I've been a resident of 12th&James Luxury Apartments since February 2024. All the staff is extremely kind and helpful. Maintenance and groundsmen work daily to keep the community clean and manicured.
Highlights: The pricing is very reasonable. High ceilings, black fusion countertops, wood-style flooring, smart thermostat, smart lock, RingCam, full-size washer and dryer included, gated, and I-20 and I-285 accessible. Leasing office ALWAYS answers the phone and answers any questions within 48 hours. Maintenance is timely.
Lowlights: Location. Although it is advertised as West Midtown, it's more-so Bankhead. Although the area is being gentrified, it's ... Bankhead. I've never experienced crime or felt unsafe, but access to Wal-Mart, Target, or similar stores aren't in the area, simply because they do not fit the demographic. Some locals in the surrounding area appear uncanny. Also the entrance is tricky. There are two exits lanes, but only one entrance lane. For residents, this can pose as an inconvenience as you will often be stuck behind guests at the call-box. I wish there was a resident entrance lane and guest entrance lane. I don't enjoy the reserve parking spaces either, as they are an additional fee and kind of pointless (well I guess unless you have one).
Overall, my apartment is extremely comfortable and safe. My neighbors are kind and mostly quiet. I love that all apartments come with a RingCam. Another unique feature is that all apartments have patios and all patios are screened. The Amazon-Locker Hubs are amazing! Although I do not have a dog, the dog park is very nice. I wish the gym was a little bigger, but it definitely gets the job done. The pool is nice, BUT it is outside of the main entrance gate. Although it is still gated (opened with a resident access card), it is more accessible to visitors (young children in the neighborhood usually). It gets packed during the summer time, usually of non-residents.

Read moreDO NOT LIVE HERE!! 3 different managements in 1 year makes u think even they know it’s a terrible place to live! Newest management is inconsiderate and unresponsive. MONEY HUNGRY! Will lie to your face to try to get you to pay extra money for things you are not responsible for. Stole my deposit and tried to not let me move into my new spot all the way in another state. Charged me $1400 to replace a 3 year old carpet that I've only been in 1 year. Said it was due to "damage" (pictures included) when my roommate and I didn't wear shoes in the apartment nor have any pets for the entire year. In reality that fee was us paying for apartment upgrades so they can charge the next tenant more for rent. Also, if you plan on having a roommate, you are unable to split the monthly bill/make separate payments via the portal given you can only make one time payments in full on your account portals or pay in money orders. On top of all that, the gate is often broken. When my gate card desensitized, they tried to charge me $50 for a replacement then just suggested I use the dial in option each time (which is what I ended up having to do).Police sit at the front of the complex because of crime as of late. A car was set on fire in the parking lot recently. The pool is never open, and whenever it is, there is always a ratchet pool party going on. Gym is small and is only cleaned about once a week, if that. Roaches and mice infested. Valet trash people decide what and when they want to pick up the trash (almost never). Which brings more bugs and pest. Maintenance barely responds. Took about a month to get AC installed. My shower clogged every 3 weeks and I don’t have hair. Electric went off about once a month. All in all, THIS PLACE CLAIMS TO BE A "LUXURY APARTMENT" BUT IS FAR FROM IT!!! STAY AWAY!!!!

Moving in this weekend so hopefully we don’t run into any issues. below added after move out Property: Poorly built. We constantly had bugs coming in since we were on a ground floor unit. There were numerous cracks in the walls and doors that welcomed rolly pollies and centipedes, despite routine "pest prevention". The bedrooms were impossible to keep cool. Amenities were ok at best. SEVERAL car break ins during the time we lived there, including my own. The gate was broken half the time and mail was constantly littered around the mailboxes. I had trouble walking my dogs with broken bottles, cigarette butts, and food scraps tossed about. Maintenance: While most maintenance requests were dealt with swiftly, one sat with me. Maintenance came to replace our air filter (behind a locked door that residents do not have access to) and left without replacing it. We lived without an air filter for MONTHS. I kept giving them the benefit of the doubt and they would come replace it when I was at work, but when they came when I was home, I watched them open the door and there was no filter. Moving out: Pretty painless move out process until I got a call threatening to send us to collections when I had not received any communications prior about a balance of any kind. While I understand it is their job to collect balance, it was done poorly. Overall: I would not live there again or recommend it to others. The staff is very friendly overall and hosted many events.
