I'm sitting here on day 10 of our trip. It is our 3rd year in a row coming to Fripp. The amazing beaches and beauty keep us coming back....but I have to write this review. Americans work longer hours and get less paid vacation than any other industrialized nation so our vacations are precious. I'm writing this so hard working families know what they are getting into....THIS IS NOT A RESORT!||Think of Fripp as a beach town. You've rented your condo from a family and now you are in the city, except this city charges a 12% fee to be in it. Resorts actually think of the people there as guests and want them to have a good time. This is a small town with over zealous cops looking to make money of you and small business owners annoyed you've come to their small town who jack up their prices cause they see you as trapped tourists. ||We have a saying "fripp being fripp" and my wife knows to drop it so I don't get upset.|"Why is there no camp? Why is there no boat ride? Why is the course closed? Why did the class get canceled?"||Honey, its just fripp being fripp!||Here are just the major highlights (there are many more I could post)|Last year we stayed at new haven right by the ocean course. I was thrilled to walk to the course! Oh wait...the course was closed for the season for repair. There was no where on the website that let you know this ahead of time. The pro told me this had been months in planning. Yet they let all of us book our trips thinking we were staying near an open golf course. When I asked if I'd be receiving any compensation for false advertising I was basically laughed at....||Camp: I'll be honest the real reason we come here is our son is an only child with ADHD. The idea of a camp was amazing. He could be with other kids and we'd get 6 wonderful hours to ourselves. They promised night time kids activities and sitters so we could enjoy our evenings out as well. Having stayed here 28 days over 3 years they've never once offered any night time activities or sitters. Year 1 camp was cancelled on Monday and Friday. It went from 6 hours to 3 hours because our son couldn't swim. We insisted he was fine in a life jacket and the pool is so small but they refused to let him stay. This year camp was closed both Mondays, a random Friday, and today (tuesday) is half day for some untold reason. Of the 17 available camp days these last 3 years I think he's been able to attend 10 days and 5 he got the full day. So don't come here if you are counting on camp. I have finally convinced my wife coming here vs seabrook or outerbanks makes no sense anymore! The camp was what drew us down here but in 10 days we were able to send him for 12 hours total! ||The golf courses have no flexibility. The course is empty in the afternoon and you just want to play 9...too bad you have to pay for 18. It sprinkled one day and the course was closed the entire next day! Year one they had free balls on the range, nope now you got to pay $10 and the greens fees keep going way up! Now its $165 to play before 12pm! Oh also the driving range was closed 5 of our 10 days despite it only raining once. It closes at 530pm and we came at 430pm 2x only for it to be closed already. ||The worst offense was last year. We lost 4 days to a hurricane. It took 2 full days for them to open camp, pools, and golf. So we were left with a 3 day vacation. We didn't expect our money back or anything but I had an idea. I called and confirmed that despite checking out on a Tuesday our condo was totally free until the next Sunday. I said look we missed out big time on our trip and the unit is empty. Can I pay 50% and we'll extend??? NOPE! I thought ok I'll play their game. I called the next day. NOPE! Finally on the morning we were set to leave I called and said "it'll be $300 to change our flights. Will you just knock off the $300 and we'll pay full price otherwise to stay...NOPE! They let the unit sit empty for 5 days. I was offering them over $2,000 but nope they didn't want any part of it. Can you imagine being an owner and finding out they turned down $2k over $300?||This year we got a $100 parking ticket b/c i was slightly in the handicap area despite there being more than enough space for the 2 handicap spots. Security pulled me over last year bc he saw our son holding the steering wheel while I drove the golf cart. I told him "obviously I'm controlling the gas and he just pretends to steer but I'm holding the wheel." He lectured me and told me that wasn't allowed. Its seriously the culture here. I had a random dude cut me off to lecture me on how kids can't hold the wheel. Dude its a golf cart on a back road....||Now when you need their help suddenly they are clueless. My son lost his hearing aid and I went to the cabanna club to ask if anyone had seen it. "Nope." Ok that is fine I said can I leave my number in case it shows up. "Nope! Just come back tomorrow and look." I called security to see if anyone had turned it in, "sorry you need to call the front gate." Ok. I call front gate "sorry you have to call the main office but they are closed (it was like 3pm)."||We still have never taken one of the cruises. Year 1 the boat was broken. I asked how long it had been broken and they said weeks. "Well that was part of the reason we picked Fripp, is there anything you all can do to make it up to us?" NOPE! Last year they couldn't get enough ppl so they'd just cancel. This year the site didn't match the actual boat cruises. ||Yesterday we went to play tennis, sorry courts are closed. "Why? I asked" They said it was too wet....it hadn't rained since the day before and 4 ppl were just sitting around NOT drying the courts despite it being 230pm. ||They will also nickel and dime you to death. $20 for a cocktail at the pool. The arcade is $2 a play. Bottle of water is $4 and the restaurants are pretty expensive. I really don't understand what this huge resort fee gets me....access to the super average/normal pools? Again this is not a resort that is working hard to make sure you come back and tell friends. This is a small town that sees you as a trapped tourist. ||Look if you are coming with a big group and happy spending all day at the beach you will like this place. If you love golf and don't mind spending $165 you'll like this place. If you are coming to do activities, have some time away from your kids, and attend a family style resort then this isn't the place it claims to be! On the first morning of our stay, we found out the golf cart that the house was advertised with did not work. I called the front desk staff and informed them that the golf cart did not work and we needed a replacement bc we chose a house with a golf cart bc we have kids. We narrowed our search down with a house that had a golf cart. The front desk staff persisted to inform me that the golf cart was the home owner’s golf cart and not a Fripp Island Beach Resort’s golf cart so there is nothing that can be done about it. They gave me the number to the golf cart rentals and they also told me they could not do anything about it besides me paying for a golf cart rental through them! Let me make it clear, Fripp Island Beach Resort has golf cart rentals and they could have easily replaced our golf cart since the house is being rented by Fripp Island, not the individual owner of the house. Thank goodness the owner of the house, Mrs. Sherri left her number inside the home to call if the guest needed anything. Well since Fripp Island customer service did not want to do anything about the golf cart, I called Mrs. Sherri and she was very nice and accommodating. What ashame she had to fix the issue by calling the golf cart rentals and PAY for us a golf cart so that we would have one during our stay. She even thought that is was ridiculous that Fripp Island Beach Resort would not replace the golf cart. The owner of the house had to fix the situation, when really is was Fripp Island Beach Resort problem to fix since it was rented under the company. On the same day, me, my husband, and kids were at the house that afternoon and a woman pulled up and stated, “My manager told me to come and grab the owner’s number off the dresser in the master bedroom” - the manager of Fripp Island Beach Resort was obviously mad that the owner left her number for guest to call when they needed something. If we wouldn’t have been at the house, the woman that the manager sent was going to go into our rental house, uninvited and without us there, and go into the guest bedroom to grab a number that was in a picture frame. You cannot trust everyone and this company just allows people to come inside your rental house when you aren’t there. I had an expensive pocketbook and jewelry that someone could have taken. Thank goodness we saw the woman and were home when she tried to come in. Needless to say, I did not let her grab the owner’s number off the dresser and she left. I called the owner back and told her what the manager of Fripp Island Beach Resort instructed an employee to do! This manager was the manager that was working the morning of May 1st, 2025. That just blew my mind that a company and manager would do this. On day 3 of our stay, we had a water pipe bust in the house when we got back from the beach. I called guest services and told them that I needed someone asap to the house bc the busted water pipe was flooding the underside of the house and going into the road. I called twice. Guest services acted like it wasn’t an emergency and they were not attentive. Well, 40 minutes later, no one was there so I called the owner, again. Poor Mrs. Sherri for having to deal with all of this! I sent her a video of the flooding and within 5 minutes, someone was at the house trying to fix the busted pipe. We paid over $2,000 for a 4 night stay at 313 Ocean Point Drive Fripp Island, SC and our customer service through the resort was awful. Thank you to the home owner that made things right with us and thank you for leaving your number on the dresser. I would recommend guest booking with an individual owner other than through the resort when you are choosing a place to stay.
