After acquiring a good sized Engineering business in Houston, my wife & I decided to stay in our Bus at Rayford. We had been there since Dec 30 & had very little interaction with the staff in the office, but talked with the maintenance people often because they liked our cars & bike. For some reason, which this is our fault, the office had my cell # instead of my wife’s. On Sept 4 a lady from the office called me & when I saw Rayford on my caller ID I answered even though I was in a meeting because I thought something was wrong. The lady was calling because, from what I was told, we had paid our monthly bill early before they could add the electricity. Since I was in a meeting I asked if I or my wife could call back. The lady was very insistent on talking to me. I said ma’am, we will get this handled, but I was in a meeting with executives from a well known company. In no way was I rude, but I was trying to get off the phone so I could continue my meeting. We had lost our debit card so we had a new card, which Rayford did not have on file. I forgot to call back that day but I did call back & left a message, which Allison admitted was a very polite message. The electricity bill was $50. When the older lady, who is so rude we know of 2 couples who left the R.V. park after 2 months because she was that rude. I told her I was sorry I forgot to call back Sept 4 & I wanted to give her our new card number to pay whatever. I didn’t even know what the monthly fee was, I didn’t care. Basically all we did was sleep there, we only went to the pool once in 8 1/2 months. The older lady proceeds to tell me we were being banned because I was rude to Stephanie on Sept 4. I was in shock. 1, I would never be rude to a lady, especially for doing her job. 2, we were basically living there, why would I be rude? The older lady, as well as Allison, told me that I told Stephanie “that I didn’t have time for a little ole R.V. lady.” I absolutely strongly said That was a lie, which it was. The 3 executives in the meeting with me all said I absolutely was not rude & I dang sure didn’t belittle Stephanie. I did all I could by reasoning with Allison & the older lady, who for her to call anyone rude is the pot calling the kettle black. She’s as rude as they come. Then Allison changed her story. Now Stephanie has backed off that I made the little R.V. lady comment, but says I was dismissive & rushed. Well I was in a multimillion dollar meeting. I could see Stephanie feeling this way but I was not rude. And these ladies knew there would be no payment issue. We’ve been told that they were gossipers & made comments about our cars. My wife drives a green 911 & I drive an M5. We’ve also been told that the ladies in the office are power trip type people. This is obvious because try renting an RV spot in that area. All the nice R.V. parks are booked up, while Rayford Crossing is not even half full. The pricing is online with other nice R.V. parks so it’s not because it’s overpriced. I’ve now met 3 people who has been banned from Rayford due to similar things that happened to us. While trying to reason with Allison, which she admitted I was right that I wasn’t rude. But she said, “We have the right to refuse service to anyone for any reason.” I agreed with her & told her I completely understood this but as a business owner, refusing service to people who were easy tenants just because we had nice cars was pretty dumb, especially when the R.V. park is obviously struggling. And if you think I’m exaggerating even a little, my attorney has found 3 people, 1 very high profile person, who has similar stories. It’s ashame because Rayford Crossing is a nice R.V. park. But then again, after the hurricane went through, the staff never went to the office for 9 days I believe. They never even tried to put a generator, which I offered to do since I’m in the electrical business & received no response, on the water well so the few people that was at Rayford could have water. The GOOD: Decent property. Amazing front desk and maintenance staff. The BAD: NOT family friendly. Bad water well. Bad electrical meters. Not tailored for long-term residents. Gate never works. Price increase with no increase in amenities. Differential pricing for who they want. No actual wifi. The UGLY: They fired Agnes, an older woman who cared so much for the residents and the park. She did her job well. She fielded our complaints and defended management but was let go when new management came. When Hurricane Beryl hit, we were without power and water for 10 days. Park management did NOTHING to support us within those days. A fallen tree and power line blocked the only entrance/exit. Long-term residents tried to remove it, but we were scolded via email for touching a tree that could have a live wire. The email seemed to be sent for liability purposes and not because we were trapped. The fire dept. had to step in and remove it because it was a hazard. Despite running off an independent well, we had no water for 10 days. We filled our FW tanks and for many of us, it wasn't enough. Long-termers gathered together and filled a personal storage tank to share with anyone in the park who needed water. (I think this should have been done by park management.) The park did not prepare well enough for the storm. They could have secured generators for the well but supposedly, something went wrong with the rental company. For an area that experiences power outages every heavy storm, you would think they would invest in that.
We spent $200* on gas to power our generators. When the electricity bill came around, there was no price decrease... I THINK the park received FEMA funds, but we saw no reimbursement or credits. Electricity- The meters near the dumpsters don't work. They guess-estimate usage and charge you what they want. This is great for some, but unfair and indicative of their poor infrastructure. With every heavy storm, the power goes out.
Water well - They are routinely doing maintenance on it. They shut the water off couple times a month it's ridiculous. Family Friendly - It is not. Little to no kid events. Kids aren't allowed in hot tub even with supervision. We don't have kids, but we did appreciate seeing the kids ride bikes and play. It brings life to the park. Sadly, kids can't ride bikes/play outside without supervision. Stupid rule IMO.
WIFI - you have to get a passcode EVERY month for EVERY device. I call customer service, and they act like there's no free witi. They don't explicitly say it, but they'll push their plans onto you to pay extra... disgusting. I wonder how many people they've gotten with that scam.
Storage - With new management, they got stricter with having items in your lot. You can't store boats, even with covers. BBQ pits need covers, etc, etc. The silliest rule: your generator cant be visible... at a park that loses power regularly.
GATE/ Crime - I got my car stolen in Fall 2024. That night they hit/tried every vehicle. I dont think the gate is to blame. The gate just never works so it stays open for whoever to drive in. Pricing - one main reason we are leaving is due to the pricing. They increased rent but with no increase in amenities. The dog park is horrible. Water well continuously goes out. Differential pricing, at one point my uncovered spot was the same as the covered spots. Newcomers pay $400/ month from a promotion, but we're stuck paying $800 . From day one, Allison H., Michelle G., Teri P. and all the staff on the property have been very professional, nice and accommodating. In addition, they take their job seriously and are working very hard to keep Rayford Crossing RV Resort appealing and welcoming for their guests.
We rented an RV site and a cabin and both places were nice and well kept. In addition we enjoyed some of the amenities, such as the swimming pool and the gym. The kids liked riding their bikes around the park, fishing at the pond and playing board games at the library or the club house. Our overall experience at this particular resort has been great. Despite mother nature inconsistencies this summer.
Michelle has a great sense of humor and had become our go to person while we stayed at the RV resort for over 5 months. If there is a way to give her 5 stars, I would. I would also add Terri and Allison to that list. We had to make several adjustments to our departure and arrival dates and Michelle was very accommodating with this request.
We had a pretty bad storm that knocked the power and water out for 4 day but Allison made sure we were all informed and provided periodic updates until power and water were restored. I know this is a very complex task for any property manager from a logistical standpoint. In addition, all the custodians made sure any debris from the storm got cleaned up in a timely manner. These guys were troopers and went above and beyond their daily line of work. Kudos to you all, you did an amazing job.
There are always ways to make things better, keep up the good work and I'm pretty certain other families would love this place as much as we did. This resort is going to look even more attractive once all the planned upgrades have been completed.
