I picked this campground because it was convenient to the Mount Washington Cog Mountain Railroad, and also because we are KOA Rewards members. Although the staff was friendly and helpful, I cannot recommend this KOA for 3 reasons. ||1. I reserved a pull-thru site with full hookups, and when we arrived, we were assigned Site 18. But in positioning our camper on that site, we noticed a strong sewage smell adjacent to the bus in the site next to Site 18. The staff person who guided us to the site found that a hose from the bus had been stuffed into the sanitary sewer stub-up that was located between the two sites (right outside where our camper’s bedroom would be located). With the hose inserted into the sewer stub-up, the sewer cap could not be placed on the sewer stub-up to seal it. The staff person removed the hose and installed the cap on the sewer stub-out. But we could still smell the odor. When we complained about the odor to the office, they sent another staff member to check. He removed the sewer cap, re-inserted the hose into the sewer stub-up, dropped a deodorizer packet into the sewer, and stuffed a plastic bag into the connection around the hose. But he did not install the sewer on the sewer stub-up because of the hose (see attached photo). At that point, we went to the office and asked for a different site. We were told all the sites with sewer connections were reserved, and we were offered either of 2 back-in sites which did not have sewer connections. Deciding that was better than having a stinky sewer outside our camper bedroom window, we accepted a back-in site without sewer (Site 28). The camp office did refund the price difference between the 2 sites. However, in a subsequent conversation with the owner, he admitted that there had been odors from the sewer stub-up between the bus and Site 18 when campers were using the dump station.||2. After setting up our camper on Site 28, we found that cable TV was not available at the site. We were told by the owner that the price we were paying for Site 28 was the price for sites with no sewer and no cable TV. The owner also told us that we should have asked if it had cable TV before we “chose” the site. The website for this KOA shows cable TV as an amenity. It does not say that cable TV is only available on full hookup sites. As KOA Rewards members who have camped at KOAs in 7 different states, we have never had a site at a KOA campground without cable TV (including back-in sites and sites without sewer). So we assumed all sites had cable TV and never thought to ask whether Site 28 had cable TV. The owner offered to let us leave and give us a full refund. But it was already after 6 pm and we had no place to go and tickets to the Mt Washington Cog RR the next day. So we were stuck. We did not appreciate the owner’s comment that we should have asked about the availability of cable TV before we “chose” this site.||3. The final disappointment with the site we “chose” was the traffic noise from Hwy 115 which was near Site 28. This traffic noise is especially noticeable in the AM. ||||If you stay at this KOA, you should try to avoid the sites near Hwy 115 and make sure you understand which amenities are available at the site you reserve. In short, we were not happy campers, and would not recommend this KOA to anyone travelling...

We first contacted the KOA by email last winter, we were interested in having a wedding there. We had never been there or stayed overnight there before. We were going off of the pictures online of the place and it did look beautiful. Brad, one of the owners, responded back to us immediately. They were open to having us do it there. After a few emails he had us call him, he and his wife were so so incredibly helpful and nice. We ended up having our family from Texas, and some local family members, rent a few of the cabins. We also rented a cabin for two nights. The cabins were the perfect place to get ready with loved ones. They were very clean, comfortable, and had that cute cabin feel. And the beds were comfortable! We joke that Brad became a part of the team because throughout the wedding planning process he was always there to answer questions and even had great suggestions. They had never had a wedding there before so a few adjustments needed to be made and Brad and Bex went above and beyond to accommodate. Including adding an outlet near one of the pavilions for the DJ to set up. They have a hayride that they take people for rides on, which he used to drive the bridal party and bride down to the ceremony site. During that ride you could feel the sense of community there. Staff and guests were all waving. We used a campsite for the ceremony which was just beautiful, with woods all around, the scenery was perfect. All of the workers were super nice and helpful, they helped us do some setup and breakdown of the wedding. The whole place was just beautiful and we love the people there. The 11 PM fire curfew is a frustrating policy, though loosely enforced unless complaints arise. The hilly terrain makes biking difficult, which may disappoint families hoping for leisurely rides. On the positive side, kids adore the playground, and the jumping pillow, while not exceptional, is a hit. Gem mining adds a fun activity for families. The facilities shine with deep sinks for dishwashing, complete with soap, scrubbers, and hot water. The showers are impressive, offering strong pressure and consistent hot water. The staff is exceptionally friendly, creating a welcoming vibe. The pool, though cold, is refreshing, and the lack of supervision allows for relaxed enjoyment. Overall, the campground has strong amenities and a family-friendly atmosphere, but the small, unlevel sites, steep prices for basics, and restrictive fire policy detract from the experience. It’s a decent choice for families prioritizing activities and clean facilities, but those seeking spacious sites or bike-friendly terrain may want to look elsewhere.

The staff was very friendly and we enjoyed taking to Spike a few times during our weekend stay. I appreciated that the site was freshly graded before we arrived as I could see the drag marks across the parking area. I liked the trees dividing the site, but this created a problem, which I'll explain later. The bathrooms were clean and well maintained. The store had some necessities and trinkets. There are games to use, hay rides, ice cream socials, and a pancake breakfast. There is also a fenced in dog run; it's a bit small, but it's a place for a dog to go off leash none the less; there are bags provided to clean up dog messes, which everyone did. The issue that made this just an okay place for me was our site. We had a pull through site for only a 23' trailer, which should have been no problem. The length was fine; we had ample room to park and fit my truck angled behind or in front of the camper, but it was a narrow site as you can see by our awning photo. The second thing I found odd was the placement of the fire pit at the far corner against a rock, making us face away from our site; probably a product of the narrow site. The other sites we saw while walking around looked more spacious. Be careful if you have a slide out and an awning, site 3 is just a bit too tight.

This campground is excellent! Everything is kept up nicely which is on par with every KOA I have been to. I wouldn't recommend bringing bikes with training wheels my little one had such a difficult time because of the huge rocks. Our family stayed in a cabin the bed was sooo hard we ended up buying a mattress topper at Walmart and borrowing 2 sleeping bags. The cabin had a bathroom with shower as well as a mini fridge and coffee maker with filters, bunk beds and a table. My kids loved the porch swing they were constantly on it. The pool area was really nice my only complaint was there weren't any stairs to enter just a pool ladder. I have a bad leg so I couldn't get in with my kids I had to watch from the sidelines. The dog park at the front has some areas where a small dog could escape so be careful! Our pup was able to squeeze right under the gate. Walking around the campground was so nice we really enjoyed taking our pup on walks. My parents also stayed here they were in a camper parked by the entrance and their complaint was that you could hear all the big trucks driving by at night.
