DO NOT STAY HERE! *Update 3 weeks later: “Andy” has emailed me threatening legal action for defamation saying this review negatively impacted his business as he just received word his cabin was free of mold by a licensed inspector & my review is fabricated LOL. He is saying I blackmailed him when I requested a refund for putting us in unsafe accommodations. Nice right? Great business model. This place is a moldy nightmare, I actually felt sick. We arrived to a mildew covered "White" Cabin 7 and a dead rotting snake on our doorstep, it smelled DISGUSTING. Rose, the manager came when I asked her to remove it and threw it over maybe 3ft, we smelled it the whole time until we had to move it ourselves. The inside of Cabin 7 is covered in black mold, in the living room, kitchen, and bedrooms and it smelled so bad we got out our air fresheners from the car and wound up having to leave. My family had rodents in their cabin 4 and open bags of peanuts and snacks everywhere. They obviously didn't clean it, who leaves open snacks in a rural cabin? No cleaning crew on site, only Rose, the sole employee running around like a chicken with her head cut off. None of the lights in Cabin 5 worked for my dad and he was left in a musty old dark cabin. Hmmm, what else, there were cigarette butts in all of the dilapidated grills, construction and rock piles everywhere, huge holds in the road. Out of every window and every view was ugly construction equipment. No groundskeeping was done, weeds, overrun with poison ivy all over our deck, we couldn't even go outside. A slimey green colored pool infested with frogs. Oh and NONE of the lights worked or electrical sockets worked in two of the cabins, we had to use our flashlights on our phones. The whole place has spotty bad electric, in the middle of JUNE during no storms! We paid $504 for TWO nights, and were not told of 1. Construction being everywhere. 2. The pool was not open (as if anyone would dare to go in it) in the middle of June. Rose refused to offer us any sort of refund for the fact we wound up leaving it was so gross. She said it's policy to report stuff on site, not after, even though she was no where to be found and didn't answer any calls or text from me or any of my family. What a nightmare this place is. Ruined what could have been a nice family weekend and risked my health and safety. RUN AWAY! Oh, I forgot to mention. I paid half upon booking and the other half was to be paid upon checkout. We hadn’t even put our bags down before I got a notification my card was charged the balance. I would have never stayed OR paid the balance if I had a choice after I saw our “cabin” (a garage attachment). When I asked Rose for a refund, she stated all complaints were to be made during the stay, which no one responded to. This is a money making machine and they do not care about the area, grounds, or you.

Believe the negative reviews. This is rough and rustic. Missing light bulbs, broken outdoor fixtures, dirty and unkempt grounds. Yes there were some cosmetic updates to several cabins. BUT the deck, the exteriors, the doors, the landscaping has not been touched in years. Broken and uneven boards everywhere. The door going into the lodge is a mess, no attention to any detail anywhere. No working restrooms in the lodge. The property needs a complete overhaul. Mud everywhere, ruts in the "roads" to and from the cabins. The pool is a science experiment. The BBQ grill on 6 was a disgrace. Yes there were several newer Webers around but why leave a totally rusted and broken grill on a "deck". Fireplace doors broken but laying against the side of the mantel. Plugs falling out in the bedrooms as mentioned in another review. Manager was nice but seemed to have her hands tied. We had 5 cabins booked for a wedding, down the road. One couple in the group left, refusing to stay. I see good reviews and glowing comments here. Those would be the ones to beware of, not the negative ones, be assured! Needs money spent in the right places and a real ownership overhaul to bring back the potential and somehow justify the rates. Pillows , no cases. Clean but rough towels. Heat? More like a loud blower system that shook the place as it roared to life. Wi-fi was working so no complaint there. Carpets were extremely stained in our cabin. Lawn was supposed to be mowed next week, should have already been done if you're open for business. The plastic Adirondack chairs on the deck were both cracked and broken, really? And get some gravel and leveling going on for the driveways like a place of business should know to have in place when it opens for the season. They mentioned many repeat customers on one of several trips to the office to get things sorted. Must be those visitors who set the bar very low. I'm not one to leave bad reviews. This is more of a buyer beware post. My wife wanted to mention the curtains- poor condition and see thru quality, and the glasses left in the cupboards were not "clean" to anyone's standards. Nuff said. In response. I spoke to the young lady personally about "return business" and the "conditions". Check with her before denying. No reason for me to belittle your establishment. No idea what my review count has to do with the comments I offered. Most of them are glowing when deserved. Your email says constructive criticism welcomed. Well you got what you asked for. We spent a good deal of money there and I assure you all 23 of them in attendance will corroborate my review facts. Take note, the other bad reviews were all for the same reasons. Good luck.

We stayed here with our wedding party the night before our wedding. We picked here because it was very close to our wedding venue. We booked two of the cabins. The lady Rose at the front desk was very nice, checked in on us, etc. However, when we went to go to bed one of the cabins of our group was staying in had a pull out couch which we were suppose to be using, with mouse feces and pistachio shells in it all over the place, it was very dirty. When i mentioned it in text message that night and sent a video, I did not get a response from Rose. When i saw her at checkout the next morning and mentioned it, she said that they were working on getting new house keeping and apologized...I did go onto say how we were not able to use the couch (luckily we also brought an air mattress), and about how this is not very safe for people to sleep in. Unfortunately, when we noticed it, it was 930pm and the night before my wedding and we did not have any other options other than to just not use the couch. There were also spider eggs on the ceilings in all of the rooms. I understand this is a cabin in the Catskills so that's not out of the normal, but maybe try to clean them out before guests stay there. For the price of two, two bedroom cabins I paid $600 and I was very disappointed in the cabin, especially for the price for one night, and disappointed we were not offered any kind of refund, even if it was for just the one cabin with the feces for the one night stay. I wish cold spring the best, and Rose but I would not recommend this place and I would not stay here again unless they did a very much needed upgrade and cleaning. But to speak on something semi positive i guess, we originally were offered a back area space to kind of host a small pizza and wing night before the wedding, but when we got there we noticed not all of the large windows had screens on them. There were about three very large windows without screens so bugs and animals could come in, and there was a snake in the area we were suppose to sit and eat together. When we told Rose, she did come out to get the snake and let us use the completely inside bistro/game room area to eat our food. Pictures you will see the feces and pistachio shells and dirt from the one pull out mattress.

We stayed here with our wedding party the night before our wedding. We picked here because it was very close to our wedding venue. We booked two of the cabins. The lady Rose at the front desk was very nice, checked in on us, etc. However, when we went to go to bed one of the cabins of our group was staying in had a pull out couch which we were suppose to be using, with mouse feces and pistachio shells in it all over the place, it was very dirty. When i saw her at checkout the next morning and mentioned it, she said that they were working on getting new house keeping and apologized...I did go onto say how we were not able to use the couch (luckily we also brought an air mattress), and about how this is not very safe for people to sleep in. Unfortunately, when we noticed it, it was 930pm and the night before my wedding and we did not have any other options other than to just not use the couch. There were also spider eggs on the ceilings in all of the rooms. I understand this is a cabin in the Catskills so that's not out of the normal, but maybe try to clean them out before guests stay there.
