*BUYERS BEWARE
20 years ago, my wife and I were invited to learn about a timeshare and we were enticed with free gifts in order to attend a presentation. We purchased a timeshare at Innseason Resort Surfside and we paid over $6,000 with closing costs for this timeshare. We were told that we were getting an amazing discounted price and that my deeded property would only increase in value over time. I was told I could rent, sell, or even gift it, just like real property. However, we were not told about all the fine print in the contract and there was a major failure by the sales company hired by the resort to disclose very important information which would have prevented us from purchasing the timeshare. In reality, it is very difficult to get out of a timeshare and if you don't get a release from the timeshare, the burden of carrying this timeshare and paying the annual fees passes on to your heirs, if you pass away. I WOULD NEVER PASS A BURDEN LIKE THIS ONTO MY CHILDREN!
I have tried for several years to get out of this timeshare by paying companies to assist me in selling. This is another scam and a waste of money. In realty, these companies can't help. They just take your money and don't do anything.
Finally, I had decided to take things into my own hands. Over the last few months, I had been communicating with management at this resort to see how I could donate my timeshare back to the resort for free. I was willing to lose every penny I spent in purchasing this timeshare, as well as the tens of thousands of dollars that I had already paid in annual fees, septic replacement, etc. over the years.
They tried to convince me to look into a program that would help me better use the timeshare and I was told that my timeshare was worth over $20,000. I had no interest in keeping this timeshare and I did not want to participate in any program.
Then, I was told that my only option to get a release was to pay 3 more years of annual fees (well over $3000). I questioned why I would have to pay additional fees and was told that it was difficult to sell these units and that the Association would have to carry the expense of the timeshare until a new owner was found, which could potentially take 2-3 years. (BASICALLY, THEY HAD ADMITTED THAT CARRYING THIS UNIT AND ANY OTHER UNOWNED UNITS WAS A LIABILITY TO THE ASSOCIATION. THESE UNITS ARE NOT ASSETS, WHICH IS WHAT I WAS TOLD I WAS BUYING 20 YEARS AGO BY THE SALES COMPANY THIS RESORT HIRED! THESE UNITS ARE LIABILITIES!)
I asked why this was the case since the Association would sell my timeshare for $20,000, since this what I was told it was worth and make a nice profit from a donated unit. They proceeded to tell me that the sales company that sells the units would keep all the proceeds fro the sale. I FOUND THIS HARD TO BELIEVE. Today, I am a real estate broker and I have never heard of any sales company keeping 100% of the proceeds of a sale. This is absurd and I find it VERY UNLIKELY to be true. If this is the case, this is very bad business on the Association's part.
I proceeded to tell management that I would not pay any more fees and I would donate the timeshare back for free in order to get a release. They proceeded to tell me that they would send this to a collections agency (which they did), and they threatened to put a lien on my home. I then wrote a letter to the head of the Association and he told me they would release me if I paid 2 years of annual fees and a fee to release my case from collections. I reiterated that I would donate the timeshare back for free and was not willing to pay any fees for the release, since my $20,000 timeshare would more than pay for any lost fees when it is resold. Again, they will not work with me.
ALL BUYERS SHOULD BEWARE IF YOU ARE THINKING OF PURCHASING A TIMESHARE WITH THIS RESORT! In reality, it is easier and cheaper to rent a unit in this resort without the commitment and for less money than what they charge in...
Read moreTwo years ago, I was fresh out of college, full of hope, and in a relationship I thought would last forever. I won a “free” hotel stay — all I had to do was attend a promotional meeting. That’s how they rope you in. That’s how I got conned.||Enter Michael Harty, the smooth-talking salesman who preyed on our love of travel and our naivety. He pitched a dream: “vacation ownership,” luxury getaways, international travel for a fraction of the price, endless availability, and a magical booking portal through RCI that would give us the world. Spoiler alert: NONE of that turned out to be true.||Here’s the reality:||* Their New England stays never have availability, which I was told would be easy to book.||* The website travel website, RCI, is a dysfunctional nightmare, full of empty promises.||* In TWO YEARS, I’ve only used it TWICE. Yet I’m throwing $400/month down the drain for absolutely nothing.||* When my boyfriend and I broke up, I tried to cancel. They said I couldn’t. Period.||* I tried to split it, as Michael Harty claimed I’d be able to if we broke up. They said I’d have to buy the entire thing out first — over $13,000.||* Now I’m stuck. A young woman with student loan debt, ambitions to go back to school, and a massive financial burden strapped to my back for NOTHING.||They sold me lies. They played on my emotions, my relationship, my dreams. And now I’m paying for their manipulation every single month. I feel sick every time I think about it. The guilt and frustration is overwhelming. This is NOT just a bad purchase — it’s a straight-up scam dressed in resort photos and false promises.||If you're reading this, DO NOT FALL FOR IT. No matter how appealing the presentation seems. No matter how convincing the salesperson sounds. It’s all smoke and mirrors.||This timeshare company has stolen my money, my peace of mind, and my ability to move forward financially. I wouldn’t wish this...
Read moreTook my just turned 11-year old son for birthday trip Veterans day weekend.||Location: Directly across the street from beach. We live on Long Island and spend a lot of time in the Hamptons and Fire Island and we were both still very impressed with the view. Short drive from many attractions.||Room: Nothing fancy. No table to eat. Had to use coffee table. I think someone else noted- they had counter stools but no counter. But spacious and clean and best of all what I would consider full kitchen. They say kitchenette so I was expecting only minifridge and microwave. But it was full fridge, stove top and toaster oven. I guess they just don't call it a full kitchen because there is no oven. Daily housekeeping which is refreshing as this seems to have all but disappeared post pandemic.||Grounds: Stunning views from everywhere. Outdoor pool looked like it would be very inviting in summer.||Indoor pool: I didn't go in but my son said it was freezing. I did go in the jacuzzi which was actually very hot thank God. Had to get pool towels from front desk.||Value: Excellent. Paid about $100 per night. Obviously that increases exponentially in summer. But even for off season I feel like you can't beat that anywhere worth going in...
