There’s nothing more quintessential for a trip to New England than to stay in a charming bed and breakfast! On our latest trip up north, Dakota and I booked a room at the Federal House Inn located in Plymouth, NH for our first ever stay in a bed and breakfast, and we were not disappointed. The house was built in 1835, and most of the interior design was true to that time frame (which I loved đŸ„°). Throughout the bed and breakfast, you can see photos of the original family hung up on the walls. Guests can choose at booking between 5 rooms, all named after the original tenants of the home. We chose Sally’s room, and I fell in love with its darling design. The canopy on the bed, the wall paper, literally everything about it 💕 The breakfast was also exceptional. On our first morning, we were served a fruit plate for a first course, followed by mixed berry pancakes with locally sourced syrup and bacon on the side. The second morning, we had another fruit plate with eggs Benedict with locally sourced ham. In addition to the breakfast, each evening we were offered complimentary snacks and drinks, which was a lovely way to relax after a day of hiking. To top it off, we were blown away with the kindness and hospitality shown by the owner of the bed and breakfast. He was quick to engage us in lively conversation and to offer recommendations for nearby hikes and yummy restaurants. this is a really perfect place. the historical texture of the room, the aesthetics of the building and also a quiet place. It is a perfect place where you can rest and relax. You can also spend a great time with the hot tub. breakfast is hand labor, very tasty. Kevin is an excellent person. He is a very helpful and conversational person. this is really the place where you can come and have a nice time. Thanks, we will come back 😊

This is a review we left on AirBnB but the host had taken down.||||We booked this entire property for a wedding. The three of us, the rate with fees almost $500 a night. There was no mention of a charge for extra guests. Months in advance. We communicated with the host that we would likely have other family members staying with us (stragglers who planned late), no problem was the response.||Week of the stay, gave him the rough number of +3 guests, no problem. Traveling from Virginia to New Hampshire the day of, en route, and he sends an additional invoice for almost $700. When I arrive at the property and state my case, he says "I am getting uncomfortable, why don't I just cancel your reservation" which, I have prepaid, with no offer from him to refund. We paid the additional amount under duress. No other options at that late date (even a week ago, there were plenty).||Here is the rub. Hindsight? It would seem reasonable that there is an extra charge per person in this case....and had it been stated in the listing, anywhere, we would not have offered to be the last resort for family members without taking that into consideration. Had the host simply apologized and said "hey, I see your point" I would have paid and moved on.||||As for the property, while MY stay was ruined because with two new charges to my American Express of almost $1000, the property is nice...older and well maintained. Comfortable and convenient. Any nuanced complaints, it is a very old home so aren't valid. Breakfast was a nice touch, as were the snacks. The host was a bit overbearing (some like that), he lives next door and sometimes he came to check on us (nice), and other times came in and made himself at home (not so nice), which was a bit uncomfortable. But again, we enjoy our privacy and this was an AirBnB.||||I wish that the host had been a bit more understanding and not immediately defensive. He would have realized that he charged us for the wrong number, that we were willing to pay extra, and we understood the mistake...but his attitude was a complete turn off and soured what could have been a good stay.||||Make your reservation...

Please read before booking. Customers need to be warned of the unprofessional and sketchy business practices of Kevin at Federal House Inn. I stayed in Harry’s room for one night (this was the incorrect room that I originally booked due to a mistake by Kevin and my dinner add-on was not able to be accommodated). I was understanding of the mistakes and everything was seemingly fine during my stay.

I was shocked when the owner, Kevin, called me the next day after checkout and was accusing me of causing damage and vandalizing the dresser. He also claimed that he had spoken with the police and he wanted me to pay for the supposed damage. He proceeded to threaten and berate me on the phone. He went on to insinuate that I caused the damage due to retaliation of my reservation mistakes that he made. This was absolutely absurd and caused me much distress.

When I asked him to send me photos of the damage he was talking about he sent me photos of the dresser which showed two notches that by all appearances appear to be pre-existing! The "damage" was two divots alone the backside of the bureau that appear to be where a mirror or something was previously removed. When I further asked him to clarify what was damaged, all of a sudden he wasn’t interested in discussing the matter anymore and he did not reply to my email in which I questioned the damage. I followed up with Plymouth police and although he did call them to inquire about what to do when a guest causes damage, he never actually filed any report. I can't help but think that he was trying to pin damages on me and extort me for money. He most likely saw me as an easy target since I'm a solo female traveler. And he probably wanted to recoup some of the money that he had to refund me for his mistakes.

I would absolutely not recommend a stay at this establishment due to his unethical business practices. I do not take it lightly that he accused me of this damage and tried to charge me. I will never be returning to Federal House Inn and I urge others to use caution when booking or choosing this...
