I really wanted to like this Mr. and Mrs. Smith property but it has sooooo much room for improvement, it's insane to me the poor state of communication here.
For starters, there's no information anywhere about housekeeping, hot tub, or pool hours, not in the Hyatt app, not on their website, not in the check-in email, and not in the rooms.
The A/C in our spyglass room couldn't quite keep up with the August Texas weather, it ran NON-STOP for the entire duration of our stay and never could quite cool it down. It was set to 72 when we checked in and the chocolates they left for us where melting! Perhaps adding some curtains to block the sun in the afternoon would help.
There is no physical place to plate the hot plate to cook anything in this room other than the very small table you'd use to eat. This room also doesn't have a true freezer in the mini-fridge, I guess the cheaper and bigger Greenhouse rooms come with the needed extra space for a proper counter and mini-fridge with an actual freezer as shown in the listing photos. Interestingly enough, they don't show you the photos of the kitchen area for the Spyglass room but they do for the Greenhouse rooms.
We wanted to spend a little time in the hot tub and got in only to find that the control panel didn't really work, there's two jet options and when we selected one of them, the jets stopped working and never turned back on. The buttons on the panel where very hard to press and most of the time didn't respond properly to being pressed. We didn't call the concierge for this because it was our last night and it was late and didn't want to deal with it.
While enjoying the sunsets on the deck, we could smell sewage likely from what appears to be 4 septic tanks right next to our unit.
The bed was really soft and didn't provide enough support for either of us so we didn't get great night sleeps even though we where tired each day. This may not be an issue for you as it's a bit subjective but normally we find that the vast majority of places don't have beds this soft.
This property has a lot of potential but for the price per night, this property really tighten up because it's way too expensive for...

Unlike other outfit/hotel franchises, their cancellation policies are not customer friendly and gives all the leverage to the hotel. I don't know if it's because they are operating under tight margins with their very expensive rates or if there are other circumstances.
I booked a standard rate for the greenhouse little over 2 weeks ago for this past weekend for a Friday through Sunday stay. However 2 days prior to the reservation, my car had to go into the shop and my wife fell ill. When explaining this to their 'concierge', they stated the only way to get a refund is if another party rebooked for that weekend. This would entail cancelling my reservation for the chance to get a refund and taking a chance.
I noted shortly after this, the price for my now open greenhouse accomodation went up and stayed the same price until later in the evening last friday when the listing was taken off line.
I find out today from the concierge that the stay did in fact get rebooked. Thinking maybe I would get assessed the advertised 3.5% refund processing fee with the refund, they charged me $500. First it was explained that this was a processing fee with a third party, when I questioned this, then I was told this was the difference in amount I had paid and what the new party paid.
I am not sure whether this company uses third party websites for last minute deals or not however something does not sit right with me about the situation and the veracity of this.
Nonetheless, buyer beware especially if you have an issue requiring cancellation as the management at Onera are...
