Just completed a stay here and overall I was quite disappointed. What could potentially be a spectacular campground was barely adequate. Good: Great location, with many sites on varying altitudes (up & down hills) around two small ponds. In-ground pool and reasonably nice facilities; including laundry, bathrooms with private showers, camp store, activity room with large deck. Wide open fields with baseball backstop and possibility of other large-scale activity. Competitive pricing. Despite the rainy/foggy weather Independence Day fireworks celebration was extensive and impressive. Bad: Throughout the campground, some of the long-term sites contain poorly maintained campers with trash, debris, firewood, etc piled far and wide. And there are a LOT of them. Probably 85% of the campground is long term. Many long term campers all seem to have golf carts upon which they randomly tour the campground. I say random because they often enter, transit, and leave a road loop without stopping. I get that it's a big property, and could understand a quick drive to the pool or other facilities - but do they really have to spew their exhaust fumes and noise around the whole park on a continuous basis? Wifi is not free. It's also a mystery. Despite detecting a strong Wifi signal from several repeaters over our stay, no one was able to provide me with access, even though I was willing to pay. "it's not working right now." was the most common answer. Leaving a few messages for the camp owner resulted in no call back, so we concluded our stay without having access. Verizon cell signal is barely there - usually jumping from 3G to 1G and weak signal strength. Obviously, this is not the park's fault, but it's all the more reason the Wifi should be top-notch. In the area in which our site was located, there was a pervading mild odor of sewage. Since our own sewage connection was a cracked PVC pipe covered with a plastic flower pot, I'm not entirely surprised. The water supply seemed to have a considerable amount of gas bubbles of unknown origin. It tested safe enough but filling a glass would result in a grey cloudy liquid. It would actually mist-off quickly and didn't seem to have odor or taste. You MUST buy your camp wood at their store. Really? You can't bring your own wood. I'm not sure how they would know you're not burning their wood, but please. "Excuse me sir, can I see the receipt for that fire wood?"
We visited the campground about 4 weeks before our stay. Due to the size of the property, we wanted to see all the options to select and reserve our favorite of what was available. They reserved the site and accepted payment in full for a several day stay. Upon arrival with our camper in tow on the scheduled day, we found that they had moved us to another site... Without calling or notifying us in any way, they ignored our reservation and placed us somewhere else. How is that acceptable? Having prepared for the trip, driven to the campsite (with multiple vehicles), we really had no reasonable choice but to take the other site. But that said, this reason alone was enough for us to consider not returning. With the other issues I've listed, we won't be back unless we hear of major...

You can only call to make reservations.
They will not tell you what site you have until you check in. Their reasoning is too many people go right to their site without checking in.
They charge you for kids over 16. Yes I had to pay $5 per night for my 17 yo daughter.
The place is 95% seasonals.
Their campground map does not specify which sites are rentals and which are seasonal so you won’t know where you are or who you’re next to until you check in and go find your spot.
Although the check in person was very nice and drew on the map where our spot was, her directions were a little off and we had to loop around until we found it ourselves.
The sites and electrical boxes are not marked very well. At least ours at 40 wasn’t.
We literally looked at the back of this seasonal home our whole 4 day weekend. Not to mention we couldn’t open our awning all the way for fear of hitting the camper behind us.
The site we were on (40) was so un-level, so muddy and unkept, that we could barely get onto our leveling blocks as they skidded through the mud. Once that crisis was averted, the rest of our days we pretty much shifted around as the weather never let up for the ground to dry up/firm up.
Their website is very basic. Their calendar of events only states what the “theme” is going to be and does not give you any activities until you check-in and they give you their newsletter.
Posting on their Facebook page went unanswered. Asking at “Security Hut” we were told “rules are rules” and the campground was full.
Pretty much everyone had a golf cart and they used them….ALL day long.
The pool is located up at the top of a hill. Next to their community space. Which is no real problem until the activities going on there have every adult sitting around on all their carts smoking and drinking with the “band” playing. I would not allow my kids to walk through that crowd. Nor swim as they are teenagers and felt as if they were being watched by everyone. Their pool and pond rules are very strict for adult supervision.
Their activities are not kid/family friendly. It is all about the adults. Nothing wrong with that if you know ahead of time. If horseshoes and corn hole and poker runs are your thing this is the place for you.
The swim area at the pond is very small and unkept. If you’re there for the 4th of July this is where they blow off their fireworks and the beach the next day is a disaster.
The store hours are not very convenient so we never went in there. I can’t say what they offered.
We also never used their bathrooms as we had no need to.
Only one newer playground for small kids, the others were older and rusty. I saw 2 swings on any of the swing sets, the rest were empty.
They do come around and pick up garbage for you in the afternoon. We didn’t really know this until we took a bag to the dumpster ourselves.
All in all, I’d say adult only, not family friendly, if you like sardines and golf carts you’ll...
Read moreShould have gotten a clue when I called in yesterday and the woman taking the reservation wanted my credit card number immediately was snotty about giving me directions. I made sure I did get the specific directions though because there's only one way to come in. .....with low bridges, tight turns, steel ups and downs, excetera and there would be no Campground refunds. Before I gave her all the information I specifically said if I can't get into my spot do you give a refund and she specifically said no. When someone wants your credit card that much and doesn't give a refund you need to take a hint. I should have! We are 45 foot long and she said she could accommodate that and have a spot for us that we could get to. I have no idea if this is a nice park or not because I simply never got there. We passed the entrance which was angled uphill, with a small sign, in the middle of nowhere. We called to get directions for where we could turn around on all these Country Roads. No answer...... repeatedly no answer, and the roads are too narrow to hang out waiting for the phone to be answered. We found tma gas station and got turned around and went back. We manage to find it but the left turn was a very sharp 45° and we simply couldnt make it and kept going. I wouldn't recommend this park because it's a pain in the neck to get to. Why do you think they take the credit card over the phone and don't do refunds? I wonder how much money they make a year because people simply can't get in there and they keep the money.
