This was our first visit to Point Sebago Resort. This was a mixed bag of pros and cons. But, overall I would NOT visit again. Pros: 1. The "Sebago Square" where the snack bar, convenience store and guest services are located was nicely done. The store was not overpriced and offered conveniences like coffee and pastries for sale as well. 2. The location on the lake was very nice. 3. We visited the 3rd week in July and there were lots of activities for the children. 4. The MAIN roads were well maintained. 5. Mini golf and many activities were free. Cons: 1. The pictures on the website are EXTREMELY misrepresentative. Do your research. This is a mix between a trailer park w/ a few campsites. The permanent vacation trailers and RV's are what makes up the majority of the property. They have been VERY lived in. The majority of the trailers look like 1/2 sized trailer homes. Scattered within are updated "tiny homes", but there are only a few. These trailers are on top of each other with about a car width distance in b/n. 2. Expect CONSTRUCTION. We were given an RV spot directly next to the new "Eagles Nest" tiny home and shipping container development circle. It was terrible. The bulldozers and construction vehicles were present (and loud) all day and everyday from 8am till 4pm. IT. WAS. AWFUL. 3. Teenager theft is wide-spread. This is not like normal campgrounds were campers/RV'ers look out for each other. We foolishly left a new bottle of Gatorade and a bag of goldfish on our golfcart seat for about 10 minutes while chatting w/ someone and had it immediately stolen. 4. The "water park" it costs $$. It is plopped right in the middle of one of the two swim areas, taking up most of the beach. Swimmers are forced to the sides were all the mucky bottom is. It was gross. I pulled my child off the "water park" when I realized he was jumping off into waist deep water. Obviously, a huge safety issue. Neutral thoughts: A lot of the behavior is very "Carnival Cruise Ship". People go out early in the morning and mark their spots with large tents and chairs, coolers, etc. There was still plenty of room on the beach, if you're ok with being away from the amenities. Lots of bored teenagers running around. "Eagle's Nest" was a huge disappointment. We had gone up there to look at the tiny homes for purchase. BLEH! There are a couple plopped in the middle of the trailer park. Not 40 feet away are modified shipping containers (with a bed and bathroom) that the park will be renting out. Not what we expected. You can see these in the photos posted.

I absolutely love this place! This is the first year we've camped here, we've gone twice this month. Keep in mind we went during Covid-19 where some things are different then normal but we still had a blast! We camp in tents but rented and RV site because we like the location of site 801. It's a corner site so you only have one neighbor (although the sites do feel pretty private because they're separated by trees) it's close to Sebago Square (camp store, guest hub to get free sports equipment, modern arcade, beach grill, ice cream bar, new Mexican food truck etc.) Close the the beach, boat rentals and all the main buildings. The Tiki bar and restaurant is just down the beach.. The camp store has everything you could imagine, including a very large beer selection and wine.. The best part about this place is the endless activities for the kids. The mini golf was a big hit for my kids along with the sports center where there's tennis courts, volleyball courts, pickle ball, horseshoes, basketball courts etc. They have a few playgrounds and tournaments of all kinds almost daily. There was live entertainment throughout the day one Saturday. We did try to rent a boat but they were sold out, I'd definitely recommend reserving one in advance if you plan on using one. This is a new favorite that we will definitely be returning to each year.

We paid for the linens package and had to go to the office to request enough for all the beds. They only supplied the sheets and blankets for the double bed and one twin when we arrived. We stayed on Acorn Drive. I assume this is where they put you if you bring a dog.there were quite a few trailers on the circle, only 3 occupied. We were given the smallest lot. We had to wait 30 minutes after check in to get into the trailer. Don't understand why we were given this unit, as others were available and we book 6 months out. You could not bring your dog to any common places. They charged an extra $75 fee to bring her on the boat we rented. In summary, this was overpriced fir what was provided. We airb&b usually in the summer in Maine. I paid about the same for 4 days at Point Sebago as I paid the last 2 years renting an entire house, sleeping 8 to 10 on the water. The pictures include the horrible bruise I got from sleeping on the futon. I will not be going back.

-The lack of activities. We come to this resort because of the amount of activities that have been on offer in the past. We planned this vacation months ago when the schedule was full of things to do only to be changed shortly before arriving, well within the window that I wouldn't be able to cancel and get a full refund. If I had more heads up that so many activities had been canceled, especially the adult game night, I would have went to the KOA up the road and paid half the price and had a similar experience.

-The dilapidated facilities. Every bathroom I have entered throughout my stay has been absolutely disgusting. Urine on the floors, empty toilet paper dispensers, and mud caking the floor. It's as if some hadn't been cleaned in days. The mini-golf course is completely falling apart. The fairway is very ripped apart making is difficult to play.

-Bees everywhere. I understand that bees are a part of nature and there's no stopping that but the nests are clearly not being dealt with. The one behind our campsite was supposedly taken care of shortly before we arrived and this morning, our site was overrun with bees, all originating from the nest that was supposedly taken care of.

-The lack of any sort of day camps for children has caused a flood of children running rampant including some that have walked through random site unprompted. Others have simply been running around in large groups at night yelling and causing loud noise after quiet time.

-Miserable staff. I understand that the resort is lacking staff this year but that's not exactly my problem. It's up to the resort to make people want to work here and clearly the lack of staff might be a sign of working conditions here at the resort. Barely any staff seems to even enjoy their jobs, let alone have a smiles on their faces. Many have been extremely cold and not wanting to be helpful to guests.

-The lack of security has caused many people to drive extremely eradically around the resort. In some instances almost hitting people who are walking or on bikes.

-The very rude treatment when asking for a partial refund. I initially asked for only a partial refund because of the issues listed above but due to the rude behavior of the person I spoke to and the lack of willingness to rectify the issue right...

10 out of 10 would not recommend, save yourself the headache. I thought it would be amazing however it was a waste of over a thousand dollars for a long weekend. It was a dust bowl, broken water line making the back side of my campsite a bug haven. I spent 3 quarters of the weekend calling than being sent to find the ever elusive harbor master for Point Sebago than given the number to call with no call back. We could not have a campfire the whole time we were there because there was a no burn statement from the town. That being said if a hotel loses power it is not their fault either but they usually offer you something like a free drink or a curtesy something just to say sorry for your less than ideal stay. Then to top this all off the staff took our golf cart from our site. I spent my last day there at the welcome center thinking someone had stole my golf cart. The helpful staff said there is no way they would have done that and the manager at the time “was to busy to help me locate it using there GPS”. After going back and forth for 20 minutes another staff member came forward and said wait one of our ground crew just handed her the keys to that golf cart. The staff person at the front said “I can only say is that usually doesn’t happen” i repeated that it still was not yet check out time and yet this has happened. She again repeated the same thing “I can only say is that usually doesn’t happen”. Please save yourself allot of unnecessary anger and disappointment and stay away from this place. Go to one of the Sun out doors in Saco or OOB they are so much better than this place. I spoke to A manager Katie on Sunday 8-17-25 and she was great and knowledgeable she helped me get over the fact that nobody knew anything Friday, Saturday, and until 2pm Sunday when I spoke to her. But 8-18- 25 when a manager is to busy to deal with a customer whose golf cart was stolen (although it was by the campground staff) is pretty sad and also for them to assure me that it was my fault until they absolutely realized it was indeed there own wrong doing.
