How this place became a koa seems to be a mystery to most koa goers. There is a pool, but it's tiny, they had one toilet in the bathroom that uses about 5 gallons of water per flush and hasn't been updated since the 70s. Most of the sites were filled by long term residents. We called to see if they had open spaces because the koa website said they were full. Turns out they had a dozen sites they don't list on the koa site that were open. No fenced in dog run like every other koa we've been to, no doggie bags, and the "dog run" was half full of trailers and trucks being stored there. When we were gone for the day the owner came by and removed our leashes from a tree saying we were going to kill the tree. For $40+ a night we would have had the same accomadations in a Costco parking lot. The place smelled like cow poop and the flies covered everything. As soon as our dogs finished there food the flies swarmed in making there stainless steel bowls look black. I added the photos of the "dog run" and the tree they were worried our leashes would kill. When we chatted with locals they all said not to stay there.

I was looking forward to giving this beautiful KOA a glowing review. I’m glad I waited until the end of our stay. The staff was accommodating in allowing us to check in early so we could get ready to attend a wedding. The site was clean and well maintained, despite quite a bit of construction happening. However, when we went to dump and leave, we were informed that they did not have a dump station available…..at all. Our site was advertised as “full hookups,” which I expected to mean an individual dump pipe for our site. When we discovered that was not the case, we thought there would be a central dump station available. Apparently it was out of order, which we were not told in advance. The staff was in no way accommodating to offer other dump sites nearby - or to tell us up front that the dump station was out of order. We could have used the camp facilities had we known. Instead, we had to pay to dump at another nearby KOA. I simply do not understand why this information was not provided. It was rude, misleading and quickly turned our trip sour.

Would like to start by saying that we did not have high expectations after reading previous reviews of this KOA. The reviews are accurate. This campground is for the most part a long-term trailer park. There is an overwhelming smell of sewage in the main building where the bathrooms and showers are. It's obvious that long-term residents do not adhere to the rules as there were clothes lines up trash around people's trailers and lots of dogs running around off leash. For the most part the staff was extremely friendly and accommodating. I would guess that the favorable reviews are from long-term residence. The playground is definitely not safe. Much of the equipment has rusty Jagged edges. The view is obviously beautiful, and there were a few incredibly friendly horses at the southern Fence. We won't be visiting this KOA again. Just fine if you need to spend the night off the highway, it's definitely not a vacation spot.

Cute, but slightly unkempt. Workers could do more: they only clean the kitchen area maybe once or twice a week even though there's bird poop & dead insects from the automatic night lights; and they NEVER clean the tables. That includes those in the outdoor kitchen area, near the kitchen, & at most RV & tent sites. They clean the bathrooms regularly, but they aerosol it; so it's bad for people with sensitive noses.

They aren't always at the expensive shop/office.

I don't think they ever clean the playground.

There's plenty of carcasses due to the wildlife (I'll get to that later). They never clean them up. When I'm walking my dog, it's very common for her to sniff at what looks like grass then start chewing some baby bird corpse.

They never clean feathers/bird poop/baby bird corpses off the concrete.

They also need to do serious renovating.

They only have one set of bathrooms, and they're in the office. They desperately need ones near the tentsites and on the other side of the RV. The way to the bathroom is lighted, but still eerie & dangerous. Handicapped restroom & private showers (but not the ones in the main bathrooms) are locked at night.

The kitchen garbage cans have no handle bars on their lids, and the larger main garbage cans are usually closed.

There are only 3 large garbage cans and they fill up quickly. They need a 4th one.

They have a bird feeder outside of the kitchen. There's never food in it for health reasons. Its been there since I arrived in July. Why not just take it down?

They told me that it took them YEARS just to put simple, small nets on the center of the kitchen ceiling just to prevent the house sparrows from nesting overhead.

The kitchen is a great tool, but the hot water tank for it is small. I can soak my dishes. But I have to come back in an hour if I want to rinse them in hot water.

The dryers get too hot on high. And one has been broken for a few months now. They say they're waiting for "parts", but they're really just waiting until they can find a cheap, used one.

In the broken dryer, a broken belt with a note has been there almost as long. Another dryer had broken down via the belt, and a camper merely discovered that the belt in the broken one was fine. They then switched it.

Why haven't they bothered to remove it? There's a broken down washer as well. And a private shower.

The pamphlet they give you says there are horse rides, but there aren't. There is a neighbor who owns the field next to the KOA, however; and they have horses. The pamphlet also advises you to only walk your dog in a specific section, but that's a lie. That area is filled with abandoned/unused trailers & cars. You can walk your dog anywhere in the park.

Something that's uncontrollable is some rare flooding from irrigation & cow manure/silo. Well, they said it was silo. But manure & clorox (or urine) is evident in the eye-watering stench. This leaks into cabins, RVs, & tents. The cows cry often.

The good stuff is the amount of restrooms they have (for women, two) with the additional private showers. The water is usually hot, it sometimes falters/changes when being used by multiple people.

There's a large amount of nice wildlife. There used to be tons of rabbits & house sparrows, but the hawks & bullsnakes got the memo & fixed that. With the feral birds reduced, more local bird species have moved in. With the rabbits less, it's easier to walk my dog.

You can hear coyotes howling occasionally. And possibly dogs yipping at the cows. Once saw a fox, but never again.

The staff is nice to poor people who are needing a place to move to. But as I said, their shop is expensive. Nearby Bella's Market has pulled most items off of their shelves. You'll have to go to Fort Collins for...

I wish I could rate it 0 stars. I am a young single woman who travels alone and frequently stays at KOAs because they generally feel safer than other campsites. I arrived at dark and was escorted to my tent site but got major creep vibes from other (long-term) residents who saw me arrive and even from the gentleman who helped me find my site. I was too creeped out by the group of men in the common area where the bathrooms were to use the facilities at all. I always trust my gut in situations like this and so I slept in my car. I heard residents yelling and at each other for several hours after my arrival. At approximately 10:30 at night I had a lantern on in my car and was reading a book when someone attacked my car from the outside, slamming their hands against the trunk window and then running around to try and force open the driver's door. Fortunately, I had locked my car doors and they appear to have run off when I started yelling my head off. By the time I managed to get my car started and my lights on there was no one on the scene. I immediately tore out of there and went to a hotel.

In all my travels I have NEVER experienced something like this. I will NEVER camp at a KOA alone again and I advise ANY woman or family traveling to NOT stay here. I can only guess with horror at what that attempted attacker planned to do to me, as he could clearly see I was inside my car and couldn't possibly be planning to rob me. Stay here at your own risk. NOT safe.

My parents stayed for the whole month of June. We went through some crazy events. First the smell is outrageous. I know they’re next to a feed lot but this was human waste. Everywhere we went it wreaked of sewage. Also, one of the employees was Tim , he was great (for real ran the place and keeps it open, great) but he had a girlfriend living with him on site…she was the worst. She took toys away from my kids and put them away for the night. My kids are well behaved! Every time we went to play with the toys, they were everywhere as if they had a party. She followed us around multiple times “watching” us. After I first complained about this girlfriend, every time my mom, my kids and myself came out to swim we felt like every employee conveniently met up to “smoke”. We were uncomfortable the whole time. I also am concerned because one of the upper management was taking pictures of my daughter. My mom didn’t confront her at the moment because my mom has a big mouth and knew better. So later, my dad confronted her, she showed him the pictures…she had plenty of time to go in and delete before he reached out. She showed him other random pics from areas elsewhere. Not where she litterally sat with her phone in the air while my daughter was walking with my mom by the park area. This was just a lousy experience over all. None of the lots are level or even firm enough for rvs to make themselves level.
