First came here about 3 yrs ago. Been full time rv 11 yrs. Originally gave place 5 stars but complications last 2 trips. The premium sites are the only place to stay. They advertise veteran police etc 5 percent discounts. Good luck. Everyone I asked said they didn't get theirs. Was told they would chk on it just like me never got it. I enclosed a pic of their ad. Beautiful landscaping is the first thing u will notice when u enter. Then the strong litterbox smell and cigarette smoke overwhelms you. Beautiful office with deck is full of employee smokers and wild ferile cats sitting on furniture. Wild cats will. All over ur vehicles and rvs spraying everything. Didn't know I was allergic to them but do now after 3 trips to the dr and shots and pills were very costly after insurance. When it rains they have no gravel and it turns into a mud hole take ur water boots just to hook up and plug up. My hook ups were 5 Inches deep in water. And roads were flooded. Not elevated. Had 5 veterans tell me they booked for a month but reservations were lost by office so they had to pay a very much higher rent for weekly and didn't get military discount. They would owe me 94.50 for all the stats I've had there. See pics. Hold em games are awesome and landscaping is beautiful as well as the view. B careful at the entrance road is extremely!!! Rough. Very few people drive the posted speed most are 25-35 mph through the resort. I dont plan on ever going back.

May look amazing online, but in reality, this place charges way too much for what they actually have to offer. Firstly, I would like to mention that although the roads to the resort are paved, they are very rough. Of course, this is not the fault of the park itself. The neighborhood is very sketchy with garbage on the boulevard and houses boarded up. Sites are extremely small except for the 2 week or less area. Many of us snowbirds gave our notice within days of being there due to no internet or decent cell service. The facilities need work so bad. The main bathroom showers had black mold in them, the laundry machines are very old, and most of the dryers are broken inside. I told the office staff about the grease marks left on all my clothes, and they didn't even care or ask which machines did it to ensure others wouldn't have the same damage. They state they have daily activities, which is false. Board & card games in the evenings only. The park is at least 85%full time residents all leaving in their trucks. We had 6 diesels starting them at 4 am! We asked to be moved but they did not offer us a better site until after we found another park and gave our notice we were moving. Weird that now they had other spots available yet not when we first asked. I do have to mention that on the upside Jeff, the maintenance guy, and Robin, in the office, were both amazing.

It's a good RV park across the bay and just far enough from the seedy neighborhoods in Corpus Christi proper. But the attitude here is a bit pretentious and uptight. Had to submit a photo of the RV before coming, photo ID of every adult checking in and there are rules posted EVERYWHERE. There's no swimming on this rocky beach and though there is a small "bay" area where water fowl congregate inside the park, it's a rather polluted puddle of oily water. I guess that's just Corpus. The camping site, however, was nice and shady with a view of the bay in our bedroom window. The pool was small, very crowded on the weekend, but appreciated. The Texas shaped hot tub was relaxing and cute. The individual bathrooms each have their own shower, sink and toilet, and this place has a very casual lived-in feel. So aside from the scrutiny before and upon check-in it was a rather pleasant place to stay, but I just can't get over the government landlord routine I had to submit to just to pay $50 for a site to park my camper for a night. We stay in a different RV Park every week as we travel this country and have never come across this before in a year and a half of RV-ing.

It's a good RV park across the bay and just far enough from the seedy neighborhoods in Corpus Christi proper. But the attitude here is a bit pretentious and uptight. Had to submit a photo of the RV before coming, photo ID of every adult checking in and there are rules posted EVERYWHERE. There's no swimming on this rocky beach and though there is a small "bay" area where water fowl congregate inside the park, it's a rather polluted puddle of oily water. I guess that's just Corpus. The camping site, however, was nice and shady with a view of the bay in our bedroom window. The pool was small, very crowded on the weekend, but appreciated. The Texas shaped hot tub was relaxing and cute. The individual bathrooms each have their own shower, sink and toilet, and this place has a very casual lived-in feel. So aside from the scrutiny before and upon check-in it was a rather pleasant place to stay, but I just can't get over the government landlord routine I had to submit to just to pay $50 for a site to park my camper for a night. Were looking in this area for places to stay - Then I found the management's response to some reviewers on the Facebook. OH MY GOSH.. They apparently harass their residents quite a bit. This response is very unprofessional:

--- From Their Mgmt -- "...We treat everybody the exact same and fair , no one is treated different then the next ! Unless you have some type of learning disability and we need to sit down and write it or explain it slower then we would treat u a little different to help you out . For 23 years we have had many winter Texans that do live here for six and seven months out of the year , just as you would live here four or five months or if you wanted to stay a the year . when you made your reservation , we always advise every person , when moving in and if they are in A winter Texans site , we try to find another site that is not preleased . We advise everyone , we would have to change them to another site if one is available if they are moving into a winner Texan sites such as in May or June etc..., on their move-in day . most people are so desperate to move in when they call and or come to the office . they say oh I don't care please let me just stay at Sea Breeze I will move when it's time because another person has a reservation It don't matter if you are orange purple white green polkadotted zebra fat tall short Square or all around not very smart, all residents are appreciated and treated the same fair manner , if the resident does happen to receive a site violation or a notice to vacate for noncompliance , this would be in the best interest and for anybody who would live at our community . people would know that you only get a letter of something wrong , if something is wrong !! with over 100 calls a day for people trying to move into our community , it would not be feasible hunting down individuals why they hide from us for nonpayment of rent or lack of upgrades , or lack of non-respect for their neighbors and all of our homesites at Sea Breeze. it is not feasible to hunt them down , thus making letters and notes the best business Proffessional tactic . It is that way for all properties, all management companies and such said facility. and community .

If you have a issue you would like resolved , instead of putting it on a public posting , why would you not actually schedule a meeting to meet ? but again , those people who have negative things to say about any place they would have lived or currently do live , anywhere ---home --Rv apartment --condo or Hollywood , have usually been asked to leave because of something that did not fit the neighborhood or communities well-being !! Such as lack of respect for others dirty trashy home-sites , loud obnoxious activities or out of control visiting Guests or them just alike.

plain and simple ---not following rules and regulations that every single person has to comply with !

If I could give 0stars I would. Place is honestly a spot with a nice view but the staff make it not worth it. Older man who night patrols is not friendly and will watch your every move. He was so upset my kids were playing football throwing the ball back and fourth to eachother. Not harming a soul. He stated they are in the street and there are cars. Mind you it’s a dirt road with a speed limit posted 7mph and also posted for cars to respect speed limit bc there is more people on foot than in a car. It’s posted. Also I was sitting there with my kids and warned them as soon as a car was seen to get in the grass so when the car got close they were already out of the street. The while 2 cars that passed by the entire time we were there. The lady at the front is super rude then when another employee shows up she changes her attitude. After my side of the story was expressed, the next day after the older man came aggressively to our site to “shut us down” was his words, my husband and I tried to tell our side of the story and she was so rude and after all our side was told then she seemed to just be pulling things out of mid air to try and have a come back. One of which they care about my kids safely and then playing catch in the road isn’t a issue (even thought that is what this entire thing is about) it was that my 11 year old son was playing with electric box that she has on camera. The electric box is on the same square pad as the water and he went there a couple times to fill up our dogs bowl with water. (Dog was on a leash outside maybe 30 mins he was almost always inside in the ac) so again that was a lie. They also failed to provide me with “survalliance” that was said to only get my kid around the box but not the older man yelling at us. Looked like a great spot but this is the worse experience we have ever encountered and we come to the coast often with family and friends who also have rvs. We come for vacation, baseball tournaments or just a weekend get away for many years not and this spot will never be looked at again from us. I have never left a review before so I really hope I’m doing...

We visited Sea Breeze for a long weekend in July. We had an enjoyable time although I have read about issues with longer term residents.||THE GOOD: Clean restrooms! They had four restrooms - two by the pool were open 24x7 and were beautiful and clean. Two more were in the laundry building and were air conditioned. All four were well appointed and very clean.||Beautiful views of Corpus Christi bay: There is no beach, but you could see fish, crabs and sea birds, as well as dolphins out in the bay. They had a nice little fishing pier that we enjoyed for a few hours one day. Note- the area is marshy with marsh grass - I loved it but it is kind of muddy.||Each site had a picnic table and ours was graded nicely. Short term guests have water, sewer and electricity included in the rate.||The swimming pool was clean and nice. We met some friendly people there. They have a small gift shop in the office. The grounds were maintained and the grass was mowed.||We also loved the close proximity to downtown Corpus Christi and the beaches - about a 10 minute drive.||THE BAD: WiFi was mostly useless. We wanted to stream Netflix -not much to do in the evenings without leaving the park, but could never get a good enough signal.||Their calendar advertised a Saturday community breakfast but they said it was only in the winter when the snowbirds were there. ||The size of the fish pier on their map is not to scale! It is only good for 2-3 people.||Usage was limited for some amenities due to the COVID situation. That isn’t bad- we appreciated the precautions, but amenity usage was limited as a result.||Yes there are a lot of bugs at dusk - pretty normal for a location next to a bay.||The Ugly: We had a good stay but walking and driving around the park we saw many long term campsites with very run down units, flat tires and generally depressing sites. |||Overall we were happy with our visit and...
