It's quite, friendly, pet friendly, manger is cool and awesome. I LOVE IT HERE, Never been here before my kids like it and I enjoy it despite of a few snotty neighbor but it all good I can not say anything bad about this place PLUS IT IS VERY CHEAP TO LIVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!

Arriving at this RV Park, I had an implied presentation from the site manager of a well ordered and hospitable arrangement for the RV site; but upon the first day, there was a serious lack of cleanliness and upkeep in the public use restrooms and showering facilities at the park.

Not merely dirt and trash, but a continually filthy and unkempt space for the showers and bathrooms; both having severe infestations of mold and mildew buildup on the walls and ceiling, which was not only surprising but repulsive when you consider the time it takes to infest A WALL Of A Building with Mold that is Visible. One bathroom, from the day of arriving until departure, had ceiling lights that were broken, the other bathroom had IT'S ceiling fan broken, as well as a completely broken shower handle making that shower obsolete. Each bathroom, you could see whenever someone used it due to the trash and sometimes clothes and occasional personal care wipes and products covered in someone's feces which were unceremoniously tossed into the trash can; despite TWO ENTIRE DUMPSTERS not more than two hundred yards from the Bathhouse.

In addition, the part time/occasional maintenance man they hired, Jose, was sorely lacking any cleaning products or tools in which to clean whenever management and/or the owners finally decided to pay him for his work.

As a final concern with management, the power to the entire RV Park was shutdown on two separate occasions; first, on Thursday, Jan 23, for the entirety of the day starting around 9 or 10 AM, until the next morning, and which we only learned due to the utilities truck driver which was on site that day, was due to the lack of power because THE OWNER DID NOT PAY HIS UTILITY BILL, which I could understand if there was forgetfulness, but this towards the month's end, and days after the winter storm finished, which shows no excuse in lack of care and hospitality from the owner and/or manager for this interrupted service which everyone in the park paid for. And secondly, on Tuesday, Feb 4, from early in the morning before 8 or 9 AM until late after sundown, the power again was turned off to the entirety of the RV Park.

I cannot speak more to what I do not know, but let my witness show that in whatever situation anyone might find themselves in, for the price of $545/MO per monthly RV Site, this establishment is best left to decay and rot as the owners and management...

This place doesn't even deserve a star. I have never put a review on a place, but this place, or I guess I should say the woman that checked us in, royally p**d me off.

First off, we called about an hour ahead of time to make sure they had availability ( we were driving through and just needed a place to stay for the night). She said yes. So we get there and she's standing outside the front office, and she sees our two big dogs and immediately starts digging into us (their website said pet friendly and she didn't ask if we had pets, so we assumed they would be welcome). She says, "If I had known you had big dogs I probably wouldn't have let you stayed here, but since it's for one night, I guess it'll be okay." We respond by saying, "Well the website said y'all are pet friendly. We can find somewhere else to stay if it's going to be a problem." She says, "I guess it'll be fine. You need to make sure they stay on a leash and only walk them up here in the front." She says this 15 more times, as if we didn't hear her the first time.

So we start filling out a stack of paperwork, just to stay one freaking night and she starts talking cap about a guy that came in before who had an outdated trailer. She said, "I didn't think to ask him what type of trailer he had when he called ahead of time." All I could think was, "Just like you didn't think to ask us if we had pets and what size like every other rv park does when you call ahead of time." I bit my tongue though.

Then, we go to the spot we are assigned and we have some trouble parking it (we haven't quite mastered parking a fifth wheel yet) and she wheels around in her car and yells, " Are we going to have some issues here?" She just sounded so rude Everytime she talked to us. I told her no, we are just trying to park. The whole damn neighborhood had to come out of their trailers to watch us park and mean mug us.

After we got parked, she has to tell us once again to keep our dogs on a 6' leash and to keep them away from our neighbors dogs. We nodded and quickly got our rig set up so we didn't have to hear her nag us anymore. We left as early as we could. It was the worst rv park and customer service I have experienced in the year I have been RVing. I would definitely try to find somewhere else to stay if you find yourself in the...

UPDATE: July Just as I predicted, they evicted us. Could give us no reason because we had not broke any rules. Lied to us and said the system was down so we couldn't pay rent, waited until we had left to place a 10 day eviction on our door. Then would not answer the phone when we tried to inquire about a reason. We never caused any issues and did not plan on causing any then. Finally told us that the reason was because we planted flowers on there property without asking.. this was all done prior to there ownership. Then refused our deposit back saying we owed them a day rate for every day the camper set there...what!?! Refused our rent then going to charge us... I got with my attorney because we did nothing wrong and these people do not know the laws and are just making things up to suit them. I did get my deposit back because I am glad they didn't want to go to court because I really feel I had done nothing but contribute to the park and make it look nice. But I have since moved to a better place. I don't say this about many, but please be aware that smiling faces do not always mean good deeds. Treating people the wrong way enough will finally end up ruining something good you have. And by the way, they never bothered to answer this review, have they... js.. the review below was written a few months ago..

Slowly changing my review ... Its still a somewhat friendly area. I've been here a bit over a year. The park has changed owners. Although they are making upgrades, I'm not so sure they still have the long term tenants at heart . they have been nice and worked with me personally, but being made to uproot my area for the sake of them wanting my spot , not so sure that's a very nice or right thing to do. I have to comply because, due to the Harvey, I have no where else to go. Not knowing if these people realize this, or even care... Not really very gracious.I am an up front, respectful person and have never caused any issues. I took this spot from nothing to an amazing pretty spot that everyone who has come into the park have commented on how pretty it was. Now I'm being pushed out. Well, at least I will still be in the park for now, until .... Who knows what else will change to push out the older...
