I have lived many places during my travels for work and stayed here for 7 months. I rented a 1 bdrm 1 bath “cabin”, essentially a trailer home. Be prepared to pay OVER $200 in electricity in peaks of summer and colder months. Theses places are poorly insulated, do not have washer or dryers and for the electric to be that high is ridiculous. My place in Reno was 2 bdrm 2bath w/ washer & dryer was never over $80 for electric. You will never have a bill less than $120. Your thermostat won’t keep up with keeping place cool or hot (Pic included). Having fans on even though this is a small spaces helps some. In the winter I could feel the breeze coming in through the living room entrance, they came out and insulated (pic attached),by stapling some foam around door. Which started ripping off the staples eventually ever time you open/close door. Since I moved in, I complained of a mold smell, they have some kind of lining inside the vents in the floor that causes mold they never came out to replace. I complained several times to many of the staff and nothing was done. They should put some sort of foil inside the vents for easy vacuuming not sure what they’re achieving by the insulation inside that creates mold. When I notified mgmt I would be leaving but ended up staying additional time. I asked for pest control, when I noticed a big roach again, no one came out, be sure to stay on top them to get things done. I would recommend monthly sprays for hot summer months, humid Texas months do not keep them out. I have only seen the big ones here and never more then 1 in a couple weeks. I wouldn’t say they have a roaches problem, be sure to get monthly spray. I would defiantly recommend u stay in the new homes they just delivered since old ones smell of mold and have mold in bathrooms from condensation. They have adult time at the pool 8-10pm, which is nice for adults. They are all drinking and floating and you never see them get out to use bathrooms, my 5 yr old knows better than that. Pool had to be closed 2 times that I can recall for cleaning. Some young guys rented a travel trailer next to me who decided 5:30 am to start drinking and grilling and had many guest arrive. When I called Poala, mgr, after they opened, she stated you can have unlimited number of guest and quiet time ends between 6am - 10pm. But that she would address it. Not sure what she addressed when she just stated any number of guest are allowed on premises at your living space and when the quiet time is over! They did, however change the pool rules to 2 guest per ever registered person not including kids. Paola, (manager) comes off very pleasant and accommodating but when you remind her of their own rules she is quick to give people a notice to vacant. Also have heard she is happy to call CPS On families. Be sure if your staying long term to stay on managers good side! However, if you know ur leaving anyway tell her how it is, you may even get a discount to leave early! $824 for a 5 day was dropped to $178 not including the electricity final bill. Ty ;) Poala lives on premises with her family at the very end of the RV Resort, her whole family pretty much works there, (must be favored). If you call Steve Yates (manages 17 sites as he stated), about compliments, he is very quick to dismiss and doesn’t care to see evidence emails between his management. Be sure to communicate via email, avoid in person verbal communication, document everything via email. That area gets boil water advisory, at least 2 during my stay there. The longest ones during my final days there, was glad to leave during that time. (Picture attached). Let’s end on the positives, Cleaning stuff does a great job at cleaning your rentals and night cleaning crew was nice and kept the amenities clean, such as laundromat, grills and main rec room. My cleaning lady Vanessa was great and did an amazing job! If she is still there don’t forget to tip your cleaning staff! Not required, but I do believe in nice gestures as I’m sure it’s much appreciated!

We are staying for a month, and have been able to enjoy the amenities like the pool and outdoor gas grills and firepits, despite the restrictions in place because of the virus. There are several grilling stations (with refrigerators and sinks) so we've never had to wait to use them. The staff and management are STELLAR! Amy went out of her way to accommodate us when our power jack went out on arrival, and let us move to a pull through spot for the night, even guided us over after office hours. They keep everything spotless, and in working order. It's a gorgeous property and everyone is friendly. I wish I could bring this place with me when it's time to go.

The closest grocery store is HEB by I 10. You can rent golf carts to ride to places in rv resort. Has big dumpsters in front for trash. Air pump available too.

Beautiful view from Rec Center! Family friendly and has so much to offer. Pay about $700 a month but worth it. Has small laundry mat, attached with a seprate room of half gym, pool table, livin room with tv, small book shelf for adults and kids, also has a popcorn machine and coffee maker. This review is concerning the onsite managers Scott and Jessica at the Mont Belvieu location. Just wondering how many complaints there has to be before some sort of action is taken. This is by far the most unkept resort i ever stayed at. The only time they get out of their chairs is when they know upper management is on the way. Guest are constantly belittled, bullied and intimidated! If you ask for any type of repairs or assistance rather it be dealing with the propane, something with your pedestal, the card readers in wash room, paper/ink in the computer room, toilet paper in the restrooms, or the dog poop around the park, etc.... the list goes on and on but they treat every issue as an inconvenience and a waste of their time. The blood on the concrete as stated in a earlier review for example.The rules pertaining to dogs on leashes or not being by the lake is completely ignored. The golf carts are not maintained and most have some sort of battery issues & when these things are brought to their attention they reply by saying we dont pay enough to maintain the golf carts. I've been here long enough and have witnessed several people being evicted or leave on their own due to Scott's inability to control his temper and his tone/choice of foul language. It is extremely unprofessional for them to be wandering the rv park after hours drinking alcohol and using that same foul language towards young children. The pool is not being properly cleaned and treated. This has been an on going issues for quite some time now. It should be routine before it's ever opened to be cleaned and treated. Not let it be so foggy or turning green that you can not see the bottom of the pool. Even then they refuse to go out there and do anything about it. The security is a joke. The side gates have had the same code probably since the park was opened. The cameras aren't placed it a decent spot that can catch thief's driving in and out of the park. Basically zero security, the gate is pointless. Within the last year I would say close to $100,000 of guest property has been stolen from that rv resort and not one time has the security of the video monitoring or the front gate or side Gates helped. Guest have informed the managers of holes in the fences and yet they have not been fixed. The managers are not enforcing rules about the upkeep of guest lots. Many people have piles of junk overflowing their lots and yard ornaments and fences all around their grass/lot. Almost all the loyal guest the rv park once had now reside next door at crystal lake rv. Which was a complete downgrade at one time but with new owners and proper management they have added all the amenities mont Belvieu rv offers but they strive for excellence and run a tight ship where everything from the clubhouse, laundry room, pool and lots always look pristine. So... back to my first question, what is it going to take. Clearly I'm using a fake name and only because I do not want to be bullied, belittled or intimidated. I'm hoping for it to go back in becoming the family friendly clean resort that...

Last review said no trailer trash. Not sure where he was staying because this place was full of trailer trash that appeared to live there year round. We stayed there for 7 weeks. We rented the 5th wheel for 567.00 a week. Hot water heater did not work and did not get fixed for two weeks. AC in bedroom took a month to get fixed. Leak under the trailer into storage compartment never got fixed. Managers there were the rudest managers we had ever dealt with. Also, they would not adhere to state laws about not charging renter tax after 30 days occupancy. The customer service at this place was absolutely the worst ever. If we ever had any issues, they would immediately make us feel like it was our fault and treat us like we were putting them out. Point in case... When we told them our hot water did not work, they instantly said, "well, we have showers up here at the main building"....And when we told them our AC was not working in our bedroom, they said, "well, open your window" When I am paying premium prices for supposedly premium lodging, I want my stuff right and fixed when it is broke. If I could give this place a zero star rating I would. Hot tub was always full of children and their rude, trailer trash, drunk, mamas. Zero management at this place. It seems that the only thing that this place was up to snuff on, was charging outlandish prices for absolutely zero service. They NEVER failed to let us know it was time to pay. But never did what they said they was going to, either. The only people I would recommend to this place would be my enemies.

If you see any reviews on here saying that Hank and Amber were great, I guarantee you that it is one of their friends trying to help keep their jobs. Amber especially was one of the rudest, un-accommodating, un professional, no customer service knowing, individuals me and my wife have ever came across.

We travel the whole US coast to coast, year round for work. This was the worst service we ever...
