Overall, a decent park, but cramped. Camped there with a 42’ 5th wheel. There are two sections that are split by Hwy 101. Since I was there with an RPI reservation, we were limited to the north, riverside section. The road down the hill is fairly steep and very rough so had to ride the brakes going down. The spaces were very tight with mostly full hookup, 30 amp sites (the 8 or 9 sites that are on the waters edge are water/electric only). The sites are so close together, you can’t put awnings out all the way without hitting your neighbor’s rig, and my bedroom slide on the other side was nearly overlapping the other neighbor’s picnic table. But, all of the neighbors are friendly with quite a few of them apparently there for the season. There’s a boat ramp and docks that folks were crab fishing from. Also a great place for bird watching, especially the herons and bald eagles. The laundry room could use some upgrades, but the one washer and dryer I used worked fine ($1 to wash, $.75 to dry). There are train tracks that are spitting distance from most of the sites, but it’s for the Oregon Coast Scenic Railroad. We only heard it come by once in the week we were there, and never at night or early morning. The southern, uphill section of the campground has much wider, more private sites with what looks like mostly permanent residents, but no views of the water. This is also where the two pools and hot tub are located, although they were still shut down for whatever reason. Portland is a little under two hours away. Tillamook is about 30 minutes south and worth visiting the creamery there. Also check out the Blue Heron French Cheese Company there. As with most of the Oregon coast, there are lots of great hiking trails nearby right off the 101.

1000% false advertising. And a lawsuit waiting to happen. It's a trailer park, not a resort. No pool or hot tub. No one is working on it as one, singular positive review said. Resident employees are abrasive and focus on being rude to new people but not getting rid of the bad. Dirt, dogs, drugs and drama. And yes, you are 3ft from your neighbors, electric is shoddy, place is in disrepair, half the road collapsed and they've done nothing, potholes everywhere. Loose dogs, fighting, box trucks, overcrowded with cars, endless drama. A trailer park. And frankly, something is off with the river water here, I paddleboard everywhere around PNW and I've never seen what I call dead water..murky water, muddy clay quicksand, no signs of life like fish, crabs, oysters, clams, seaweed, insects, nothing. Just some dead mosquitoes floating. Every dock and beach in this area are covered with oyster, crab, clam and mussle shells, and kelp, little fish that swim around the dock, but not here. I couldn't see past a few inches deep, unheard of in the PNW. Just saying, I wonder if they're maintaining their septic? I went to Rockaway Beach down the road, which feeds this river, and it's crystal clear. Read all previous reviews, they're spot on. ** Added 2 videos as I was getting ready to leave, another fight, screaming and cursing, coming from a tiny camper with 5 dogs and tarp teepee. Locals call it parasite cove. Stay at your own risk. And they have the audacity to ask you to sign a liability waiver!😂😆🤣 Don't sign it.

Drinking a beer, Josh comes in and tells me no alcohol is allowed in the park. When the day before he saw me having one and said nothing... He then proceeded to tell me it's Oregon state law... I looked it up,and told him no it wasn't.... Then he proceeded to say it's my rule,this is a family park. I explained to him it says nothing about in your park rules. And that he needs to have this posted on the cabana and website.... Josh response was I don't have to do nothing,and I can tell you to leave..... I called reservation line to complain,they said they will call me back... I walked back into the cabana where I over Heard their, conversation and Josh told the person on the line. I don't care if he had it in a,red cup as long as I don't see it.... This doesn't make sense,people come to relax at resorts... And have a drink,spoke with long term residents... And was told people drink in there all the time. So at this point this gen manager,singled me out to just harass me... I'm a disabled vet,and had to up my medicine.... Because of him,not sure how the owners feel about this.... But if retaliated or harassed again by this GM. I will seeking legal counsel. And doesn't fix leaking water everywhere

I don't know about "rooms", although there are a few single wide manufactured homes/cabin like structures, and at least 1 double wide mobile home they rent in addition to the RV sites and tent only camp sites. I've not been inside of, or know anyone personally that's rented their "cabins", but they do seem to be rented frequently. The park itself is in a great location, right on the Nehalem River, with a boat launch, and private dock/marina like area. Part of the floating docks need some tlc, but the majority is usable and in decent shape. There is a "boat house" in front of the dock area with a communal kitchen and entertainment area with ample dining room, a tv or two, various dvds and assorted games for guests to use. The park public restrooms, with showers are also in the boat house. There's a handicapped ramp that's wheelchair friendly. As with any older facility, there's definitely some maintenance and updating that is needed, but I'm sure that's partly due to being short on staff. There are 3 areas for RV's with full hookups, 30amp & 50amp. The first area is down by the waterfront and is primarily short term campers. While it is at the water front, it's well enough above the river there's little chance of flooding. Then there's a secondary RV lot half-way back up the hill from the first on the left hand side with the double wide for long-term 30amp RV hookups. At the top of the hill, or as you turn off the road, there's the check-in cabin and a large lot you can easily turn any rig around in, with the park's on-site laundromat and "gym" building. It has an indoor basketball court, a full size pool table (well used), and a general exercise area that has a weight lifting equipment (some of it needs repair and no free weights), a treadmill, etc. There's one public restroom in the weight room. The laundromat honestly is one of the biggest disappointments, while washes are only $1 & drying only $.75, only 3 of the 4 washing machines and currently only 1 of the 4 dryers are operational. The washers wash well, the one dryer took 4 cycles to dry my first load. While there's an old coin dispenser for detergent or dryer sheets, it's obviously not been used or refilled I'm some time, so bring your own, and the laundromat closes at 7pm. Then for 50amp RV hook-ups, long-term and short-term, are located across the highway and at the top of the big hill/mountain well above the rest of the park. There's an outdoor gathering area up there as well. And then the tent camping is also across the highway, but when you reach the 50amp area, there's a little road to the left, that goes back down the hill a little bit into the forest where there are several nicely maintained tent spots. The tent campground is probably the best area of the park as you feel like you're in the forest actually camping and not in a RV park. The park does a decent job mowing and weedeating regularly. The biggest complaint/downfall are the relatively poor conditions of the roads. There are several pot holes and sharp drop offs. You can tell in it's hayday, this was a very well maintained spot, but through the years, has seen a steady decline and is need of a little tlc in general. My boyfriend and I booked two nights at Paradise Cove in one of the modulars. Upon arrival the first thing we noticed, but we're not previously warned about, was the heating being broken in the unit with a note saying to use the provided space heater. The heater we found in the closet was barely larger than an alarm clock. We called the man that checked us in and to his credit, Andrew was there very quickly with an additional heater as it was very cold that day. Andrew, and his dog Moose, would end up being the only bright part of this location. Underneath the bed we found someone's reading glasses covered in dust, urine under the toilet seat, and hair in the bath tub. We didn't end up attempting to cook that evening but the following morning while making breakfast we discovered that the stove leaks gas. We only came to realize this after it pooled under the surface of the range and exploded. The entire unit shook and my boyfriend had the hair burned off his hand and his pants singed. It was extremely scary and we were very lucky he wasn't injured worse. I let the staff know and asked for some type of way to cook. The manager came and after discussing it we decided to move to the unit next door that was already rented by someone else but he wouldn't be arriving until the next morning so we could only move if we agreed to check out early. The other unit was all electric and much safer but there is significant water damage under the flooring, it is very bowed with a lot of soft spots. It also has a pretty aggressive ant infestation in the bedroom. I was hesitant to write a review as I have never written a negative review for a company. It has the feel of a small business so I was especially reticent, but my boyfriend's family have been members for 35 years and pay maintenance fees. To find everything in such disrepair and decay is extremely disappointing. Upon check out we were not offered any of our stay fee back, and I've yet to see the return...

If you have reservations, you’ll want to go somewhere else…

As of today the road in/driveway is washed out. We made it out, but I wouldn’t risk going back in. Staff failed to let us know this morning that there was a problem with the road. They also failed to let us know the water was turned off (but this is nothing new). During our 2 weeks stay, water was turned on and off sporadically with obsoletely no notice.

Our stay at Paradise Cove was a love-hate relationship. We loved the view. That was the end of the love. In Addison to the water and road issues, staff would not respond to our many phone calls and text messages during our stay … regarding issues like the club house being locked for several days. Also, the crab cooker was locked down and off the entire time, the fish cleaning station had no water service, and the pools and hot-tub are drained (the hottub is inside a building and could be in service year round).

Regardless of the issues with staff, the property is dilapidated. Stairs to pool area are broken down and dangerous. The pools appear to be in poor condition, as well as most of the building that contain amenities. During our 2 week stay, the bathrooms were cleaned once and poorly. Also, the men’s bathroom has just one working shower and one bathroom stall closed off. (Per previous reviews this appears to have been a longterm problem.) In the women’s bathroom, besides being dirty (hair piles in shower corners) there were ants in various invasion modes the entire time. The sites are falling apart too. Exposed electrical wires, spigots that don’t shut off, sewer vent towers broken and laying on ground and emitting sewer smells at the site.

Basically we could go on and on. If you have a reservation, change it to somewhere else…you’ll be better off.
