Please never never go for this project and waste your money. Rather go for a reputed builder like Prestige, Brigade etc.
A few points which need to be considered before buying here are
1 - Once you talk with the marketing team here, they will show you nice pictures downloaded from internet and this project is marketed exclusively by anarock . They are just here to sale and for it they can make any false promises. Basically there is no value in their talks. Just ask them how many times the project plan changed . They will just sale by promising anything and their part is done. Once you book by paying some amount and then see the marketing peoples true colour.
2 - Mana and Skanda they have created a new company neobuild ventures for this project. For the plots Skanda one by one made agreements with villagers so if you see the agreement copy you will see the names of around 100 people. So basically they are all a party to this agreement. Skanda is already blacklisted a few banks and though Mana is a partner but individually it has so many of its projects going on. So tomorrow even if this venture fails it will continue with its projects.
3 - Go and look inside the CRM team. They are all freshers. So even if you get unprofessional treatment there you should not be surprised.
4 - See the construction of this project. It is almost two years since it started they have hardly completed upto 2-3 floors of 1-2 towers. Will they even be able to complete in 2035 as mentioned in their original Rera certificate. Nobody can defeat a builder in those legal games. They play the everyday. No complaint/ legal fight will give you justice soon.
5 - Once you put a token money or pay 10 percent, you are trapped. Suppose for some reason you want to cancel the deal they will deduct 3.5 lakhs + GST from token money of 5 lakhs token money or 10 percent of flat value immediately. Because in the receipt /agreement you should have read it earlier which is written in smallest possible font size. This thing the anarock person would never mention before you pay the money.
6 - Somebody will spend more than 1.5 Cr to purchase him dreamhome by looking to neobuild ventures, this new entity . or by listening to the sweet talks of Anarock marketing people, who once sale it will move to another project and you will keep searching for them.
7 - Are you dreaming of appreciation when you sale your flat? Will the builder be able to sale all the flat of all 100+ acres then only you will be able to sale. Till then enjoy your days by paying the interests on Pre-EMIs and EMIs.. This project has earned quite a bad name already due to so much delay.

When checked on RERA, the Project Schedule and the RERA certificate mention the project completion timeline as 31-12-2035.
The milestones and estimated timelines mentioned for Sub-structure, Super-Structure and Finishing Works also indicate the project's completion by 31-12-2035. Also, the approval received from RERA and BDA thus far are for the old proposed plan (filed for BDA approval in 2020 and for Rera in Feb 2024). They haven't yet received approval from both BDA and RERA for the new proposed plan which they've been pitching since the time of EOI (Oct, 2023).
The RERA timelines, project details mentioned on the RERA website, lack of written information about the construction quality, suppliers & deliverables and miscommunication from the Anarock team with respect to the RERA & BDA approval for revised plans is alarming & worrisome considering these builders are just trying to close the deals by hiking the prices exorbitantly in every few hours and making the potential buyers to register on short notice without providing accurate & complete information.
We had almost made the booking and then upon enquiring to the builders about the discrepancy, we were told - 'You can trust our agreement instead of RERA. Information uploaded there (of the old plan) is for the EOI allotment process to get started and is for formality. You can cancel the unit if you are not convinced.'

Even Mana has no experience of a project of this magnitude. So they celvely appointed Anarock marketing agency to sell it. All the marketing guys you see there are from anarock. But it is not written anywhere inside the project. So the marketing people are mis-selling it a lot. They will show you nice videos and promise everything to sell it to you and once you have paid the amount you will go no where . Even when you will try they will put such terms and conditions you will not be able to go out of it. The anarock people will not help you. I urge all of you not to your money here just by seeing the location. Put your money with a reputed builder Mana- Skanda joint venture is a new company. A lot of buyers will be stuck here for long time neither will be able to stay there nor be able to sell it because himself will not be able to sell his inventory. Please do not make the biggest mistake of your life. I have heard that a lot of people from Orissa are already stuck there. They just went by the sweet talks of Oriya Anarock sales persons there and the emi/pre-emi is going on and on. Who will guarantee you the completion of project.
