3.5 stars. Maekhong Delta Boutique Hotel has a new building, nice and clean. It is among the nicest-looking buildings on Mae Sai's main road. The room is relatively small but it is charming and very clean. The rooms facing the mountain side have a nice view. The wi-fi worked fine. It was disappointing that they offered no international cable channels in the room; you have to go downstairs to the restaurant on the ground floor to watch English Premier League Football or BBC or Aljazeera. In the room only Thai-language channels. ||The staff people are okay--not excellent; overall they aren't particularly friendly but they do what they have to do. (The management has its own travel agency in a separate building, and I found them helpful when I asked them questions.) ||If you do not have your own vehicle (and if you don't speak basic Thai), you might find the location rather inconvenient. This hotel is located relatively close to the bus terminal. The "downtown" area of Mae Sai around the border checkpoint is too far from this hotel for a walk; you need a ride to get there. There are several restaurants and bars right around the hotel--so if you simply want to eat or drink you do not need to leave this immediate area. (Not that there is much to do in the "downtown" area either. The food in this immediate area was actually very good.) But the size of this commercial area, consisting of several hotels and restaurants, is quite small and you might feel rather isolated. If you want to stay in a quiet area--away from the "messy" downtown, you might appreciate the location.||Our options are very limited in Mae Sai anyway; I think this is among the best...

It's really good.||Building; great looking from outside to inside. I enjoy walking up and down to my room without using elevator because the interior design looks great....and I dont want to be in the elevator seeing nothing on the away to my room. And it's clean.||Room; even standard room is quite well designed, spacious, and I feel good about how they decorate it.||Lobby and common space; I can find a cozy corner or a good working place to sit and enjoy the nice and cool weather around the hotel||Location; I am glad I did not stay in town because it's busy up there. I love it here and when I want to go downtown, just hail a local bus passing in front of the hotel every 5-10 minutes and do the same thing for coming back. Very easy. After 6 pm, no more service but I used the hotel's taxi (Tuk-Tuk)..Again, very convenient.||WiFi; no need to say..I write this in my room at the hotel.||TV, Shower, Fridge, all are good, new, and make the stay very pleasant.||||Negative;||Neighbor; on some particular days, the nearby jewelry auction activity wakes me up early. Read moreWe found this to be a decent place to stay. Rooms were spacious and clean, but even on the 5th floor there was a lot of noise from the street and restaurant below. We were traveling with a toddler and there was plenty of room to set up his portacrib in the junior suite, but the fact that the bathroom doesn't have real doors on it was sort of annoying. After our kid was in bed at 7 p.m., just trying to go to the bathroom was a pain since the door didn't really close all the way. Also we ran out of hot water very quickly during my toddler's bath. The beds had a noisy plastic material under the sheets too so everytime we moved it was noisy. Breakfast was definitely nothing to get excited about. We also ate dinner in the hotel, but the restaurant below only offers the usual Thai dishes. I suppose I would stay there again, but I wouldn't get...
