Not recommend for families with kids They state “no suitable for kids and infants “ though we choose here anyway because it was good location to drop by for our road trip and included breakfast. We contacted her prior we might get there very late because we had to do long drive with two toddlers while their sleeping. But she didn’t reply. Again I contacted with her the day before checking in for arrival time but still didn’t reply. Finally she replied me the night we checking in and told me”Be very quiet for others” so we were very carefully checked in, kids were completely out and didn’t make any noise. Yes, we checked in 1am but it was self checked in also didn’t disturb anyone. Then in the morning, we had breakfast, she didn’t say hi or anything. Ignored my kids existence and not welcoming feelings at all. After we left she gave me comments like “very late checking in was so hard”. We were so disappointed with her attitude. If you are looking for the place to stay and good breakfast for kid friendly, should skip this place.

*We usually don’t care about small things and we thought she is just that type of person so gave her 5stars and good comments but she is lying and gave us severe comments so I’ll leave here honest reviews. Please be careful...

Love love this B&B!! The owners are so nice and the property is so well maintained! The rooms are probably the cleanest rooms I have ever stayed in with nice furnishings, fluffy white towels, comfortable beds with soft sheets and a mini fridge and microwave, coffee maker, popcorn, plates, utensils, wine opener, etc...The breakfast was so delicious and the process efficient. When you check in you get to choose the time you want to eat breakfast and the menu selection...I believe there were 6 items to choose from. We sat down and within 5 min the food was in front of us. They served coffee, juice, milk and water. Also, don't bother going to the Cowboy's Smokehouse - it was crowded and folks before us said it was not good! We happen to have Brats and Buns with us since we were on our way to Park City so we grilled them up and had a cocktail on their patio! Definitely for our next visit we will bring our own food since there are not many restaurants to choose from. It was so nice and relaxing! I was so impressed with everything and cannot wait to come back on our next trip to Bryce Canyon and Park City. I am so glad...

What a wonderful experience at this bed and breakfast! The room is a great size with plenty of room for our luggage. Great control of how warm or cold you want your room. There is a basket of things you might need (pictured below) which even included popcorn to make in the microwave. The breakfast choices were great and directions for how to check in, order breakfast, etc. are very clearly stated. You can even order a lunch to go (sandwich, cookie, fruit, water) at a very reasonable price- it was $10 when we were there. There are some rooms on the second floor, and some in a separate building. We were in the separate building which we liked because we could just roll our luggage to the room instead of carrying it upstairs. Something to consider. |The only issue we ran into - which had nothing to do with the inn- was there was only one restaurant open in town. It was excellent but the wait was quite long because of the others...

If you're fortunate enough to see an open booking at this place, grab it! Our room (the Mountain View) was amazing. The bed was huge and very comfortable, the wifi worked great, and the decor was gorgeous. We felt secure and private in our space. The bathroom was spacious and the claw foot tub looked great (we're sad we didn't have time to use it.) Kim told us that Rod converted the extra walk in closet to a shower, and it's huge! Breakfast was delicious (I had the avocado toast, my wife had the bacon and eggs). Meeting other travelers was great, especially since everyone else was clearly having a nice stay as well! Great conversation with people from all over the world. Kim and Rod were wonderful hosts and a delightful couple. The whole system from check in to ordering and timing our breakfasts to check out was so smooth and well thought out. It was such an easy stay for being so luxurious. We'll definitely stay again next time we pass through.

We were disappointed that there was no breakfast at this "bed & breakfast" during the off season. Especially since there seemed to be only one other place in the entire town open for breakfast. We re-read the Air B'nB ad to make sure we didn't miss that important point, but there was no warning. The walls in this place are thin and we listened to the regular pounding of heavy walkers going up and down stairs and doors slamming. Besides that, this is a good centrally located place to stay and it was comfortable, albeit a little snug for four people. If we would have known about the missing breakfast, we could have found a better option for lodging during our Bryce trip.

The room was nice and clean, only complaint is the stairs going up to the top floor rooms were quite steep. Breakfast was phenomenal and the service and owner were very nice. Would definitely recommend and stay again if we are ever back this way!

We are on a road trip from Iowa and needed to find a place close to the national parks and found this gem last minute. The room was nice and clean, only complaint is the stairs going up to the top floor rooms were quite steep. Breakfast was phenomenal and the service and owner were very nice. Would definitely recommend and stay again if we are ever back this way!
