The island is lush, peaceful, and reserves its natural beauty. We love that it’s less commercial than other resort areas in SC and that it’s a bit off the beaten path. Our favorite things about Fripp are: the large beaches, the abundant friendly deer, and golf cart life. For us Fripp is a great vibe! Now, what we don’t love about Fripp is the state of some of their properties. I went to Fripp twice this year and had similar but different experiences. For Instance, my visit in April didn’t include amenity cards and, while I was aware of that, there was no info available in the condo to let me know what was going on in the island or what places I could visit without the cards. I wondered why someone renting out their unit wouldn’t offer some helpful tips to their guests to help them enjoy the time when they don’t have access to pool, tennis, main restaurants, etc. But I had a nice time and had no problems with check-in and check-out. And the Beach Club Villa was perfect for me traveling alone. It was tastefully decorated and in pretty decent shape. I rented it through an outside agency. My second visit was in July and we rented a 3-bedroom house (838 Fiddlers Ridge) with our family group of 7 through Fripp Resort Management. It came with a golf cart and amenity cards—tho the price reflected such additions. What we weren’t prepared for was the state of the house we rented. The floors were filthy, bed sheets sandy (and no extra sheets to use), broken or run down appliances or furniture, and trash all over the grounds. In some of the photos we took of the deer on the property, you can see cans of soda and beer in the bushes. I don’t mean one or two, it was all around. I picked up many of them and bottle caps throughout the week. The final straw for us was when we were cooking dinner one night and the lid on a pan fell apart during cooking. No big deal, we were resourceful and covered up the hole in the top that was left after the handle broke off. But when we found the screw in someone’s plate of rice, we realized this was a bigger deal. The house is fully stocked but there is no organization to the motley crew of kitchen items dispersed among all the cabinets and drawers. It is chaotic. I don’t think the owners have set foot inside this home in a while. There’s no way anyone would choose to live with such disarray. It seems like they found a place for every discarded kitchen gadget they ever had. Even The AC was controlled by them not us which added some frustration. At least all rooms had ceiling fans. We enjoyed our July stay at Fripp very much but wouldn't rent 838 Fiddlers Ridge again.

This was the most expensive place we have ever stayed, and it was terrible. I have a 3 month old infant and a 3 year old, so I tried to log/ photograph what I could. I don't have pictures of everything. This property had several major concerns and was not safe for children. - No deadbolts on any door to the exterior, kids could just walk out. - Very loose stairway banister - A leak from the ceiling in the upstairs kid's room - Marshy/ sitting water for about 40 yards on the boardwalks that kept us from using the beach. We had to drive golf carts to go to the beach. We chose this unit because of the nearby beach access (we all have kids under 2), so this was very disappointing. - Home was not clean (I had to wipe down the floors in our room before setting up my kids' beds), lots of bugs on walls/ ceilings and "visitors" - Mold growing around several AC vents, doors, windows - Floors rotting out / obviously squishy upstairs - Rotted out baseboard in dining room (you can see straight in) - Back door frame totally rotted out - Mold/ rot around sliding doors upstairs - Smoke detectors not present in every room (I'm pretty sure it's a law you're supposed to have these in each room). We only saw 2 in the whole house. - Paint cracking off wall revealing wallpaper - Very loose plumbing in upstairs bath - Water pressure was bad upstairs (maintenance said this was checked, but our family upstairs said it was just trickling the entire stay). - Upstairs bath extremely dirty/ smelly (smelled like a public bathroom) - Fridge shelves were duct taped together (one was completely unusable and the other kept coming out during our stay) - Loose electrical boxes coming out of the wall in several places - Trash drawer doesn't stay closed in kitchen - Queen bedroom downstairs - bed and bedding extremely uncomfortable - Closets are full of personal items - No vacuum cleaner available in the unit The house is really in bad shape (not expected from the pictures) and not at all what I would expect from a resort stay site. It wasn't just dirty but unsafe for guests!! I will say maintenance came quickly when I called about the huge water leak in the kids' room, but was unable to help with several issues. I have never left a review like this. There is black mold everywhere in this home. The pictures looked nice, but this place is falling apart! Fripp Island Resort only gave me $500 back for my stay and we paid $4500 for 4 nights.

My husband and i stayed here for a week on vacation with our 5 teenagers. Beautiful location and views but not much to do, unless you like golf or racquet ball. The kids enjoyed riding golf carts around (the mode of transportation once you've parked your car). They have a "teen night" and other activities but it's geared more towards tweens. You may have beach or you may not, depends on if the tide is in or out. If the tide is in, you may have to use another beach access point. You have to have an amenity card to use the pools, visit the stores, or eat at restaurants on fripp. You also have to have it to rent golf carts or boat rides on the island. They will literally decline you wanting to spend money at their business. The amenity card doesn't get you anything else. We enjoy shopping for souvenirs, but was disappointed at the Fripp Ship (logo store) and the little shop as you come pass the gate. There isn't a Wings or similar store within a hundred miles of Fripp. The kids were somewhat bored. The Hunting Island lighthouse is nearby, but closed on Monday and Tuesdays! Beaufort is close by, but still wasn't very exciting for the kiddos. It was our 1st visit to Fripp (last minute vacation) so we made the best out of it and enjoyed ourselves. Will I book there again? Probably not. However, if you enjoy golfing and not going with teenagers, this may be the place for you!

We booked through Fripp Island Beach Resort and were very disappointed in the customer service. On the first morning of our stay, we found out the golf cart that the house was advertised with did not work. I called the front desk staff and informed them that the golf cart did not work and we needed a replacement bc we chose a house with a golf cart bc we have kids. We narrowed our search down with a house that had a golf cart. The front desk staff persisted to inform me that the golf cart was the home owner’s golf cart and not a Fripp Island Beach Resort’s golf cart so there is nothing that can be done about it. They gave me the number to the golf cart rentals and they also told me they could not do anything about it besides me paying for a golf cart rental through them! Let me make it clear, Fripp Island Beach Resort has golf cart rentals and they could have easily replaced our golf cart since the house is being rented by Fripp Island, not the individual owner of the house. Thank goodness the owner of the house, Mrs. Sherri left her number inside the home to call if the guest needed anything. Well since Fripp Island customer service did not want to do anything about the golf cart, I called Mrs. Sherri and she was very nice and accommodating. What ashame she had to fix the issue by calling the golf cart rentals and PAY for us a golf cart so that we would have one during our stay. She even thought that is was ridiculous that Fripp Island Beach Resort would not replace the golf cart. The owner of the house had to fix the situation, when really is was Fripp Island Beach Resort problem to fix since it was rented under the company. On the same day, me, my husband, and kids were at the house that afternoon and a woman pulled up and stated, “My manager told me to come and grab the owner’s number off the dresser in the master bedroom” - the manager of Fripp Island Beach Resort was obviously mad that the owner left her number for guest to call when they needed something. If we wouldn’t have been at the house, the woman that the manager sent was going to go into our rental house, uninvited and without us there, and go into the guest bedroom to grab a number that was in a picture frame. You cannot trust everyone and this company just allows people to come inside your rental house when you aren’t there. I had an expensive pocketbook and jewelry that someone could have taken. Thank goodness we saw the woman and were home when she tried to come in. Needless to say, I did not let her grab the owner’s number off the dresser and she left. I called the owner back and told her what the manager of Fripp Island Beach Resort instructed an employee to do! This manager was the manager that was working the morning of May 1st, 2025. That just blew my mind that a company and manager would do this. On day 3 of our stay, we had a water pipe bust in the house when we got back from the beach. I called guest services and told them that I needed someone asap to the house bc the busted water pipe was flooding the underside of the house and going into the road. I called twice. Guest services acted like it wasn’t an emergency and they were not attentive. Well, 40 minutes later, no one was there so I called the owner, again. Poor Mrs. Sherri for having to deal with all of this! I sent her a video of the flooding and within 5 minutes, someone was at the house trying to fix the busted pipe. We paid over $2,000 for a 4 night stay at 313 Ocean Point Drive Fripp Island, SC and our customer service through the resort was awful. Thank you to the home owner that made things right with us and thank you for leaving your number on the dresser. I would recommend guest booking with an individual owner other than through the resort when you are choosing a place to stay. Over $2,000 with Fripp Island Beach Resort was not worth the money for the...

We arrived and checked in with the resort. There was no mention of any issues with our condo. After unpacking for a while, we realized why the condo was still hot because we had no AC! There wasn't much we could do with it being so late. While getting ready for bed we realized we also did not have hot water in the master bathroom. At this point we are all tired and need the rest. We ended up finding several fans throughout the condo meant to cool us for the week I imagine. We also found dead bugs everywhere (means they couldn't have adequately swept, mopped or vacuumed) the bed linens and pillows all had saliva and blood stains and were too nasty to use, the kitchen had sand all in the floor, sticky residue on the counter tops, dried food inside and out of the microwave, half the light bulbs were blown out, none of the outlets in the second bathroom worked, the tub drain was broke and laying in the tub there was hair on the walls of the shower in the master bathroom (that didn't have hot water) hair and dust all over the living room rug & under the furniture that blew out from underneath every time someone walked by, there was also dirty underwear left outside on the patio in front of our condo. They were still doing construction work in the complex, so we were awakened many mornings with loud talking, music and banging outside our window. We called guest services the following morning to report the issues. We had to spend the first day of vacation cleaning and waiting on repairmen to come fix the AC and the hot water. The girl at guest services also wanted to argue with my husband that the water issue had already been fixed although we still had no hot water! Upon checking out my husband went to guest services to discuss the issues we had, and he was told "thanks for letting us know" We were inconvenienced and spent an entire day cleaning a filthy condo we had to stay in all week and that was the response! We also found out that guest of our condo two weeks prior had the exact same issues, so the resort definitely knew there was an issue with the AC not working and the lack of cleanliness in that unit. We have been loyal renters at Fripp for eleven years and we usually rent direct from a homeowner or use Fripp Island Stay and never had any issues at all. The only two years we used the resort we had a terrible experience! Unfortunately, the resort has a lot of homeowners duped! Of course, they'll give homeowners the best service & tell them what they want to hear but I don't think the homeowners know how poorly maintained their properties are and how guest of their home is being treated! Homeowners see their property booked all summer & great for them, but it comes as a loss for the renters when they arrive to a filthy, dated home where nothing works great! The homeowners and resort are getting paid so apparently that's all that matters as long as they keep the house rented! Oh, and the resort filters renters' reviews left on the resort page for properties and don't post the bad reviews therefore potential renters don't know what they are walking into! We are regular visitors to Fripp Island and our only bad experiences in the now 15 years of vacationing here have been with the rentals through the resort directly. We do not have any issue with rentals through Fripp Island Stay or previously with VRBO directly with the...

My family and I have just spent 7 days at Fripp. There are definitely nice things about our week here. The pools are nice and the easy ocean access from our condo is very convenient. The beaches are are very family friendly and not overly crowded. We also loved that deer are everywhere. That was great fun. Sadly our condo was dirty and had roaches. The furniture is very old and dirty. The seat cushions on the glass top table set are repulsive they are so nasty. Same with the sectional. The deck is nice but has so much junk stacked on it we had a hard time sitting out there. That includes a huge cooler with old wet cardboard/trash and even old beer cans laying around it. . The deck table and chairs were very dirty. The kitchen cupboards are dirty! The carpet is old and filthy to the point of being hard in places. We spent the first day cleaning so we felt a little better after that. The biggest disappointment was the attitudes of the employees. We found the restaurant employees very unfriendly. There is an attitude of annoyance for being bothered by guests (my family anyway). Not just once but every where we went to eat on Fripp. We went to Bonito first and found the food pretty good but the hostess seemed annoyed that because we were a bigger family we had to sit separately due to Covid. I’m not sure why that was such a bother. They treated us as if we were asking for special treatment. We told them we didn’t mind and asked for the porch area. After much discussion and putting their heads together they agreed to give us tables. There were no other people at the tables on the porch at that time. Amazing... They did ultimately serve us but we felt uncomfortable. We were pretty stunned. The cabana had decent burgers but boy you had to deal with BIG attitude to get it. The woman who appeared to be manager did what was expected of her but she took her time and you knew she was in charge. Plenty of attitude! The 2 other servers were completely nonverbal the entire time. They would not respond in any way. Again they brought your food,etc. but that was it. No communication. We were so happy to get out of there. I have never had an experience like that. The last time we tried to have dinner out at fripp we went to the Mexican restaurant at 5:30 which was the time it opened. My daughter went in ahead of our group to get us in (since Covid we try not to all pile in even with masks)... when the hostess found out how many were in our group she got aggravated. She condescendingly explained the rules to my daughter. My daughter told her we understood and had no problem sitting at separate tables. After a tense moment my daughter asked if we could have 3 tables on the porch.?to which the hostess replied, “Ahh No!” A lady who appeared to be in charge overheard the conversation and asked what was going on. My daughter repeated the gist of it and she said of course we can get you 3 tables. By this time though things had gotten so unpleasant we just left and got meals out off the island for the rest of our stay. By the way we were the first customers to enter the restaurant since we got there when they opened. Every single table inside and outside were available. . We do not plan to vacation at Fripp...
