Just got back from a stay at Blackbrook Lodge and can safely say I would never return or recommend! On arrival you are greeted with a building site, a turning circle that only a master driver could manage and mud lots and lots of mud, granted it is winter but the building works are a huge cause of this. The staff however were very polite. Before arrival we rang to check what length of electric cable we would need and was assured 10m would be suffice, needless to say it wasn’t and we had to borrow another cable to be able to get electricity to our caravan. We had the same issue with the water hose, even with a 14m hose we still couldn’t reach the water supply, we told the woman in the office who advised her husband would be down to sort something out, he never arrived, so my mother in law went to go and ask and was told there’s nothing they can do, so we went the full weekend without water!! The pitches are slanted and very uneven although very large. The toilets were quite clean however there were holes in the ceiling above the showers and no one emptied the bathroom bins for the whole weekend. The full site looked unkempt and run down. I would say this is very much a workman’s site and not somewhere to go as a family. It’s a real shame as the views could be beautiful.

A stunning and peaceful place to be,the view was so pretty.the place was so well thought out and me and my children had such a wonderful time,lovely place all round,the beds were lovely solid rustic wood,the whole place is spacious and has a lovely sized bath and seperate shower which is very modern,we even had all the other added extras like cleaning products,a Hoover,iron and ironing board plus board games for the children to play,its nice and clean and lovely neutral colours,the staff also go out of their way to help and make you feel at home,there are open and sliding doors to each of the living room and the bedroom which was lovely especially when it’s a bit hot it was perfect to open them for a nice breeze,the pond is lovely to sit by,we saw dragonflies,fish and ducks and I also sat in the evening on the garden chair to look over the pond and it was perfect especially with the little soft outside lighting,there’s a large table to eat at too which was nice I was so surprised how much space there was,would love to visit again thankyou which don

Just come back from a wonderful weekend at the blackbrook lodge caravanning. Very warm and friendly welcome with even a walk directly to our pitch (15). Area in the centre of the field was just for the kids to play in and they all loved it....they made new friends and was happy and safe playing there. Shower was nice and hot with not having any ques, toilets and cleaning area was always clean and tidy even with the music in the showers and toilets so no need for a radio in the shower 😄 Pitches was a lovely size with alot of room for the BBQ and also for parking. Electric hook up was perfectly in the middle of the pitch so no matter what side you want to run it into the tent makes it so much easier. Shop was nice and staff members was all helpful and friendly. The lake was perfect for a small walk round and if interested in fishing you can also fish there.... Great value for money.... I would recommend this site to everyone if you want a nice, quite, family friendly break away. I will definitely be returning again.

Just come back from a wonderful weekend at the blackbrook lodge caravanning. Very warm and friendly welcome with even a walk directly to our pitch (15). Area in the centre of the field was just for the kids to play in and they all loved it....they made new friends and was happy and safe playing there. My first time here Was greeted by Jo who was very helpful telling me about the site On first impression it does look like a building site but once Jo explained why I understood though not sure of all the building materials could be stored away from full view of visitors to make the site look a bit less industrial. I stayed in a pod which was only a short walk to the showers. Showers are free to use unlike other sites so not sure why people complain about them They were clean and hot to shower in . My pod Duck was facing the lake so all in all nicely located . Inside it was very cosy My only feedback inside was it would be nice to have shelves down the side of the worktop where the kettle in to store your clothes as there is only some wall pegs to hang your coats on My kettle was leaking but Jo replaced it immediately when I told her . There used to be a shed that looked like it was used by the pods for washing dishes etc Does not look.like its been used for quite some time looking inside I was told some machinery being used in the building work cut into a cable so they put microwaves in the pods . To be honest I have not stayed in a pod for £100 a night that did not have a microwave so found the nightly fee of £100 very expensive however sitting by the lake made up for it watching guests fish for carp . Didn't really like carrying my dishes over to the communal area as the ground is loose gravel and I was anxious I would slip This will be improved after the winter once the building work is done as they are re doing all the road leading up to reception.. My only other main gripe is the location of the bins . They are right behind the pods around the lake and because of the bank holiday or a lot of guests they were overflowing that much that there were flies everywhere .The pod was lovely and warm but I could not leave the window open because of the smell. Not sure of there are drains there too as I could also smell some sewerage. Have to say though this is not Jo's fault as you can see she is very proud of the site not sure of she just manages the site or owns it but whatever non of this looks like its her fault The bins got emptied at 8am on the day of my departure The site has pods, campers lodges and seasonal pitches When I stayed it was quiet so that was a bonus. This is not a negative review as on the whole the site was lovely and hopefully next year it will look very different I would stay here again once the building work is completed because Jo was so friendly and...

Unfortunately I'm going to have to leave a negative review due to the people that run this site,

I booked 4 electric hook up pitches in may having told the lady that runs the site that i was bringing my kids football team, ( never asked how many people and we spoke about parking some of our cars on the main carpark)

A week before she called me up as she couldn't remember what i had booked, again told her 4 electric hook ups which she said was fine ( again never asked how many people) then hour later she asked if it was ok to move us down near the lake which has no parking near your pitch so said yeah as it would work out better for the group i was bringing.

When we arrived we checked in and said there's plenty of electric down the bottom and only expected us to use the electric to charge phones, but who only charges a phone when staying for 4 nights, most people run multiple things including fridges, anyway once a few more members of the team turned up the lady started to moan that 2 many people and vehicles have turned up and said we was taking the piss by parking where we did,

So when I went to speak to her she was very rude and told me I was taking the piss and that she had done me a favour by charging me £240 for 4 pitches and I had lied to her and that she was that angry I would have to speak to her later, I offered to give her some extra money if she thought she had under charged us,

in reality she charged me for 4 pitches ( i have email confirmation of booking 4 ) and only gave me 3, we used one main fridge instead of multiple fridges which apparently I was taking the piss for using, moaned that I had to many people and vehicle's when we had 7 and there was no where to park due to all the building materials that was all round the site, and there was 20 people so if I had 4 pitches that's 5 per pitch so cant see how I was taking the piss, I always take 2 vehicle's so in reality I had one less car than normal,

the lady in question made it very awkward when she was cleaning the facilities and wouldn't let members of my group use them will doing so and made our group feel very un welcome

So all in I'm very disappointed with this stay, its very unusual that I go back to the same place but its the third time I've been back due to the actual site being really nice and in the correct location

Liked: Big pitches, great views, friendly helpful staff. Nothing felt like too much trouble and we found it a great base for day trips and van days alike.

Quiet and peaceful no significant noise overnight.

Showers had warm water at all times, but we were there when the site was quiet.

Enormous potential for this to become a great site and work already underway too achieve this.

Disliked: Lots of building materials on site and a lorry made it feel a bit little a building site. We were apologised to for your and asked to ignore it, but that was our stay, and it made us avoid areas of the site that in hindsight we probably shouldn't have.

Showers were always hot and plenty of water but as others have said are a bit tired, and I found them dirty in places (basic surfaces all clean but needs a deep clean). Water pooled on the floor. Site was not busy on our visit, so they number of showers want an issue but I expect it would be at busier times.

Large parts of the site including our fully serviced pitch was quite a coarse gravel which was fine but did look a bit rough and was quite dirty (sorry if a clayish muddy coating on the gravel that meant your shoes were dirty) - but back to the building site element, we were told the plan was to block pave the whole site, a big job but one that will transform the site so lots of potential.

The pitches are fairly steep and we did need quite a few blocks to level the van, we didn't have enough but they were very helpful and provided as many as we needed. We were warned of this so can't complain and the support from the team was perfect.

Ideally I'd like to see a children's play area added, but we knew there wasn't one when we booked so again can't complain about this, just something it would be nice to consider.

I feel bad that there are more things negative to say than positive, but I think this represents the sites potential that's in the process of being realised, but for our stay isn't yet quite there. Unfortunately I'm not sure I can recommend the site at the moment, but think it has all the potential to be very recommendable...
