I have never felt compelled to leave a negative review before, but I feel itâs important to share our experience at Boreland to help others make an informed decision. We stayed at The Cottage for my friendâs 30th birthday. While the setting was undeniably beautiful and the house offered plenty of space for our group of seven, unfortunately, several issues meant we wouldnât return.||The positives first â the views were lovely, and the remote location offered a wonderful opportunity to stargaze at night. However, the overall cleanliness and upkeep were well below expectations. It was evident that the property had not been properly cleaned before our arrival: we found clumps of long hair in one bedroom and a pair of socks left in another. The kitchen was poorly equipped, lacking basic cleaning supplies such as washing-up liquid, a sponge, or surface spray. Despite the property being advertised to accommodate more guests than we had, there wasnât enough crockery or glassware for everyone. We also had to deal with a wasp problem â surprising for October â and later discovered a waspsâ nest on the side of the house, explaining the numerous wasps that came indoors during our stay.||The most concerning issue, however, involved two members of staff. One evening, while we were sitting quietly by the fire pit before 11pm, two male staff members approached us in the dark without announcing themselves. They silently stood behind two of our group until one of us noticed and understandably screamed out of fright. Given the secluded location and the fact it was pitch black, this approach felt extremely inappropriate. The situation was made worse by their reaction â rather than apologising, they laughed it off. The following day, one of them made a mocking remark under his breath as we walked past. This behaviour made us feel uncomfortable and unsafe for the remainder of our stay.||Having stayed in many similar lodges across Scotland, this is sadly the first one I would advise others to avoid.    Read moreWe stayed in the Cabin over New Year for a few nights. The scenery speaks for itself and is stunning but thats where it ends. The Cabin looks stunning in the website pictures but in reality is tired, dirty and needs totally updated. The 2 bathrooms were like ice boxes and with it being Dec/Jan in Scotland temperatures constantly below zero was a nightmare when needing to use the bathrooms, no heating in either, no towel heater to dry towels and one had a constant leak coming through the ceiling from the rain , when we called the help number about thins we were met with a dont care attitude. They did come to the cabin later that day with extra bottles of prosecco but no resolution in fixing the water coming through the ceiling and no one came at all the whole time we stayed. The cabin also has an outdoor kitchen, it does state this in the description but it is fully out doors, again no heating in the kitchen. Due to it being outdoors we also had all the bugs and birds coming in to the kitchen, we constantly woke up to bird poo on the kitchen surfaces and slugs on the floor. We could not use the kettle when any other devices were on in the kitchen as the electricity constantly tripped when we did. Each bedroom only had a small electric heater which was pre set and could not be changed so again the bedrooms were cold. Only room that ever had any heat was the main living room area due to the log burner if we did not have this in again this room was freezing. This place does have the potential to be amazing but needs a full update and deep clean. The layout of the Cabin also needs re thought the outdoor kitchen just doesnt work and also the bathrooms need totally re done.    Read moreVisited in February 2025 for my father's 75th birthday. There were 8 of us staying in one of Boreland's properties, we paid an extra £125 for use of the hot tub.
On arrival, the house wasn't very clean and the kitchen wasn't fully ready for self-catering - insufficient plates, dishwasher was full of crockery, the fridge was leaking, and the pots and pans were dirty.
Living room was nice, apart from a faulty lamp, but the bedrooms didn't live up to expectations from their website photos and one room had no heating.
On-site maintenance staff were excellent, couldn't help enough and were very polite.
The hot tub that we paid ÂŁ125 extra for was a blow up Layz Spa. This is detailed on their website, however we didn't notice this on booking and thought it was a bit steep for what we paid for.
On arriving home, my daughter contacted Boreland to detail our issues and they were very apologetic, citing staff shortages which we completely understand. They offered us a partial refund, including a refund of the hot tub cost, and a discount on a future booking. This was very appreciated and was offered to us in late February. It is now the middle of May and despite numerous emails, no refund has been forthcoming and Boreland have ceased to reply to any recent emails.
I am reluctant to post negatice reviews but I feel this one is necessary, had Boreland completed our refund I never would have posted this.
