Thank you for your response. Unfortunately, my experience did not reflect transparent communication. I reported these safety violations for roughly six months. The resident was “served” two 10-day notices, yet nothing changed and the danger continued. After I sent my formal move-out notice, I never received any response or confirmation — my resident portal access was simply removed without explanation. That is not “close communication”; it’s avoidance. I terminated my lease under A.R.S. § 33-1361(A) due to ongoing safety concerns and management’s failure to act. Now I’m being billed thousands for their negligence. I will be pursuing this with legal and housing authorities.

When I moved into Ironwood Homes at River Run, the office constantly asked me to leave a 5-star review. Here’s the truth:

I had to legally terminate my lease under A.R.S. § 33-1361(A) because my home became unsafe and unlivable. A neighbor constantly sped through the alley near my garage — I was almost hit on multiple occasions, including while walking with my baby and dog. I reported this to the leasing office in person and in writing multiple times. I even filed a police report. Nothing changed.

Despite telling them I was moving out due to this unresolved safety issue, they never responded, cut off my resident portal access, and then hit me with an outrageous bill for nearly $10,000 — as if I left for no reason. I’ve provided documentation and now I’m still being harassed by their billing department.

If you’re considering moving here, ask yourself: What happens if something goes wrong? Will they protect you? Will they communicate? Or will they ignore you and then come after you for thousands?

They don’t answer the phone this is my second time being prepared for a move they don’t respond to emails they have it set up where they have you input your information and they are supposed to call you back and give you the information to apply but it could be a week or week and a half no response when moving you have dates and time frames moving out of state is stressful enough when you see a beautiful place to live and you can’t get them one the phone not every move is local or accessible by “walk in” Im really tryna gave hope I’ll get a response but...

I've been at River Run for the last couple of months, and it has been a pleasurable experience. The homes are new and bring small families together. River Run is able to provide a gated community with different amenities. Yesenia and staff in the leasing office has been very helpful and responsive.
