We have just returned from a week's holiday at this mobile home park. The road surface on the way to the park was very bad and I understand the complaints in previous reviews about it. Unfortunately this park didn't really give us both a holiday feeling as it is more of a mobile home park for permanent (older) residents and it was screaming to sell new mobile homes. Our mobile home was spacious enough for us and the price for our holiday purpose was sufficient as we were out a lot. But unfortunately our mobile home was next to a road in the park and every morning from about 5 am the permanent residents drove their car to work past our bedroom window. Very annoying if you have to rest and sleep enough due to chronic illnesses to get through the day well. The most antisocial thing we have experienced is that on Saturday morning we wanted breakfast at 09.00 with our breakfast tickets, because after all we paid for it. And that the older man behind the bar was very short and said to us that it could take another half hour but I couldn't understand the reason because of his clamor about it. So okay then we go outside to smoke a cigarette. When we came back he was complaining to another man 'yes I said it will take half an hour and they are already back. I also didn't know that such a thing was a great shame to sit down at 09.15 when it should already have taken place at 09.00. Well we had plans that morning which started at 10 o'clock in Bexhill so we were late because of this and it is antisocial to talk about your customers in front of them. In addition, this man gave the other customers (permanent residents?) coffee and didn't ask us anything. That only happened when we could finally order breakfast where we could only leave at 10.15 am. It's a great park if you're out a lot like us, but don't expect much entertainment or atmosphere in the park.

Apart from those things to note it was an ok stay with Coghurst hall.

When we first arrived we was abit concerned with where it was situated as the roads leading to and from where extremely dangerous and uneven but we put that aside. When we went and got our keys we proceeded to the caravan unfortunately they hadn't give us the right keys so we had to go back to reception and they had to get the cleaners to meet us there with the right ones, once inside it was nice but small especially as we needed high chair and travel cot etc for the baby. The bed was extremely uncomfortable and we noticed in the caravans sitting in the car park untouched they had proper thick mattresses but ours was thin and hard. We Couldnt find anywhere to park and with a young baby to keep an eye on while we unpacked we parked on the grass which we was told was fine but we had to come off once unpacked, there was no parking the whole holiday near our caravan so had to continue to park on the grass. The club house is tiny and not suitable for babys to run around as there are steps either side, I was constantly calling my daughter away from them. Everytime I tried to use the shop it was shut due to break time which seemed to fall in the middle off the day. Staff seemed friendly though whenever I spoke to them. We was hoping that the holiday wasnt going to be all money as we was thinking off going fishing a few days but turns out that's £10 a day plus your fishing license. Driving around hastings to get to places was horrendous the roads are awful! Bumpy and very steep hills plus they decided to build speed bumps on the hills which made it even harder! We went to Brighton and pevensey alot and joked when we new we was back in hasting coz it started getting bumpy aha. Last but not least our 5th day into a 7 day holiday there was some really rude old people in the caravan in front and they opened the window and told us to get off the grass and we need to keep quite. We explained that there is no parking and due to having a baby it's hard to park further away and we also said we cant be quite as its impossible to do so with a baby and they just shut there window. As the park is expecting, I am sharing my horrific experience. As an ex owner, I know coghurst like the back of my hand and the location, the way it USED to be run by other staff was amazing, Since loosing my grandad who owned the caravan on coghurst, I chose to come back as a memorable /sentimental stay. My stay was for myself, my daughter, my partner and my small dog, so the caravan was dog friendly and gold standard. On arrival I picked up my keys from the receptionist, shown to my caravan (which the location was lovely as it was a few away where I spent my childhood with my grandad), As I entered the caravan I was hit with a very strong smell of wet dog, I entered the lounge area and noticed 3 large patches of brown marks on the carpet, (I believe this was dog fowl), Dog hair was all over the sofa, carpet and traces on the cooker. I understand to a degree that some traces of dog hair can be found in a dog friendly caravan. But this was horrific, I then rang reception and explained that the level of hygiene in this caravan is diabolical and it’s making me feel sick, they sent 2 cleaners (Jane and deb) who explained that because I had paid for early arrival they didn’t have enough time to shampoo the carpet so they left it! I then called reception to ask if they had another caravan that we could stay in as the brown marks, the smell, and the reason why it wasn’t cleaned, made me feel unhappy, To cut a long story very short, the receptionist and manager (Rebecca and kiely) had rang me back with the most horrific attitude, lied to say I had demanded a refund, and cancelled my holiday without me asking or consenting to do so, and sent me and my family back home which was 2 hours away. For anyone that is deciding to stay at coghurst, please understand that the phones are not recorded in reception, they are a tight group who bully people, lie, with no proof of their sick lies, they ruin children’s holidays, and have the audacity to give you a refund as a “good will gesture” , Please do not reply back Kiely, Connor or Dan, I’m sure this was amusing to you at the time but I will take...

Terms & conditions are unclear. Tried to book a group holiday with ages between 17-25. On the terms it states we should call up the park before booking as some may not accept groups. Sounds fair to me so I expected a polite phone call to say theyll need an extra refundable deposit incase something is broken or too noisy etc. Turns out that none of the Park Holidays accept 17-25 groups. An ageist holiday park? No thanks. Not sure why they wouldn't say that in the terms instead of wasting my time and theirs. As I'm under 25 I was called a child on the phone?!? Last time i checked an adult was 18+... I don't make the rules though.

I would hate to see how they actually run the park. I'm glad we weren't accepted The reviews on here speak for themselves...

"2.These terms and conditions These terms and conditions and those relating to the ‘Cancellation Protection Plan’ (if applicable) will be incorporated into your booking when we have received full or part payment from you. We are unable to accept bookings from anyone under the age of 18.

12.Number of your party The total number in your party (including children and babies) must not exceed the maximum capacity of the accommodation as advertised. In most cases this will be no more than six or eight depending on the size of the accommodation concerned. In the event that these numbers are exceeded, we reserve the right to exclude or refuse entry to any or all members of your party from the holiday park. Where half or more of the party is aged between 17 and 25, you must tell us when you book. We have the right to refuse your booking or cancel after bookings have been checked and/or we reserve the right to refuse entry or not to hand over accommodation to any person or groups of persons at our discretion."

Fyi if half or more are under 25 say bye bye to the holiday too. When I called up and asked if we could have a few over 25s come they said sorry no its less than half the group.
