18 months - internet is worse. When working they turn it off from 11pm to 7 am. 14 months here... Pros: A very nice,safe and super quiet location convenient for a semi quick commute to Downtown, and close to mant highways for access to the rest of the metroplex. Maintenance Staff are kind and have always been extremely helpful. Sean provides excellent management and was super helpful when our pipes froze. Cons:Owners should install restroom/shower facilities, and there is no storm shelter which is surprising as this park has taken a direct hit from a large tornado in 2014 and a near miss this year, leaving people having to flee to the nearest gas stations. Internet can be terrible. With the terrific staff and location this could be one of best rv parks in the state should the owners invest in the infrastructure and internet.

Sean the manager really helped us out! After traveling a really long day, We could not find any place to stay in the whole Dallas area! Everything was booked solid and we were really in a bind. We found this place on RV parky app around 10pm. Sean answered the phone and gave us a spot for the night. He was so nice and accommodating, and we were so happy with the place once we saw it that we booked another night. The next day, I laundered all our clothes in there cute little laundry room, and my clothes smelled so fresh! Everything was clean and well-maintained. The person at the front office was named Diona and she was so sweet friendly and helpful too. The location is great and has a little lake you can sit by. From excellent customer service with everything we needed, this place gets five stars all the way! Highly recommend!

The sites are level and the Rv stayers and staff were all very warm and welcoming. There’s laundry and an ice/water machine which was wonderful. The surrounding area seemed safe and quiet. The only downfall really was the lack of public bathroom and showers, but that’s just a personal preference. Otherwise this was a pleasant stay.

After a thorough search, this was one of the closest parks to east downtown Dallas. We arrived late at night but thankfully the park had emailed very detailed instructions so we had absolutely no issue getting to our site. The sites are level and the Rv stayers and staff were all very warm and welcoming. There’s laundry and an ice/water machine which was wonderful. The surrounding area seemed safe and quiet. The only downfall really was the lack of public bathroom and showers, but that’s just a personal preference. Otherwise this was a pleasant stay.

This was our second time at this park...the first time we were very green at RVing as it was only our 2nd or 3rd time. Since then, we have had some experience and have even upgraded to a fifth wheel.

Unfortunately, this is not a good place for weekenders wanting to get away and have fun. It is where many people live and they make you feel like you are walking in their yard...there is very little to do as well.

Well, ok...we were making noise but it is an RV park....not a monastery.

The RV next to us complained because we were laughing and enjoying family. Someone (presumably the owner) came by and told us that we had to be quiet and remove our outdoor carpet from the grass or we would ruin it...come on man!

After further review, this place could be awesome but the layout of the slots is horrible. When you walk out of your door and try and sit under your awning the slots are so cramped together that you get to sit right next to your neighbors sewer setup.

You cannot help but be heard by your neighbor because you are actually right on top of each other...

The other thing we did not like either time was the way they check in and out...you never see a soul. When you call you get voicemail...and maybe someone will call you back in a reasonable amount of time. to actually make a reservation.

This last time, I had to dispute the charges because we made a reservation for 2-nights and they claimed we stayed 3-nights. The way they do the reservations leaves you with no documentation of the transaction until it shows up on your credit card.

What is even worse, they attempt to leave you a map to your slot at the front entrance. The location is unmanned so you cannot ask any questions. Even worse, when you arrive they ask you to write down your credit card information and leave it in a drop box. Who knows who sees your information or whether they destroy the paper you write your information on.

In the end, this place could be awesome but it just seems so impersonal...you never see a soul from the property.

Maybe some folks enjoy the freedom of customer service, but I am not one of...

This is an RV park....not a campground. I won't compare it to a campground.

This place is a safe quiet place for long term stays near Dallas. We are contract workers here for three months. We had trouble locating a park with availability and that allowed older RVs. This place had a weekly spot for us for the first week and then moved us to a monthly site. Rose is a wonderful manager. She communicates well with the renters and keeps everyone informed about weather and safety concerns. She watches for traffic issues and reminds us all frequently to slow down in the park. Jose keeps the grounds maintained well. Together they make sure that the renters are taken care of.

Pricing is competitive with other parks in Dallas. Monthly rent is due on the first and electric fees are announced prior to the first of the month(26th/27th).

There is a pond with catch and release fishing from the dock and a pavilion next to it. No boats are allowed on the water.

The community is very quiet and people are friendly. I sometimes wonder if most of the people are part time and just not here.

People clean up after their dogs fairly well.

The dumpsters are located in several areas for ease of access to all sites. Pick up is frequent enough to maintain space for refuse.

The downsides of the location- -It is gravel. Gravel is everywhere and dust flies (keeping Rose informed of driving speeds). There is no bathhouse or storm shelter. -The laundry room is a little small, but I've never had to wait. The app for payment can be checked for availability of the machines before loading up and...

The website is deceiving. This little RV Park in my opinion is not worth the hassle it took to get here. We have found more nails and broken glass and garbage on site 50 and worried because we just put $8000 worth of new tires on our Bus. The entire time we were here, we lost power a number of times during 100 degree heat. We weren't even running 2 a/c's , washing, drying or cooking. Our power was lost again after running one A/C and it is 94 degrees at 11:00 am. We paid for 50 amp but apparently something is wrong at the site. There are No bathroom facilities, no one on site to manage the park so when things go wrong there's no one to call except a voicemail. There is one dumpster you must walk a pretty good trek to take trash out and absolutely no trees for shade. If you have a handicap that is pretty tough to walk because this entire site is very dusty, rocky roads and lots of holes. My husband twisted his ankle at the site when he walked into a hole covered by high grass. To get into this facility which they say big rigs get into, one must traverse a very narrow bridge with low over hanging trees and one lane of traffic as the road is winding and one cannot see what's coming ahead.
