We stayed here in Jan. They have a 3 loop campground with some pull through and some back in sites. The main amenities are at the West loop in the campground and are only convenient to that loop or by golf cart, bike, or car. No walking paths through the swamp between the loops. The campground is under construction and by the reviews we have found, it has been for over 3 years but still most of started projects are incomplete. Our campsite was a cement pad back in site. It required a bit of leveling and most of the cement pads around the park were cracked and some were crumbling already. The pads are wide and the West and middle loops have cement patios with picnic tables. The East loop does not have patios or picnic tables. Ours had full hookups, 50 & 30 #thifty and no grill, or fire ring. No propane fill or dump station, but it appears they may have propane exchange. Although they provided wifi info, no networks we found matched the information we were given. Although there were several others that looked like they may be the campground, we didn’t feel comfortable using them since they weren’t provided to us on check in. Verizon was okay. Starlink was the go to for streaming. Noise Level: There was train noise, the horn could be heard going all the way through town from inside the RV. But more than that was the loudness of the people in the park. The park itself just seemed really loud. Not sure if that was because of the water or the lack of landscaping/grass. Amenities: they have a couple of bathroom houses and showers. All are on movable trailers or mounds high in the air. All would be challenging to get to for anyone who has mobility issues. No showers near the pool areas. Dumpsters are easily located near the entrance, but the area gets quite muddy and has potholes. But they do offer garbage pickup at your site which is quiet bougie! They have a laundry closet at one of the bathhouses, it was barely big enough to open the wash machine doors. It held 2 washers and 2 dryers - $2.25 for each cycle. Bring your own quarters or use the app. They have a zero-entry pool and 2 hot tubs. One is an adult-only and the bubbler wasn’t working. They have a lazy river that was running but we were told wasn’t open. A splash pad that is partially constructed but not open. They have a club house that was more of a pavilion with plastic covering the window openings. They offered corn hole and foosball, table tennis, pool, volleyball and horseshoes. They have a pickleball court that doesn’t look completed and it has no path to it after heavy rain. They have a small playground for the kids in the West loop. Other facilities: A marina which needs repair, a small sandy area they call a beach, and pool listed on the map that doesn’t exist. Dog friendly: They have 2 medium sized dog parks with picnic tables to sit at, but both were in the West loop. Pick up stations with bags and trash can: They have a few of these (1 per loop) spread throughout the entire park and they were fully stocked. Camp store: there is one listed at the clubhouse, but none that we could find. Reservation process: online reservation through Campspot. They allow package delivery, but it’s not very secure. Camp staff interactions: The camp staff were pleasant, but one person was quite condescending when I called asking about the storm shelter situation when we were under Tornado watch advisory. She told me she has lived here for 21 years and they have never had a tornado this far south. I was told they would come knock on our door and call us with 24 hour notice - if we needed to evacuate for any reason. This is completely false as they had one just 2 years ago that damaged the VA hospital down the street. When the Tornado Watch changed to a Warning and the sirens went off, no one called us. No one knocked on our door. We had to create our own shelter plan to evacuate to safety on our own with no direction provided by the park.

While I think the campground has great potential, it’s not quite there yet and has some growing pains before being an actual resort. We have been many times and will continue to return and hopefully they will staff up and attend to the amenities they have added since opening. The lazy river is nice but has little shade, broken chairs, broken tubes and needs an attendant. The same for the water slide, no chairs, no shade, no attendant and lacks upkeep. There are times when the office is not staffed and the only employee is at the pavilion. The difference is work campers- when we stay in parks that are staffed by on site work campers, you have a higher level of cleanliness, attention to detail and regular maintenance schedule. The bathrooms here are only cleaned every other day. The pool is great but again lacks shade. The gate to the beach is locked, the shower by the pool is not working and there is trash and glass on the beach. If the park would invest in more work campers with regular maintenance schedules, the level of cleanliness and “resort” amenities would soar. The Alliance rally is in 2026 at this park and they need to ramp up their game before being invaded by AllyGators.

The campground has a great location on the back bay with gorgeous views of the casinos, the Biloxi waterfront and the bridge. While I think the campground has great potential, it’s not quite there yet and has some growing pains before being an actual resort. We have been many times and will continue to return and hopefully they will staff up and attend to the amenities they have added since opening. The lazy river is nice but has little shade, broken chairs, broken tubes and needs an attendant. The same for the water slide, no chairs, no shade, no attendant and lacks upkeep. What a Frustration experience. I would think twice before you book anything here with the ownership/group that Will Not talk to a customer. Back in November 2023 I booked a site starting mid-April 2024. April 4th, eleven days before we were scheduled to arrive, we learned a medical issue came up and I reached out to them by phone to see what my options were. The lady I talked to couldn’t have been more polite. Without asking for details as to why I was canceling, she explained she would get me credit for the $867.70 they had charged me, but it might take a week for Carolyn, the office manager, to get it put back on my card. We were thrilled because the alternative was for me to drive the motorhome out there and fly home while my fiancée stayed with a girlfriend that had planned to join us for the stay. April 22nd, when I realized the credit did not show up on my card I called back and talked to Chystal. She told me she could see from the notes in the system I had a credit coming and would ask the office to expedite it and hopefully I would see it in the next couple of days. I called back May 2nd, May 14th, May 16th, May 23rd, and May 31st and heard various renditions of how Carolyn was going to call me back and let me know where the credit was, they had promised on my card. Finally, later in the day on the 31st, I had a manager call me back. She explained that while she could see the notes in the system, the person who they had on the phones on April 4th was not properly trained yet and gave me bad information. She gave me a bunch of details on everything she did wrong, like any of that was my fault. I let her know I can’t help they have an issue with training and asked her to either uphold their company’s promises or have the owner call me. She let me know he was on vacation but would get with him as soon as he got back from vacation. Once again, with No call back, I reached out again, I reached out June 12th and got Chrystal again. She was polite as always and told me she would have the owner call. Several hours later I got a call from a manager instead saying the owner does not call customers back and would not be willing to listen to my story at all. What a way to run a business. While they want to give me credit, I have no desire to ever stay there now and want to make sure I let everyone know what can happen there if they take a chance and stay there. If they had even called back withing a day or two of the original mistakes in early April, we would have had our rig out there and my fiancée would have hopefully got the value out of the money spent. They just do not care. There are great RV parks out there that care and are a much better choice for families to spend...

BB RV resort was a very enjoyable RV resort.. I was a little reluctant based on some negative reviews. However, all of my doubts were quickly alleviated! Yes, there is some construction ongoing, however it didn’t detract from having a good stay. The sites are well-spaced, the pool was fine as was the lazy river. We brought 4 of our grandchildren with us for an end of summer trip. They enjoyed everything. The website is very clear about what is under construction. The splash pad & water slide weren't open yet & the playground was roped off. But having the golf cart, pool area, kayaks and lazy river gave us plenty to do. Saturday steak nite was awesome! Very ample, delicious steak! The park was quiet and we felt safe. Yes, there is some breaking of the rules (kids driving golf carts) but there will always be people who push the limits & break the rules. The laundry facility was very small. Only 2 washers & dryers, not nearly enough for such a large park. As a traveling healthcare worker I’ve lived in a few RV parks during assignments. I’ve never seen such a small laundry room. 4-6 of each machine would be more adequate for a park this size. I used it late @ nite, otherwise, I’m sure I’d have had to wait to get my loads done. The staff was very friendly & came out to greet us when we arrived. Our golf cart had some issues but those are managed by a separate company. The pool area and pavilion was very spacious with lots of seating. The kids hot tub is a good idea. The beach area isn’t really a beach. Just enough sand to launch a kayak, which was complimentary also. We did kayak & enjoyed that. There is a fishing pier that we didn’t use, but saw others out there fishing. The lazy river always had plenty of tubes; we brought our own but didn’t need them. This is a large resort, and the amenities should be expanded to meet the needs of the large population. We did visit on a holiday weekend, which of course brings more people out. Another pool & larger lazy river will be needed by the time their expansion is complete. There are many more sites planned at the front of the park. We would visit this resort again & recommend to others. We’ll visit again after the expansion is complete to experience all of the...
