Update: The audacity of this company. Ive since downgraded my review from a 3 star to a 1 star till this gets resolved. I checked out April 29th. It is now July 8th I woke up to a notice Island Oaks ran my card for $70.70! Im assuming this is for the electricity McKenzie told me she would waive it for the inconvenience. You're mismanagement is appalling! There's no excuse for not telling people you are framing multiple tiny homes & turning your resort into a literal construction zone for half a year or more, now this!? The place was inahbitable many days. This happened once before mind you, when you got a new electric billing system. Took weeks to get my bill but they said it would be waived because no one knew for sure what it was then surprise! I was billed a month later without any notice. Everything should have been squared away upon checkout. Not dealing with you guys over 2 months later...
I don't know whether to cry or throw up right now. How am I going to get through the next few weeks of noise? They just dropped yet another construction project right in front of me. No notice & no one knows what's their schedule like. Last month I asked and only once got a response last month, that there would be no more construction until April 14 at the opposite end of the park no where near me, however the construction never stopped here, in back, or in the front. They offered to let me move sites but I am by myself and would have to pay a transport company. I also have chronic hip pain & two dogs and where would I move? Towards the highway noise? Closer to the front where they are ripping out more sites & putting in a bigger driveway? Without the work schedule I have no clue what to do except leave the park. What should easily be a 5 star resort is turning into a very difficult situation and only looks like it's going to get worse for the year or two as they are expanding the park out back & keep putting up more houses and phasing out the rv spaces. For four months they've been breaking concrete, framing tiny homes, ripping up rv sites to put in pavers & many days of waking up to random power tools sometimes before 8am. If it's not power tools it's lawn mowers, edgers & leaf blowers blowing the dust 15ft up in the air. Many days at a time i cant sit on my patio bc of the dust & noise. My Mercedes is never clean & i worry about the paint. Personally i cant help but wonder what if they invested in shade trees instead of tiny homes.
I've had a lot of beautiful days here, a resort that feels like i have the place to myself often times and my dogs have enjoyed the one dog run where no one bothers us and they can't slip out. Solid fencing on a dog run is a rarity these days at any rv park. Having enough of them so you almost never have to share is a huge bonus. The place is immaculate, gorgeous & aesthetically pleasing. Everyone that works here is amazing. They make this place!! Read moreUPDATE 07/07/2025 I recommend this place with hesitation now. A year ago would have been a huge hands down recommendation (as you can see as I've kept my original review). Now, I was close to saying I can no longer recommend. We just finished 4 nights there. With so many sites, and so many people on golf carts - many people who don't use RVs but rent cabins - the resort NEEDS employees to escort people to their sites so they can direct traffic while the RV guest tries to back in. I was backing in our 43' 5th wheel and no fewer than 30 kids on golf carts (too young to legally drive) and bikes with no helmets kept riding behind me (between the back of my RV and our site) and along bothe4 sides of my rv and truck. I was so distracted trying not to RUN OVER anyone that I jackknifed my truck window and it was destroyed. It's my fault for allowing these kids to scare and distract me. I accept that responsibility, but SOMEONE is going to get hurt or killed by the golf cart and electric bike traffic and zero care for people trying to maneuver their RVs. I scheduled Safelite to come out and fix my window for Monday morning first thing. When I told the office what happened, there was no concern or care for what I went through. They then told me if we were late leaving Monday it would be $10 per hour. When we left, THE PARK WAS EMPTY. We were very disappointed to see so many of last year's inflatables gone this year. The slide was gone, along with the shade it provided out in the water. Because it was a holiday weekend, people were driving through our camp site with their Golf Carts to get to the lake. Our hook-ups were run over more than a few times. People then parked their golf carts in front of our site for access to the lake. We didn't pay $180 a night for a golf cart view. We paid for the Outdoor Oasis. My kids, while waiting for 4th of July fireworks were almost run over by kids driving golf carts. Now, for some of the reasons I DO recommend Island Oaks - the Saturday night entertainment is ALWAYS top notch. Duval County Line was spectacular!! The pool area and hot tub is really nice. The kids loved the mini golf and other table games - ping pong, chess, lawn games. This was or 8th or 9th trip. I'm not sure we will be back. The price point has gotten too high for what you get. There are other, similar parks with actual water parks included for less nightly.

Read moreI am editing my review due to a recent experience (5 Star review below). On Black Friday (Nov. 29, 2024) I took advantage of their buy one get one special. I booked online. A weekend in June 2025 and July 2025. The site gave me the 2 nights for one price, took my deposit and confirmed the reservation. Last week I was checking my emails and I see their had sent me an email for one weekend I booked but the Black Friday Special was not there. They had not contacted me about it. They changed the booking to full price and even increased the rate from $105 a night to $170 a night. I called them, a manager told me that the BFS was only good for 1 booking. That was not stated when I made the reservation. I told her to cancel that reservation. They did, they also charged me a $20 cancelation fee. That is not fair. I would not have made the reservation if I had known up front. Did not make me happy.
I had to call last week to book a reservation for November because their site was not working properly. Wanted to book Oct 31 and Nov 1 (Fri & Sat) FL/GA game weekend. We get together for the game there with lots of our friends. I was told there was a 3 night minimum for the Holiday. What Holiday? Halloween!. That is on Friday night. So Halloween is on Friday and they are making us book 3 nights for it. Which means everyone pays for Sunday night. Sunday afternoon the place will clear out. School is Monday morning. I was not happy.
We are local folks, Jacksonville. I do like the place, but now I have a very bad taste in my mouth towards the owners. So it is no longer the enjoyable place it once was. They have lost a long term customer in me and my family. I'm a fair businessman and do not screw my customers. I expect the same from the people I do business with.
I'll give it a five, there are a couple of things that would make the experience a little better but its a good 5 for an RV park. You most likely have read that the utilities are way to far forward in the site. Don't know who designed that. The park is large. It's also new. Which is always nice. We stayed this pasted weekend and it was very cold for Florida. We are locals. We look forward to staying here in the summer. Large swimming lake, a fishing lake. Nice pool, I think that will be an issue in the summer when the place fills up. Very nice facilities. There is a sandwich restaurant and a nice bar. They have propane on site, that is a plus.
