100 after hours.
