We have lived at Park Delta Bay, owned by the Marina for the last year and a half. The staff has all been kind and easy to interact with, special shout out to Candice and Jimmy. Our neighbors have been incredible people we are thankful to knowโฆ and ultimately the only reason we remained.||||The owner of Park Delta Bay and the Marina, Eric is the singular problem with the resort. On holiday weekends, and nearly every summer weekend, when he fills the back row of the east side of the park with campers, the power grid cannot keep up and there are constant blackouts. When asked to turn the power back on, the owner has refused. On 4th of July weekend, 2022 he went so far as to put a lock and key on the breakers to prevent them being flipped back on. ||||On Labor Day weekend, when Sacramento county was setting record heatwaves and our temperature was 110ยฐ, the power went out again and Eric refused to turn it back on. When he was confronted by myself and two neighbors about why he hadnโt upgraded his system to support the amount of people he had on it he closed shop and locked himself behind the Marinas doors and I called the police as a last resort to restore power.||||Additionally our water quality is terrible. If itโs not yellow or brown (even with our filters), it smells so strongly of bleach that it will scorch your throat. This has been going on the entirety of the year and a half we have lived here. ||||Up until a month or so ago we had two functioning washers for the entire park and three dryers. The washers were $1.50 a load and the dryers were free. Of the two washers one didnโt really get your clothes clean and the other left them soaking wet, so you had to run the dryer two or three times to get your clothes dry. Eric finally replaced them in October, but is now charging $2 per load of wash and $1 to dry. ||||There is a giant compost pile that is Ericโs worm farm running along the entire southern edge of the eastern side of the park. The flies this year have been in the thousands. We set out fly traps and they fill within a day, thereโs always dozens congregating outside our doors. When the breeze blows up from the south you get the smell of manure and compost.||||The leech field had a loose cover that could easily be moved to expose the septic waste. The hole was large enough for a grown individual to fall in to. It remained uncovered from June until October, while Eric was managing because Candice was on leave. Basically if anything is wrong in the park itโs because Candice isnโt there to make sure itโs properly taken care of. ||||There are two dumpsters and one recycling bin for the entire park which fill up long before the week is over. The trees overhanging the trailers are not maintained and pose a risk with the high winds we receive out here. Earlier this year a tree did fall onto one of our neighbors trailers, tearing a hole in her roof. Parts of the park are poorly kept, specifically around the โTiny Homeโ side you can see some rundown, unoccupied units.||||For short stays, Park Delta Bay might be enjoyable, so long as you arenโt coming on one of those packed weekends where the power is out constantly. But to any who do consider moving here or visiting, be forewarned about the ownership, and bring plenty of bottled water to drink and wash with. When it comes time for you to move out, know that Eric likely wonโt prorate your monthly rate, even if you give him a thirty day notice, like he did to us. ||||I encourage you, talk to the long-term residents, especially those who live on the east side of the park. I also encourage anyone who visits or resides to download the Sacramento 311 app and use it. You can submit pictures through it and the county is swift to respond. You have so many rights as a tenant. Got a complaint about the park? Get a complaint forum from the office in order to have a paper trail to protect yourself should retaliation be attempted.||||Good luck to any who come, and blessings to those we leave behind. At Delta Park they have plenty of employees and volunteers who keep the resort clean and maintained which is impressive. ||||We wanted a place we could store our RV where we would also want to camp and BONUS - we can also store our boat there as well! So I may update this review when we have had more time there but so far I am impressed.||||The park has an area of "tiny homes" and also full timer RVs who live there and they all seem to help each other out and form a very interesting type of community; they all volunteer, they all work to keep the resort nice, they watch each others kids and they even have group dinners together on Tuesday Nights. Considering the cost of housing on the Bay Area this unique way of living is brilliant and ahead of its time. Perhaps Gavin Newsom needs to visit Delta Park to be enlightened! Everyone that we have talked to absolutely LOVE living there! Not one person had a complaint.||||The staff are very friendly and accommodating. Just a really good group of people. I hope that continues after their manager Kim leaves.||||The campground is quiet and literally EVERY site had an abundance of shade! Every single one. They have a very small pool, a rec room (which was almost always locked.... perhaps they should leave it open during certain hours of the day... I mean why have it if you don't allow guests to use it?) with a pool table and arcade games. They have a tennis court that doubles as a basketball court, a gated dog run area, tetherball and a community fire pit.||||When it was a KOA years ago I remembered they had a fishing dock which is now closed off... hopefully they will revive the fishing dock because guests like to fish and the park should embrace any Delta activities that make the Delta a destination.||||They obviously host special events like the "Delta Do Dah" where they invite local artists to display and sell their art and local wineries to have wine tasting. ย ย ย Read moreThere are pros and cons. We stayed here for almost 5 months. Pros the cost is cheap $600/month hard to beat that in Cali. The staff are friendly and overall you have most things you need nearby.
Cons- First they have a major rat and mice problem I had one rat get in my RV and do $1200 worth of damage including chewing through water and hydraulic lines which caused my Fifth wheel to drop in the middle of the night and bent things. I then placed traps all around my RV and caught 4 mice and 1 rat. After telling management about this they said this year is better than last ๐ณ. There are not enough washer/dryers and you have to stand there just to get one. The electric is metered at .29/KW which is high causing bills over $200 in the winter with no electric heaters and my RV is all LED so explain why itโs so high, my new place just down the road is .19/kw. Finally the biggest problem here is the constant noise itโs a constant party there. Everyone is drunk or high 24/7 and they play music and talk loudly all day and night sometimes right under our bedroom slide. On top of that the spindrift bar is just 200ft away and people stumble out of there all night long too. The mobile home park is right next door and they scream and yell all night and some guy works on his truck revving his engine late at night too. Also the place has lots of long term people which isnโt necessarily bad but they have junk and trash all around their RVs the workers there are the worst culprits of this. See pics below of an example of how the workers keep their place. Also the road getting in is very bumpy and I was afraid would crumble under the weight of my RV.
We moved to jellystone park and it does cost more at $800/month but it has gated security, a restaurant, store, water park and so much more and itโs quite. Security rounds at night and makes sure people are not too loud and best...
