This will be a very long extensive review but if you are booking here READ THIS. If you have read reviews of this place it is either horrible or amazing and almost nothing in-between. I want to clarify that with this review. We were assigned Cabin #3 for our stay of 3 nights. Starting off it is easy to find this place turning onto Blue Lake Lane and following the signs. Other reviews made the road out to be absolutely horrific and unacceptable and I found that to not be the case at all. It is gravel road of course they have small pot holes. The road was manageable and you really wouldn't have any trouble in van, small SUV or a car. Upon pulling up to cabin 3, it is definitely a multi-pount turn to get in to the driveway so I pulled up further to the next campsite and backed in. To exit the driveway of the cabin I had to pull out back into cabin #2's driveway then I was able to pull forward, so this for sure needs some work. It is a small one lane gravel road upon entering whisky on the river property and there is no way for two modern vehicles to pass each other without one pulling off in one of the mostly non existent spots to let traffic pass. I guess good thing it's only 9 cabins and not much traffic. We arrived at cabin three walked in (key point here 👉) with shoes still on and it didn't seem anywhere near as bad as a lot of the reviews made it seem. It looked mostly clean. We talked with the manager and the maintenance guy upon our arrival, the staff seemed really friendly. We got our bathing suits on and took the 5 minute walk down the trail to the river. The river is beautiful. There are pieces of broken glass and trash but that can't really be fully prevent and kept up by staff, it is a river. I highly recommend wearing water shoes. There is a pretty steep slope that is absurdly slippery to get down to the river if it has rained but it is manageable. We arrived back at the cabin on day one and that's when things seem to degrade for us. That's when we really realized this place doesn't get cleaned properly or at all. Clearly and I mean this very clearly, this place absolutely does NOT get swept or mopped between guest or cleaned for that matter. Very obviously something red and sticky had spilled on the kitchen table and chairs prior to us arriving and it was not cleaned before we arrive, not to mention the amount of dirt and sand on every area of floor. One of the night stands had disgusting mysterious stains on it. The bathroom vent was nearly completely blocked with dust. We found food on and between the sofa cushions just trying to lounge around. Peanut butter crackers to be exact. There are two a/C's to cool the place with a fan to circulate the air to the upstairs loft area. The place stayed cold enough for us during really hot weather but the fan clearly has a bearing going out and it makes a loud whining noise every 45 secs-1 minute so we had to shut it off to sleep. It still stayed cool enough for my kids upstairs without this fan. The outside porch is attached to a cabin in the woods so I expect there to be a few spider webs in the harder to reach spots, that's not a big deal but there were spider webs on everything. It is safe to say a pressure washer has never been used on the porch area. The chair and sofa cushions are badly stained. The barbeque pit had a big puddle of old grease on a mat underneath it. Also the turkeys and chickens like to get on the porch and obviously the defecate everywhere so I suspect some of the cushion stains were this. With all that being said, I do not think it would take very much effort to make this place a real gem. Just proper cleaning between guest and we would consider a return every year because my kids loved the Leaf River so much. Now the things we really liked: -It is a 5 minute walk to the beautiful Leaf River -The leaf river has solid spotted bass fishing to be offered from the bank of the beach at whisky on the river. I caught fish on topwater every morning -the location is beautiful and the perfect distance from civilization (Hattiesburg)

Had much higher expectations, descriptions ARE MISLEADING. There was no beach area as stated. Apparently their 1500 ft of beach is extremely low and was washed away by water. The only accesses were about a 15 foot straight drop into the river no where to fish or swim for our kids who were excited. The home itself was a mess. The couch zipper was broken exposing the cushions. There was hair everywhere. Fingerprints on everything. The lights outside the huge windows wouldn't turn off for sleep we assumed they are on a timer. If sleeping upstairs be prepared for full light. Shower was gross. I scrubbed with the few cleaning supplies I did find inside the home. Dirt on floors. Glad I brought our own blankets the quilt on bed had white smudges. Nothing for kids to do close by. The one play area was just a little book post and a gravel pit with corn hole. Can not turn airs down below 69 or 68. Fan hard to access. Internet was spotty. Went out about 8 times during 1 movie. Upstairs does not cool off due to both acs being preset. Fan was not enough to cool it. Hot water was also in and out. And pressure is about like a Water hose.

We were sent to the wrong cabin and walked into someone else's rental. We then called and told we would receive a call right back. An hour later we were told that the current renter extended their stay and we were to move to the next cabin. The exterior of the property was covered in spider webs. The exterior seat cushions had spots of mold everywhere and the table was dirty. The interior also had cobwebs and spiders on the walls. The fan that provides air to the upper rooms was covered in dust. We were also greeted by two roaches. Unless you find the paper map, you would never know how to make it to the "beach". From your cabin is about a 15' drop off to the river. I spent over $350 per night for this stay and it was way below my expectations. The only positive part was that the beds were comfortable. Do NOT rent this location. Upon trying to enter the gated access, our code didn't work. While we were calling the number the other guest had a new code and then gave it to us. Evidently the gate had been forced open by another guest they said, and I can understand after waiting to get into it for 15 minutes and when we returned it wouldn't open again. When we contacted the phone number it routed to some central location and obviously the messages don't go to the owner or the property manager, since no one contacted us. The AC in the cabin had a whirring fan sound almost unable to hear TV. They said they would send someone amd no one came until the hour BEFORE we left the second day. The bath fan didn't work, the TV wouldn't stream, the handrail to the loft had loose screws, there was no railing so if we had brought our grand kids they would have been exposed to danger climbing to the loft. The loft has no AC and all the heay rises to thay room so its unusable in the summer. When the property manager dispatched someone, a young girl with hip-hugger shorts (Daisy-Duke's) came to the cabin at 9:07, when we were leaving at 10am. The place would be a gem if the property management took the time to respond to service calls. The cabin is smaller than we expected. The fridge wouldn't shut all theway, the seal wouldnt mate to the cabinet. I would NOT return to this location, and I find all the other reviews should have painted a picture of poor maintenance, but I disregarded them. Even after I sent the list of items requiring their attention, they sent some BS thank you for your contacting us. We even tried to see if they could make it tight by allowing us to return for a full use of the cabin, and no one responded. Do NOT rent...

We came and stayed at cabin 6 the road was terrible coming in ruts bumps you name it it was there the guineas bite the rates too high a generator runs constantly across from cabin six so at night it's hard to sleep if you're in cabins 6 be careful going up the stairs they tilt to the right we have tried to call the manager to discuss this with her and also see about the friends and family rate that we were promised from the beginning when we made the first reservation this was a terrible experience other than Steve that works there and Ramona very good people they work very very hard and it's a shame they don't have the equipment to help them do the things that they do there we won't go back again. We were to get friends and family right from the beginning is what the woman said on the reservation we were given one friends and family on the extended vacation time from the manager alley we have asked to speak with one of the owners but no one will call us back this could be resolved we also rented out Airbnb's for ourselves and we always felt our customers needed to be treated the kindest way that could be if there's a problem it should be resolved this could have been resolved a whole lot better had one of the owners called back I'm sure that they would sympathize with the situation however we have not ever had that option we've only spoke with Allie and Joshua Joshua...
