The owner of this property is extraordinarily greedy. I booked this place for our first kid-free getaway ever. I was really looking forward to it. I paid $600+ only for 2 nights. As luck would have it, a bomb cyclone hit the east coast and all governors in the tri-state area asked everyone to stay off the roads. We tried to reason with this owner to reschedule to another weekend and he refused. He kept insisting the weather would be fine in Warwick and we should come even though every single news, weather and government agency was asking folks to stay home. We only booked a week ahead and he probably wouldn’t have had a booking at all had we not booked. He refused to reschedule or refund us except for a $50 cleaning fee. After much back and forth he eventually offered weekdays (Mon-Thurs) a week away - too short notice to take time off work. I’m out $600 and left with a bad taste in my mouth. Some people put money ahead of safety and sadly this owner is one of them. Update - And contrary to what this owner is stating, the storm hit NYC exactly as predicted, and the roads were certainly not "100%" clear by any objective measure. The cancellation policy is also at 100% discretion...

More than I expected. GREAT hosts. Bob and Loreli got it right. Cottage is close to the road and other dwellings, but with the Water Falls right behind the Cottage and almost under the back deck, you don't hear anything else. My wife needs a fan for back round noise to sleep. Not here... Just cracked open the window a bit and you hear the roar of the Falls.... Cottage is extremely clean, well maintained and well supplied. Hosts will get you anything you may desire to make your stay exciting and excellent... If you love eggs, I must encourage you to take them up on their offer. Duck eggs !! Right from their own ducks, that roam around the property. WOW !!! You can not only see the freshness, you can taste it, Outstanding.... Don't know what else to say, other than, you have to come here to see it for yourself. You will not be...

The little Cottage is impeccable, clean, quiet, and well decorated. The fresh flowers on the table once you walk in, Adds an Extraordinary / personal, at home feel. The sound of the falls while sitting on the patio, looking at the ducks in the distance, Is so Relaxing, soothing and peaceful. You will literally forget the outside world. the ground is so pristine, the personal note from the owner, snacks, fresh duck eggs, tells you the owners are very thoughtful, and want you to feel welcome.
