
We recently concluded a four-month stay at this resort. While we appreciated certain aspects of our experience, several issues significantly impacted our overall satisfaction. Below is a detailed summary of our observations, presented with the intent of providing constructive feedback for their consideration.
Positive Aspects: The resort’s amenities were a highlight, offering a range of facilities that added value to our stay. We really appreciated the free mini golf and awesome fitness center. Also, our children really enjoyed the fishing ponds. The indoor pool is also nice for chilly days.
Areas for Improvement
Landscaping Concerns: The landscaping around our site was poorly maintained, with overgrown weeds and burrs creating an unkempt appearance. On two occasions, the landscaping team inadvertently damaged our sewer hose with a weed eater. Additionally, mowing activities caused small rocks to strike our RV and truck, posing a risk to property.
Neglect: The resort shows visible signs of wear and tear, suggesting insufficient staffing or resources for upkeep. Notable issues include rusted areas all around the pool, poor landscaping throughout the park, unmaintained waterpark features, including damaged artificial palms that were never replaced despite new ones being available. A bent water feature in the waterpark was only partially addressed with a black guardrail, leaving safety concerns unresolved, as children continued to interact with it. The waterpark’s water was visibly brown for weeks. Despite early notifications to staff, no action was taken until multiple guest complaints prompted a response, indicating a delay in addressing critical maintenance issues. I don't know if it's staff or guests, but people put food out for stray cats and it's a mess. We noticed this on more than one occasion.
Pool Area Challenges: The pool area lacks adequate shade, with insufficient coverage for seating. Every seat should have the option of shade! People are allowed to bring personal speakers to the pool and blast loud music. Combine this with the pool’s sound system and it would create a chaotic and overwhelming environment. The bathrooms near the pool get really disgusting.
Online Presence and Transparency: The resort’s online fan page, managed by a long-term guest, appears to suppress negative or constructive feedback. This lack of transparency may prevent prospective visitors from making informed decisions about their stay.
Safety Concerns: The frequent and reckless use of e-bikes, e-scooters, and golf carts poses a significant safety risk. We observed numerous near-miss incidents, raising concerns about the potential for serious accidents.
Guest Experience and Atmosphere: A significant portion of the customer service staff exhibited an unwelcoming demeanor. The resort’s atmosphere leaned heavily toward an adult-oriented, party-centric environment, which detracted from its appeal as a family-friendly destination. Excessive alcohol consumption, inappropriate behavior, and disruptive music from golf carts and personal speakers in the community areas negatively affected our experience over time.

This an outstanding RV resort with many amenities for all ages. We spent five months here for the winter of 2023-24, which allowed us plenty of time to enjoy the park and the greater Myrtle Beach area. Read on to see where it excels and needs to catch up.
The family pool, lazy river & water park are closed in the winter—but the adult, lap & indoor pools remain open. Mini-golf is also open year-round. There is an onsite restaurant and bar which feature specials almost weekly. The park is well-maintained, gated & patrolled 24x7. Upon arrival, our check-in was conveniently completed right at the gate. This is one of the few parks we’ve visited that has storm drains—which helps avoid standing water after wet weather. The park is served by a municipal water system, and the water is very soft. You can leave your water softener packed up. Our pull-through concrete pad measured 73’ long by 20’ wide including the patio. The utilities performed as expected. Most of the staff were friendly and helpful.
The basic WiFi is barely usable, even though we’re told there was an upgrade in mid-2023. The park’s manager would not allow us to engage Spectrum (at our own expense) for a cable Internet connection, even though we do it at other Sun-owned parks. We ended up ordering Starlink which works well and is expensive. The park does not allow receipt of mail or packages, so you’ll have to figure that out. We rented a PO box for the duration of our stay. There is no propane station, so if you have portable tanks you’ll need to go offsite for that. A propane supplier comes to the park for those with fixed tanks. We learned that this is one of three Sun properties in the US that a 3rd-party hospitality company, EOS Hospitality, operates. Although there are seven pages of rules I didn’t witness any specific enforcement—speeding in particular.
Since Google only has a 5-point rating system, I’m giving it a 4. On a 10-point scale, I’d go 8.5-9.
TIP: Use SC-22 & SC-31 when possible. US-17 & US-17 BYP are often congested. Look at your map. A GPS isn't always your friend. TIP: The Walmart at 10820 Kings Rd, Myrtle Beach, SC 29572 (SC-22 & US-17) is a better-than-average experience. They have better produce than Food Lion and better prices & selection than Food Lion or Publix. TIP: If you want to rent a post office box, use the USPS location at 820 67th Ave N, Myrtle Beach, SC 29572 versus the USPS in Conway. The drive into Conway can be slow going. TIP: We purchased propane at Tractor Supply 85 State Hwy 57 S, Little River, SC 29566—open 7 days, and the cheapest place around. We booked a 2 bedroom cottage with a loft because we were bringing our 2 very large dogs. We needed to change our stay by one day due to weather in the area we wouldn’t have been able to leave the cottage. Since we had just booked our stay they gave us a one time complimentary change but insisted they only had a studio available. They did not disclose that they would be charging us more money for the smaller unit.
We drive 3 hours, only to get there at 3:15 (check in is at 3) only to be told our cottage won’t be ready until close to 4! Again i reiterated that i have two large dogs in my car. To which she says we will be very uncomfortable in a studio with two dogs and a child. So they switch is back to a 2 bedroom cottage.
We get to the cottage and the keys don’t work, go back to check in, get new keys, those don’t work. They send maintenance. He informs me the key fob on this unit is broken and nobody was supposed to be in that unit until April 5th. He lets us know he can let us in but if we leave we cannot lock the doors. He then says he can let us in so we aren’t waiting in the heat. With the flick of his scree driver the door unlocks. Absolutely not. This seems very odd to me. Our dogs will not stay in an unlocked room. Once in to cool off the cottage is disgusting!!! To which we are told it hasn’t been clean because nobody is supposed to be there.
We get switched to a one bedroom and offered a complimentary golf cart for our troubles to which i decline. We get to the new cottage and it is TERRIBLE. It smells like vomit, there is mold in almost every window, it is 80 degrees inside the cottage. The floors were bubbled up and there was condensation in the windows because of how hot it was. I went to check the bed and there were rips in the sheets. My daughter planned to sleep in the loft and turns out the locks on the windows were broken and they couldn’t be locked at all. Nope.
We decide to still give it the benefit of the doubt. We try to go to the outdoor pool. There are so many fire ants everywhere you could hardly get to the pool. Mind you they had just opened that pool up. So we go to the indoor pool. My daughter swims for a few minutes and gets out and says we need to leave. At the bottom of the pool she said there was either a lot of food or vomit floating all over the bottom as well as a bunch of clumps of hair.
We cane to this resort a few years ago and had the best time. It seems they seem to have let it go and safety and cleanliness is the least of their worries. Every cottage there needs a thorough deep clean and safety inspection.
The assistant general manager ended up speaking with me and gave us a full refund and we drove 3 hours back home 2 hours after arriving. Cannot recommend this establishment until they take care of some much needed problems. Hiring a new maintenance man and cleaning crew...
