If you're looking for a plush 5 star resort, keep looking. However, if you're looking for a true taste of life in Puerto Rico, this is the place for you. Micheal & Oxana are colorful, kind and charismatic characters running the establishment. They love to share stories of their experiences, both abroad & here on the island. My flight into BQN arrived sometime after 1am, after getting my luggage and picking up the rental car it was well after 3am when I arrived. Oxana had assured me that it wasn't a problem & it wasn't. Google maps directed me right to the door even without street signs! Check in was a breeze. The rooms have A/C as well as hot & cold water, trust me this is a big deal, and it was fresh & clean without something like cleaners or room freshener. The house is located off the beaten path, away from the bars & restaurants but within easy walking distance to the beach. Bonus for dog lovers, pets are welcomed. There are several friendly dogs on the property that will greet you with a chorus of barks during your initial arrival, afterwards, you are old news and will be greeted with tail wags. Note: The kitchen is outdoors, be sure to wash all items BEFORE you use them as the wildlife is plentiful everywhere on the island. That said, I've found hermit crabs & lizards in my INDOOR kitchen when we lived here.

This place is like to be at home. The owners are very friendly. I like the concept because you have your own private room and bathroom, but the kitchen is in the garden so it must be shared.The room have cable TV, AC, small fridge, a table with 2 chairs and closet. There are 2 kitchens with gas stove in the patio. There are kitchen tools, microwave, toaster oven, coffee maker, coffee, chocolate, spices and herbs. The place have washing machine and dryer and you can use it. If you like the country side to be surrounded by trees and small animals like chickens, cats and dogs it will be nice for you. There are a lot of balcony so you can see the sea from there. They have hammocks all over the place. The beach is like 5 minutes walking distance. There are more places to see but the time was not enough for me, but there are a lot of restaurants and food trucks near there or bars if you like it.

Beautiful location. Very off the beaten path. A little difficult to find on Google maps. We literally walked to the beach. It poured while we were on the beach, we used their chairs and the boogie boards. The kitchen situation was outside and there was seating. Michael greeted us and was very informative and great. Cute dogs and cats on the property.

Beautiful location. Very off the beaten path. A little difficult to find on Google maps. We literally walked to the beach. It poured while we were on the beach, we used their chairs and the boogie boards. The kitchen situation was outside and there was seating. Michael greeted us and was very informative and great. Cute dogs and cats on the property.

Rented out a few rooms in this guesthouse for a family trip. We reserved villa marsana because everything was booked in rincon, too bad because rincon was a pretty nice area, but aguada (where villa marsana is located) is not so much. The neighborhood is not the nicest with broken down homes, stray dogs, horses and cows present, but the people were nice enough. When we all arrived at the guesthouse, the owner met us outside. However he informed us then that he only accepts cash and that he wanted it all up front. He hovered over us as we figured out all of our cash between us to pay him. We didn't have any problems with payment the owner as another reviewer stated, but I can see how those issues would come up with him. The owner also stated that one of our rooms kept leaving an ac unit on while we left for the day but we always turned them off, there was usually evidence that he went through our rooms behind us (presumably to check plugs, ac units). While nothing was ever taken, I still thought it was weird. We never had any real issues with the owner, there was just something off about the stay. There were only 2 ways into the main guesthouse where the family stayed and both were into bedrooms, so if someone wanted to walk into or out of the guesthouse from your group of people, they would have to walk through a bedroom. The place is mansion-like from days of yore. The guest kitchen is fully functional but mosquitoes. Digital music plays classical jazz music to wash out utter quiet. |The beach walk is about five minutes or less and the neighborhood is very laid back so if you want a true taste of how they bring it in a quasi-rural setting, this is the ticket. It's a work in progress but very secure, cameras. We even had a look out sleeping outside our door, an elderly dog. Now I can vouch for their dogs' manners, calm, cool & mature. Rumor has it, they're pet friendly. We we're granted benefit of on site nutrition expert's cooking, too. Fresh fish, pasta, whatever we were offered a dish of, it was eaten ravenously and with thanks. If you like to sit in isolation and stare at the sea views, bring your long johns and full sleeve t-shirt for hammock on look out (common area 4th story balcony addition). The sea, pelicans, white cranes [?], and farm animals can be seen and heard from up here. It's a highly customized structure -- amazing stonework, stairways. [What my folks called "dream home" in their desert far, far away .] You'll need a rental car to get to the local places from here or at least a bike.
