It is the perfect place if you are looking for a slightly secluded holiday retreat that has great Mexican architecture/design, kayak/snorkling equipement at no rent cost and amazingly simple local food done by a great chef all at accesible rates. The villas are next to each other, but there is not a sense of being among many people. Pools are great and Akumal Bay (beach for swiming with turtles) is just a 20min walk from the beach just outside the doorstep. Tulum is 15min away south and Playa del Carmen 35min away north it is a great location and if you feel that you are up for the local experience moving in Colectivos up and down the highway is the most efficient way to travel through the Rivera! Few improvements suggested: bathtubs in all villas, proper entrance from the highway that is fully iluminated, do not charge for eggs at breakfast if you say Continental breakfast is included in the room rate, absolutely give machine coffee for free instead of that horrible 'american' coffee, clean the algae of the front beach, have someone in charged of entertainment/organized activities in the villa's complex and improve the instagram strategy as you have so many good things to show which are not shared!

Outstanding stay. Very comfortable beds. Some units have big kitchens. Quiet hammock area! Good size pool and Children's pool. Lots of beach front access. Lots of lounge chairs. Restaurant onsite is open 10-3pm. Good value drinks. Food is ok. Great views. Solid wifi everywhere on resort. Strong pressure showers but hot water can run out. Bring flashlights for when power goes out during stormy weather. Bring bug spray and after bite as bugs bite outside in evenings. Groceries are a long ways away. Anything in Akumal Townsite (east of highway) is very expensive. Overall a very pleasant stay! We would stay here again.

This is a beautiful resort close to the beach The rooms were clean, comfortable, and quiet They even have a 5 gallon water bottle! Edit: they have a fridge, a small stove with 4 burners, and a microwave, and basic plates and cutlery Lizbeth, one of the receptionist, was very helpful and helped get us reservations for a day excursion to see Tulum and Coba as well as a snorkeling trip. There's a nice cafe on the 3rd floor of the rooms and there's a restaurant 5 min walk from the resort. It's about a 30 min taxi ride to Tulum if you're looking for a grocery store or Starbucks Overall, I had a great time here

Las Villas Akumal in Akumal, Mexico, is a fantastic value for those seeking a peaceful getaway without the hefty price tag of some of the surrounding luxury resorts. While it may not have all the bells and whistles of its pricier neighbors, it offers a charming and relaxing experience that’s hard to beat.

I stayed in a studio room, which was comfortable and functional, though it faced the parking area. It was perfectly fine for my needs, but I couldn’t help noticing how stunning the ocean-facing rooms looked—next time, I’ll definitely splurge on one of those for the incredible views!

Having a car was a game-changer during our stay, as the property is a bit secluded and there aren’t many amenities nearby. The staff were friendly and helpful, always ready to assist with a smile.

We dined at the rooftop restaurant several times, and while it’s quite basic and could use a bit of an update, the food was tasty, affordable, and served with a smile. The views from the restaurant were absolutely spectacular, and the waitress was lovely and attentive. It’s a great spot to enjoy a casual meal while taking in the beauty of the surroundings.

The road to the hotel might seem a little rough at first, but once you arrive, you’ll find a clean, well-maintained property that feels safe and welcoming. We had no concerns about safety during our stay.

The beach was peaceful and picturesque, though the waves were a bit rough and the sand was coarser than expected. Still, it was a lovely place to relax and enjoy the natural beauty. The pool area was also a nice spot to unwind.

At night, the starry skies were absolutely breathtaking—it was one of the highlights of our trip. The location is another big plus, as it’s close to Akumal, cenotes, and Tulum, making it easy to explore the area.

Overall, I’d rate Las Villas Akumal a 4.6 out of 5. It’s an excellent choice for travelers looking for a more affordable, low-key option in the Riviera Maya. While it’s not a luxury resort, it offers great value, a peaceful atmosphere, and easy access to some of the region’s best attractions. I’d definitely...

We were able to book Las Villas last minute for a great price in the off-season for the area, which was a great deal. The reception staff greeted us very kindly, and were incredibly helpful throughout the duration of our stay. The rooms were clean, large, and well decorated and kept up. Lots of natural light, beautiful balconies, and fabulous views! There are two smallish pools, warm and clean. Kitchen is stocked with dishes and appliances/dishes that we needed. If you're looking for a quiet and relaxed vacation, this is a great spot for it. The colectivo is quick and easy to grab to go down the highway, or reception can call taxis for wherever you want to go.||Beach: the beach is very rocky, and the ocean was very full of seaweed (which we were warned about this time of year). BUT the whole beach was full of turtle nests, and we got to experience a hatching! There were volunteers all night on the beach checking for babies and making sure they got to the ocean, and they taught us about them and let us watch what they were doing. It was fascinating--once in a lifetime experience, for sure.||There is no place for drinks or dinner, they do have a small rooftop restaurant for breakfast (not great). But, there is a restaurant beachside next door, and it was excellent! |||Downsides:|Bedding is older, comforters are very lumpy and not great. |The front door didn't close tightly, we had to put a towel down to prevent critters from getting in.|The toilets can't handle any toilet paper (or much else), and they don't have plungers in the room. I had to ask for one after hours, unfortunately, but thankfully the security guard was able to get one for me (reception closes at 9). |The beach is rocky and not great for lounging or swimming. We were able to walk down the beach 15 minutes or so and swim near other resorts, which was nice. |The thermostat and both remotes had dead batteries, but they replaced them. |Reception closes at 9, so if you need something after hours you have to call the emergency number. BUT the receptionists were fabulous and incredibly helpful anytime we...

This was the perfect spot! For a group of four, we had an amazing two-bed condo, ocean-front! The condo was spacious with a comfy living room, large tv, and kitchen including basic cook ware and a coffee maker. Our room came with a large water cooler, which was refilled upon request, which was nearly daily :) ||The concierge, Lizbeth, was truly incredible. She completely took care of us, from booking airport shuttles to local taxis, to arranging grocery delivery before we arrived, and finding us a private driver for a full day in Tulum! She was extremely kind and professional, and so easy to communicate and work with. Many many thanks to Lizbeth! ||Breakfast at the upstairs restaurant was lovely, and we enjoyed dinners at Jungle Fish (the only dinner option within walking distance). The hotel however is a 20 minute walk to the Akumal town beach, which was very convenient. We loved drinks at Lol Ha, snorkeling with the turtles, and souvenir shopping in town. ||Akumal is the perfect launching pad for trips to Chichen Itza, Tulum, and local cenotes. This was the perfect spot for us! Would definitely recommend and would love to come back here! ||P.S. Our porch had daily encounters with the...
