This campground sits on the Potomac river and is based on river rafting, providing those services. If river rafting is your thing then this seems to be a good place to stay. As for serving as a local campground it's passable but not out of the ordinary. It's a large park with hundreds of campers and tenters, again usual at a rafting RV campground. The smaller sites, B and C rings, are tight and very crowded on the weekends. The original site they gave me had some type of gathering in the next site, maybe 10' away and there people in lawn chairs in my site as well as 2 cars parked in my spot. Weed smoke was also thick in the air. The junction box was also on the wrong side for a back in. The staff was easy to work with and changed me to the other end of the park, in the A area. This spot had only 30 amp service, no water and no sewer that I could find. There are common water and sewer drops though This was a quieter area though. ||||Upsides were nice staff, convenient location to Virgina battlefields, and inexpensive. Also, the rafting availability. Considering the size of the park the bathroom was also passably clean. ||||Downsides are that there's one bath house with one urinal, 4 toilets and 3 showers for 100's and 100's of campers. The first day I was here I attempted to shower at about 7:30 am and there was a line out the door. Normal considering that there were maybe 50-75 tenters in the park. The next day I got up and showered at 5 am with no problem. There is a train within a 100 yards or so but no unguarded crossing so no horn blasts. It also seemed to not travel at night but did come through every few hours during the days I stayed here. Other downside is that while internet is advertised there was none to be found. When I asked the staff they were pretty sheepish about it and my instinct is the internet offering is BS. Verizon signal was good and I just hot spotted. I also didn't realize that the park was in Maryland when I made the reservation. Just be aware that MD is a state that limits the protections of law abiding citizens to favor the goblins that walk amongst us. e.g the gun laws here are as oppressive as New York. I try never to give my business to these types of states . My mistake but just be aware that if you're from a free state and have a firearm that MD police will relish throwing you in jail if it isn't stored in accordance...

Not quite what we would call relaxing camping but the staff was nice. We booked the premium river view site, which on website and map is a singular site. This is definitely a premium price. The water was on our site but required those on nearby sites to walk up to our camper to hook into the water. The electric was on the opposite side of the hook up and the cord didn’t reach. We were not warmed the sites would require 50 of cord to reach power. The staff was nice enough to lend us one. Our riverview was nice until they parked a motor home very close to us in front of us. So premium river view price, no river view. It was very late when this happened and the staff member told my husband “this is where I was told to put them.” The rest of the campground was okay. Bathrooms were decent, but small. Dump station is not convienient. Other camper sites were so close the awnings were practically touching the camper next to them. If I were to stay again I would suggest getting a site in one of the circle spaces, but bring extra hose and electric cord. The road in is the C&O canal- not in their control but a tall camper or motor home may hit tree branches. On our way out the camper in front of us clipped 3 trees. The trains are loud, not a problem in camper with AC on but we did hear tent campers complain they were so loud even with ear plugs in. They also said they could smell the sewage treatment plant right next to the tents. It rained two days that weekend and the tent sites were pretty muddy. The tent sites aren’t really sites- no pad or designated spot. It is an open area. You park out front of the tent area. I wouldn’t want that scenerio, especially with kids. There is a boat ramp to get in river and tubes, bikes, boats for rent. Would be nice for a family that wants to keep busy on the river or harpers ferry. Overall, nice staff but not quite private, peaceful trip in nature. Pictures attached of our view that we had before they parked someone in front of us and then after. Also our fire ring with power cords and hoses...

I gave this RV park one star because of the Potomac River. The bathrooms are totally inadequate. For the entire 100 site RV Park there are only two showers for the men's room and two showers for the women's room. The bath house is located on one end of the RV Park. Which means if you're camping on the other end and you need to use the restroom or shower you have to drive to get there. I am 78 years old and handicapped this setup is not appreciated. The bathhouse was filthy. One of the toilets was not flushed there was toilet paper all over the floor. There was toilet paper in the showers as well as dirt on the floor. There were lots of bugs, flying bugs and crawling bugs, all over the bath house and the fixtures.

The noise from the trains kept me awake most of the night. This is not really a quiet Camp ground.

The RV sites along the river are not even close to being level side to side or front to back. If you stay here be sure to bring extra shimming blocks to level your rig. We've been trailer owners for 11 years and the sites along the river are the steepest slopes we've seen since we purchased our travel trailer. There are very few sewer hookups at this RV Park which means most people must use the bath house if you are staying for more than one or two nights. Two trailers share the water and electrical hookups. This means the campsite next to you needs to cross your space in order to get set up. Bring at least 50 feet of hose to hook up your water. The water bib may be across the neighboring site or on the wrong side of your trailer. We considered leaving this RV Park after our first night and first use of the bathhouse. Unfortunately this is one of the few RV parks that do not refund money once you check in. We were scheduled to stay for five nights and didn't feel like we wanted to give up $200 just to move to another park in the area. We took sponge baths in our trailer rather than use the rv park's poorly located and dirty bath house.

I would not recommend this RV park if you plan to stay more than one...

We stayed full time in our RV for almost a year. It was honestly an outstanding experience as we were first time RVers and had a lot to learn. Take my experience with a grain of salt as we lived and commuted from here. First of all, read the reviews. Yes, the train can be a nightmare. The sounds can be horrifying. We personally got used to the noise pretty quickly but there was an adjustment period. The staff are incredible - so helpful, kind, and available for emergencies at any time of day. The bathrooms were always clean when we needed them. The campground is beautiful during all seasons. There are a few full-time sites open in winter and it was the most peaceful experience being there practically alone. The town is beautiful and there are plenty of nice restaurants and grocery stores nearby. The C&O trail is amazing and it was so enjoyable to walk my dog every day. We often saw deer, fox, and all kinds of critters. The music of spring peepers is also incredible. There is so much I could say and much that I'm forgetting, but this place will always be home to us and we are eternally grateful for our time there. The worst thing about this campground was not their fault: The crazy delays due to road blockage by the train. I was late to work many times, or would come home from a hard nursing shift to an hour long wait to get "home". We were stuck by the train, with no way out, so many times. The average wait time was 30min to an hour. The most frustrating thing: the train would often just stop, not move, and even go forward and backward over and over before moving along. It is a train yard after all. BUT, there is so much positive and it was 100% worth it.

Went on a little family getaway. An absolutely fantastic place to unwind for the weekend. Peaceful and quit, for the most part. They have a bathhouse, a camp store and paid pump-out services if needed. It’s located directly on the Potomac river and has an accessibility ramp to go down to the dock. Great fishing and quiet nights - sort of! It’s extremely close to town so getting supplies is no problem. My only drawback is it’s literally a block away from a train station, so if you’re not use to that it may keep you awake at night. The road to get to the campground is not paved so you’ll definitely need to wash everything (vehicles and campers) once you leave. We rented the prime RV spot next to the boat ramp, which would have been perfect, except there is a swing for photos that shares the spot so kids were constantly coming and going at all hours in our camp spot. Also, the spot next to us had what appeared to be transients living there - camping out of the back of a U-Haul. So make sure you check things out before committing to a spot. Other than that, it was a great, relaxing weekend!
