The owner of the KOA knows absolutely nothing about customer service and does not value her customers or their repeat business. Before leaving this campground I tried to discuss my complaint with the owner "Susan" and give her a chance to make up for our inconvenience but she refused. On a rainy Sunday afternoon we arrived at this KOA and had a very nice check in experience and was escorted to a beautiful site complete with paver stone patio, wrought iron furniture and fire pit overlooking a very cute lake. The rate was high ($66 a night) but we were in town to visit friends and happy to be in this very nice site. That is until the morning when we were jolted awake to what sounded like a dog kennel. When we opened our shades we discovered that the RV's around us all had outside dog pens and multiple dogs in each. On one side was 10 dogs and across the street at least as many. Around the loop were more RV's and more dogs. Probably at least 50 in all. They were all sheltie dogs - all very beautiful - but all barking. My husband and I concluded that it must be some kind of Dog Lovers RV Rally. But why would we put parked in the middle of such chaos. We let it go. We had to get up and get to Richmond for an appointment anyway But the next morning when we were again barked awake I call the office and spoke to the very nice man who had escorted up to our site and he told me that these were all people and dogs attending a dog show. That these RV's checked in without disclosing their dog populations, But he would bring my complaint to the attention of the owners who were not always on site and were unaware of the situation. I waited for a response to my complaint with no avail. The barking continued and we left for the day. We chose not to return until 10pm and all was quiet. Until the next morning - when we were once again barked awake - the 3rd morning in a row. I called the office, left a message to please make the barking STOP. Fortunately for us we were leaving anyway. As we were taking in our water and sewer the maintenance worker came by to collect the garbage. I asked him if he could hear the barking. He said yes of course he could. I asked him if he had reported it to his supervisors. And he said yes he had. And he went on to explain about the dog show. I continued to complain about the barking and he said to me, "I don't care what you have to say. I can't do anything more about it." On our way out I stopped at the office and spoke to "Susan" who stated that she was the owner. I again complained about the number of dogs, the constant barking, and the attitude of her employee. She said there was nothing she could do for me. She had told the RV'ers with the dogs they were not welcome in the future. When I asked how she was going to make my situation better, how she was going to make me a happier customer, she said she was not going to do anything. I thought for sure she would offer me something to encourage me to come back a try her park again, if not a partial refund a discount of some sort - but she offered nothing, absolutely nothing. Not even a sincere apology. Clearly this owner is not concerned about repeat business to her park or her reputation in the RV community. Read moreStayed there this past Memorial Day weekend and had a great time. There was an issue with my reservation, which I made online. I mistakenly, put motorhome instead of travel trailer on my reservation. In hindsight, that may have been a blessing in disguise as I got a site that had a beautiful view of the lake. Only complaint about the site is that it was narrow had it been a 30' Class C motorhome it probably would have been fine, but I also had my truck to park there.. The other sites, I saw for travel trailers were spacious and even for the Class A motorhomes. But in all I was happy with my site.
The staff were friendly and courteous. It showed that they loved their jobs and were looking out for their customers. I cannot say anything negative about them.
I did use their restroom once and it was immaculate. Very well taken care of.
Their is a fishing pond that is well stocked. My daughter and I spent most of our time fishing in the pond and she kept wanting to go back and fish with me. Something I was very happy to do since she is a teenager now. So this was a great plus in spending quality family time (BTW: She out fished me 14 catches to my 2).
Walked around the campground several times and it was always clean and seemed to be very well kept and planned out great. I never felt like everyone was stacked on top of each other.
It is close to 4 Civil War Battlefields and to Fredericksburg, VA. Which is great to sometimes get away from the campground and explore with something close by.
Ok Complaint part. The camp store is small but has the essentials when it is needed. The firewood that they sold me was wet, but the staff did mention that when they sold it to me. I was able to get it to light eventually after a few attempts.
I have read that some people complained about the Wi-Fi connection. Yes the connection wasn't that great when the campground is full, but had great service the night before everyone came in for the weekend. Plus was at a campground and I never expect great or good wifi service.

Read moreWe stayed in cabin 11 from Sep 10-12 for KOA appreciation weekend so it was nice to get a free night. Our stay started with the wrong foot when I found a HUGE yellow stain in the queen bed mattress (had to sleep on the opposite side of the bed to avoid it, yuck). The mattess pad had pet hair and a bug before I could even put our sheets on so maintenance had to come and exchange the pad for me but they left the mattress even though the clearly saw the yellow pee stain. My chldren enjoyed the fishing pond and mining (however, each rock bag was too expensive at $23 per bag!!!). It was great for the two nights we stayed otherwise we would have ran of things to do. The pool was fun and well mantained. No hiking around and the campround is small even for a night walk with the kids but it was perfect size for my children to ride their bikes around in circles. The teether ball was a big hit with my children age 12 and 7. The barrel choo choo train was super cute. They had rock painting on Saturday so that was fun as well. The grilling area was clean and the grill itself did not have any leftover food which I really appreciated. Their website says they have pedal boats in the pond but that is no longer accurate so they need to update their page. They claim that the futon bed is a queen size but it is actually a double so don't bring queen size linens for that if you plan to use it. There were a lot of mosquitos so it would be nice if they could spray the campground. If you come BRING: MOSQUITO REPELENT, fishing rod and worms, bed pillows, dishes, cups, hand soap, bed linens (2 twins for the bunk beds, 1 queen for the main bed and 1 double for the futon), a bath rug, bath towels, paper towels, pots and pans. The cabin HAS: trash bags (1 extra only), cooking utensils, cutting board, eating utensils, toilet paper, shampoo, hand soap, propane grill, keuring (2 pods decaf and 2 regular), small refrigerator, sink with dish soap and a sponge.
