If I could give this 10 stars I would! Ron & Lesley are the loveliest, most wonderful and accommodating hosts we’ve ever had. They’ve created such a beautiful space with the most gorgeous outlook. They upgraded us as we required an ensuite and went out of their way to make sure we had everything during our stay. The place is so warm and cosy and has such a lovely energy. There’s nothing like waking up to that view every morning with the sun beaming in. Wish we could have stayed longer but we’ll definitely be back. Thank you so much Lesley & Ron, we loved it there!

Great location in a close-in neighborhood away from the rush of the CBD. Very welcoming and knowledgeable hosts. The continental breakfast is very well done and your coffee choice is made to order. Facilities are all spotless. Some of the rooms selections have a private bathroom down the hall from your bedroom but you actually feel like the entire house is all your own. Great views from some of the rooms and from a shared patio off the living area. Best view of all from one of the bathroom windows.

Don't believe the photos, those are from the owners rooms, access is via 15 rotten, slippery, wobbly steps, the so called kitchen is a shelf in a closet, the bathroom should have been renovated two decades ago...I could go on. This was soooo disappointng compared with the photos and not worth the money...bait and switch.

Our 3 nights here was the final resort accommodation of our NZ touring holiday. |Ron and Lesley were extremely friendly and welcoming hosts. ||Their property is perfectly located in a quiet residential area of Rotorua far away from the busyness of the central area and the sulphur smells. |Their driveway is quite steep but Ron is on hand to help with manoeuvring vehicles and luggage which was much appreciated. ||We booked via Booking.com the room and the apartment we were allocated was huge - 2 bedrooms, a large lounge with a clever kitchenette which could be closed off, and a bathroom with shower. The furnishings were very luxurious and comfortable. It also included a garden area with table and chairs. Ron and Lesley operate a 'shoes off indoors' policy to help keep everywhere nice which we were very happy to respect. ||Breakfast items are included and in the room all ready for you to use - orange juice, cereals, bread and yogurt , jam, teas & coffees and fresh milk. - the most simple of our holiday accommodation breakfasts but perfectly adequate to set you up for the...

We live only 90 km from this property but wanted a break away from home for a special occasion. Ron and Lesley provided this ten fold. We had the apartment as we like to be self contained and know the Rotorua District well so just wanted to chill out and relax in beautiful surroundings. We had our own deck and breakfast provisions were amply provided for. We even took our own evening meals with canapes and wine. The decor is stunning, certainly showcasing the taste of the owners. High class fabrics and crisp sheets. We did not want for anything and if we did I am sure it would have been provided. We had beautiful views over the town towards the lake. The furnishings were soft and ornaments reflecting the owners' travels. There is another studio as well as the apartment and rooms in the main house for B&B. We had a great time here for two nights.|The house is located in a suburb slightly above Rotorua, which means some rooms offer a beautiful view over Rotorua and Lake Rotorua. No smell of the sulfur from Rotorua there.||Lesley and Ron are lovely hosts. The room and bathroom were well equipped and spotlessly clean.||Breakfast in the morning was fantastic and left nothing to be desired. In the summer, guests likely sit together out on the terrace; now in autumn, it was cozy in the dining room.||Lesley in particular had plenty of tips on what to do and see in Rotorua, and we actually changed our plans for one day based on one of her recommendations (Kiwi Hatchery). ||If coming back to Rotorua we will for sure be back to...
