River run RV resort. First of all, the area itself is scenic, and the resort has many amenities. 3 clean large hot tubs, nice heated pool and fitness center. We stayed here in a 42’ motorhome, and all of the sites are big rig friendly. Even with all of the suggested improvements shown below, I give this place 4 stars. It is the only “real rv resort” in Colorado.
The resort is in its 3rd year and gets better as it grows. I do think that there are a lot of things they could improve upon however.
Things that I would do differently would be as follows:
1- improve the Internet, as it is pretty much non-functional.
2-Designate one of the hot tubs for children and the other two for adults only.
3-Offer bar and food service with a waiter or waitress going around the pool area taking orders.
4-Have paddle boards and kayaks available at lakes edge, with a vendor renting them.
5-have a 15 minute maximum window of opportunity when reserving outdoor tables. When we arrived at 6 PM for a musical venue, two of the large tables were supposedly reserved for a family reunion. Nobody arrived to use those tables until 7:45. That left a lot of people without a place to sit to listen to music.
6-Don’t shut the only burger grille down to other guests, when there is a special gathering.
7-Don’t sell a $10 bowling token then to find out it’s only worth nine dollars. the leftover one dollar on the card is worthless.
8-Don’t allow van campers and small trailers on the 80’paved pull through spaces. Those should be reserved for heavy motorhomes that sink into the gravel on the other spots.
9-A large resort needs more planned afternoon and evening activities.
10-It is too late to change it now, but all of the utility hook ups are on the wrong side. most of them face west making it Impossible to sit out in the evening.
11-There needs to be more green spaces for dogs.
12-Put standard street striping on the long winding road leading up here from the highway. At night it is almost impossible to stay in your lane.
13-There needs to be scales in the fitness room so those of us that exercise can keep track of our weight.
14-Don’t allow children to drive the golf carts on the busy resort streets.
Trying to reserve a spot for July 15 through the 18th of 2022. Spot 91 is about the only one facing north which would put the awning on the east side. Rates are around $100 per night now. We arrived here again on July 10, 2023. All of the construction is finally done. The trees are growing, and the common areas are impeccable. They raised the prices on the bowling and the drinks, but in the long run, it’s all worth it to stay at at a classy RV park like this.
Reviewed again, July 15, 2025. this is our sixth time at this part. As usual, it is clean, well laid out, and just a great place in general. However, there are many things they need to improve if this place is going to make it. This is the middle of July, and this resort is a ghost town. They are probably not even 1/10 full. They have altered or closed down many of their amenities which I think is keeping people away. My suggestions would be as follows. 1-send out daily emails to campers advertising food, drink, or activity specials. 2-have a dedicated food special every night of the week, examples taco Tuesday, pizza, Thursday, with special pricing. 3-have nightly drink specials also, advertised out front as well as emailed to campers. 4-have water aerobics and or fitness specials every morning to entice campers to come up to the common areas. 5-have live music or karaoke, in the outdoor common areas every other night of the week. 6-have availability to the putting green, the bocce ball court, and kayaks on site. There used to be golf clubs and bocce balls in front of the fitness center available at all times. Now you’re required to go up to the check-in area, which is a long ways away. most people are impulsive. If they see pets balls, and other things to play with, they will do it.    Read moreWe got married in Granby, CO and needed lodging for most of our friends and family, as everyone was coming in from out-of-state or into the mountains from Denver. Sun Outdoors Granby was the closest lodging site to our venue, which was very convenient for our guests, and our transportation company was also familiar with the site, which made things even more convenient. Our guests and family were very pleased with the accommodations provided by Sun Outdoors (they have an entire village of small cabins, with one, two, or multi-bedroom options). They are all fairly new, built probably within the last three to four years. We toured the accommodations prior to booking with them and they are beautiful cabins that can accommodate guests and families alike. With that said, we did have several issues with our booking leading up to our wedding. The event services coordinator changed multiple times throughout our time, starting with Kathy, then Rachel, then finally ending with Cyndy. Kathy did not book our guest block correctly and many of our guests were overcharged for their stay when they first booked. We called to address it with Kathy, but were directed to Rachel who had taken over for her. Rachel assured us she would update all of our bookings with the correct pricing for each cabin-type, but even after multiple phone calls to her, they were still not corrected. Luckily, Cyndy was hired prior to our wedding happening. She made ALL the difference when it came to our guest accommodations. Cyndy was so friendly and helpful and after various emails and phone calls, Cyndy finally corrected every mistake made by the first two event coordinating/guest services managers. Cyndy corrected all of the over-billing that our guests received and refunded them accordingly, and helped my husband and I with booking specific accommodations for our family members. Cyndy was incredibly helpful with the ending process of our room block, assisted us with setting up our transportation pickup site for our guests to catch the shuttles and be dropped off, and just made everything run smoothly that we hadn’t experienced originally. We highly recommend Sun Outdoors Granby for any events that will have many guests coming into town. The lodging grounds are right down the main road from downtown Granby, and again, the accommodations were beautiful and newly-renovated. They have an event center, an outdoor pool and bar area, a restaurant, and playground, plus many activities throughout the year for adults and kids alike. My only 2 complaints are the lady working behind the desk near the bear den (older lady with gray shoulder length hair) doesn’t seem like the right fit for the job she has. She is very very very grouchy, rude and short. You’re working at a resort WITH kids, keep the attitude at bay. She would SHOUT at me and my kids to “walk our bikes” though we were walking them, we ALWAYS did. No need to shout, we can see the sign that says to walk bikes. So please keep that rude tone to yourself.

If you want to enjoy the pool, DO NOT pick a weekend time to do so. They do not care if people bring 50 of their own towels and put them on 50 of the pool side chairs and claim they are “reserving them” for others. That means you will have nowhere to sit and relax while your kids swim because people are just “holding seats”. I decided to not give a single care and took the towels off 2 of the chairs and used the chairs anyways. We were then attacked by a Karen who went and got management who then just said that wasn’t nice to do but didn’t do sh!t because they know you shouldn’t be reserving spots for people that won’t come down to the pool for another 2 hours, yes their guests didn’t come down to swim till 2 hours later. We enjoyed our time at the pool, but enjoyed the week day visits much better as it was no where near as crowded.
We stayed a whole week and by far the week days were WAY more enjoyable than the weekends. It was so peaceful and enjoyable during the weekdays.
The laundry room was clean and well kept which I appreciated. The bear den had great craft activities during the mornings and afternoons which we enjoyed.
The food is, eh, it’s resort food. I highly recommend you give Debbie’s Drive in right down the road a try, delicious burgers and homemade donuts!
In all this place could be 5 stars, but tiny things are missing. A little more class and care In it’s workers and events would go very very FAR and make this THE RV place to be in Colorado.
Would we visit again, yes. Would we visit during a weekend, most likely not.
Please put up signs or reminders that if children or adults are going to be using motorized bikes, regular bikes or scooters, etc. To WEAR A HELMET! I can see a lawsuit coming, since they rent out bikes...
