We were looking for a romantic getaway for four nights and selected this based on 5 star reviews listed under hotels. We arrived in the pouring rain and the owners watched us struggle with our bags in the pouring rain while they told us about the pool that was covered because of leaves but could be opened and the robot in the room that basically is tracking your every move. Then we had a quick review of the room and were told the ac was set for 72–I need 67 to sleep! As my husband carried the bags completely soaked I noticed there was no tv and he really had to watch the us open. And I need to watch tv before bed especially for four nights. I softly knocked in the owners door and asked if there was a tv and was told no this is a bnb! ||Hmmpphh. We then got a text that they could get us a tv and I said wonderful thank you and while we were out to dinner expecting it to be in the room when we got back at 9. No tv. I also then just noticed there was only a tub no shower. Ok for a night but four nights no shower to wash my hair and no tv is a bit too long for us . I texted the owner and asked about the tv and questioned the shower hoping maybe we could move to another room. We shockingly were told they would refund three of our nights and good luck finding something Labor Day weekend. We were shocked we have never been asked to leave. The accommodations were lovely and comfy but we needed a tv and shower for the four nights. We were stunned. No wonder there are hardly any reviews as I’m sure they edit them. Read moreMy wife and I stayed at Vine+Sand in August 2024 for 2 nights. We have been to the North Fork of Long Island (a/k/a the NoFo) dozens and dozens of times over the past 4 decades, as we live less than an hour and a half away. We stay on the NoFo at least once or twice each year, and visit for day-trips as well. We like to think that we know the area pretty well.
Vine+Sand is hands down the best place we’ve stayed at on the NoFo. Five stars, & two thumbs up for this year-and-a-half old B&B. We look forward to coming back.
Mark and Johnny have thought of every detail in their renovation of this historic (1800s) home in Southold, which now is a perfect blend of old and new. They also have paid close attention to designing and managing guest expectations in every respect, from their welcoming demeanor to cleanliness to the snacks and drinks available at all hours to the complimentary but varied and beautiful buffet breakfasts available throughout the morning to the beds, furnishings, and amenities in the rooms to…well, you get the picture.
There’s a pool, a fire pit, and bikes for guest use. Art adorns the walls.
The surrounding area features several dozen fun wineries, many good restaurants, and other attractions and activities, about which Mark and Johnny are happy to provide intel.
Cell service in the immediate vicinity is spotty, but the V+S WiFi is very good and easily accessed.
One caveat: Room #1 (downstairs) lacks a shower – it has only a bathtub (but there is an outdoor shower available, depending on the season). The three upstairs rooms have showers.

Read moreWe were really looking forward to our stay here, but unfortunately our experience was extremely disappointing.
Upon arrival, we noticed that the room we were given did not match the room description and photos from our confirmed booking (via Booking.com). The listing we booked clearly included a private bathroom, yet the room provided was different, with the bathroom across the hall.
When we politely raised this with the hosts, instead of engaging in a constructive conversation, we were met with dismissive and defensive responses.
The hosts repeatedly denied responsibility for their own listing details, blaming the booking.com platform. They insisted we check out early, and emphasized how they’re the “only 5-star B&B” rather than addressing the actual problem. At no point was there any accountability, empathy, or willingness to resolve the matter in good faith. The tone of the communication felt gaslighting, patronizing, and needlessly confrontational.
In the end, we were abruptly cancelled, leaving us to secure another alternative accommodation right away, causing significant disruption to our weekend. What should have been a relaxing getaway became unnecessarily stressful.
