Ok camping site, nothing special. Only one toilet blocks by the reception with only 5 toilets and 5 showers (in the same room so it gets smelly during shower) for male and same for female to share between all campers. I guesstimate during the weekend there was around 600 guests so in average 1 toilet for each 60 guests, i thought and felt no where near appropriate. In morning usually clean(ish) but it gets pretty dirty during the day. Lots sings saying Loo of the year award but not sure who awarded that, clearly nowhere near good enough. Pitches were very small that you feel so cramped and crowded when full. You have almost no outdoor space for anything. There is one child play area for the whole campsite again I thought, having 2 kids with us, it was not enough for the size of the campsite. There is a shop where you can buy main simple stuff and it was good. Small restaurant van outside the shop prepare decent bf and dinner at reasonable prices. They also involved eat out to help out scheme. Reception, shop and restaurant are open until 8pm which was good and if you are planning to return from your daytrip after 8pm you can get a keyfob from the shop to enter as they close the gates at 8pm. There few interesting places, beach, walks, bike ride place, around the campsite within 20mins and 1hr drive.

Stayed in one of the lodges for a week, was spotlessly clean and had everything you could need. Bedding and towels were provided and the lodge was spacious and comfortable. Free wi-fi was provided which was reliable and fairly fast. The main double bedroom has an en suite with a shower and there is also a family bathroom with a bath and overhead shower. Kitchen was well stocked with utensils and pans along with an oven, gas hob, fridge freezer and toaster. The fresh eggs, milk and cakes on arrival were a lovely touch. Lodge was dog friendly and a bowl treats and poo bags were provided to make our four legged friend feel welcome. The dog walking area on site was also great for a few games of frisbee and fetch! We thoroughly enjoyed our visit and highly recommend the lodges. Thanks for a fantastic stay

There were cats (feral I think) in the shower block, the washing up room and the shop. One morning a herd of cows stampeded through the park, in panic. Luckily nobody was hurt but they left behind loads of cow pats My husband found dogs mess on the pitch next to ours so went to tell Andrew, who thought it had probably been left by his own dog which had recently been wandering around the park. When the majority of the pitches are occupied, there is not enough room to park the vehicles

Sorry to say that the site has gone downhill in the two years since I last visited. Overcrowded and far too many pitches for only one (admittedly pretty good and well kept) facilities block. I know it's summer 2020 and the season has been somewhat curtailed which has had the inevitable effect on the site's financial year and balance sheet, but the field we were adjacent to was more like a festival than a camp site. No order to speak of and certainly no consideration for pitch boundaries or other campers. Speaking of the pitch, I got sick and tired of people wandering through, to get to the taps, shop or chuck wagon on site. Then there's the pitch itself. You are helpfully given a diagram of how to set up with your Caravan, Awning and Car all neatly next to each other in a row. Sadly, I don't tow a matchbox on wheels with a Fiat 500, so their suggestion is impossible. The one thing that managed to wind me up more than anything else unfortunately, was the sheer laziness, arrogance and ignorance of some of the staff there, really undoing all of Claire's sterling work. Farm and Site vehicles abandoned outside Caravans or Awnings with no consideration for paying holidaymakers, regularly blocking the cars in or just blocking what little view or space you have. Twelve Oaks, please accept this as constructive feedback; the pitches directly opposite the block are fit for nothing other than motor homes and only the smaller ones at that. If you do book this site and are allocated pitch 43 through to 49, then beg, threaten, stamp your feet or hold your breath to move somewhere (anywhere) else, unless of course you have a thing for smashed up Mitsubishi pick up trucks. Other campers then add to the issue created by the lazier members of staff by assuming that because they dump their vehicles in the area, then it's clearly alright for everyone else to do the same, again ruining any piece and quiet you may have been enjoying. A total lack of consideration that just escalates. That I recommended this site to other family members based on previous experience only adds to the total disappointment I feel from this visit. After a manic 2020 where I haven't stopped working, I wanted a nice, relaxing break. I have left feeling short changed and sadly will not return to this site in the future. Twelve Oaks, I'm sorry, but you have overgrown yourselves for what you have. You have got too many pitches for the facilities. At least one other Toilet and Shower block is desperately needed along with some serious staff training on customer service and interaction and some numbered 'pitch parking only' markings...

Our 1st visit to Twelve oaks over august bank Holiday - a really lovely site,we found it to be immaculate,nice people and we booked to stay for 3 nights. We sadly only stayed for 2 nights due to some VERY noisy disruptive and totally thoughtless people staying in the field over from us. We were told there had been some trouble the night before and some of them had left at 3am - the owner had dealt with it,but when the next day the remaining family were still shouting & screaming at the kids or dogs we decided to come home a day early.That view was also shared by the campers alongside us. We knew someone had rung to complain the previous nights shenanigans so the owners were well aware but said nothing even though they were bothering everyone around them. Dogs were specifically meant to be kept on leads understandably as its a working farm ajd also just for consideration to other guests but theirs were NEVER on a lead and were frightening small children and constantly being shouted at. Considering the owners were aware we hoped that they would speak to them during the course of the day but nothing changed - so we packed up and left early. A real shame as its a lovely,immaculate site - the food truck is AMAZING,as were all the staff we spoke to.The toilets & showers were immaculately clean - best we have ever seen. The pitches were smashing and we really had a lovely time. We would go again - but the complete lack of consideration to all the other campers was too much for us. Yes,we could have complained ...but the owners were aware of this family so we were sure something would be said.Theres no way they didn't notice as you could hear them all over the site ! Thanks Twelve oaks,we enjoyed your lovely site and facilities - it was just a shame we had to cut short...

Liked: What a wonderful experience!! I’ve been camping throughout my childhood and I wanted my son to grow up with the memories I did and boy did he! Aside my cheap tent purchase which resulted in a slight tent flood ( all part of the experience) we had a fantastic time. My son was off playing all day making friends and memories, the kids play area and play barn were amazing and I felt safe and comfortable with my son having a free reign without worrying where he was. There were go karts scattered around which he throughly enjoyed. BBQ in the barn on Friday evening was wonderful and really was a nice experience. Fresh croissants in the morning were a dream come true plus the breakfast butties on a Sunday morning . Guy and Maria were the perfect hosts always happy to chat and recommend local places in the area and couldn’t have been more accommodating . I wanted to extend my stay a few nights and they were able to do this without a hitch. Nothing was too much trouble even when my car battery died and Guy come along with his son and battery pack To save the day! There’s fridges in the barn & we’re able to charge devices in the house. The toilets where cleaned daily and always stocked up with loo roll and hand cleanser . Showers where lovely and hot Washing up room with washing machine and tumble dryer. We had a fire pit and roasted marshmallows each evening . It really made the camping experience. I went camping as a single parent with just my son and honestly was so so happy and grateful for the hospitable experience. We will definitely return !! We visited Southwold for crabbing , the local museum in Halesworth, Framlington castle, Norwich and Suffolk aviation museum and beccles carnival .
